This home is not suitable for parties, events, or gatherings of any kind.
• Occupancy is strictly limited to the number of guests listed on the reservation
• Hosting or inviting additional visitors (including short daytime visits) is not permitted without prior approval
• This includes friends, family, and acquaintances
• Even small or quiet gatherings are not allowed
If unauthorized guests or a gathering are discovered, the reservation may be canceled without refund, and guests may be required to leave the property, in accordance with VRBOs policies. VRBOs and, if necessary, local authorities may be contacted.

House Rules (Summary)
• No smoking or vaping indoors
A $500 additional cleaning and deodorization fee may apply if odors are detected.
• Guest Count
The base rate includes up to 4 guests. Additional guests must be disclosed and approved in advance and may incur an extra charge.
• Air Conditioning
To prevent excessive strain or damage, the thermostat must not be set below 73°F (23°C).

Pool and Spa with electric heater
• Heated in-ground pool and spa
• Pool target temperature is 86°F (30°C) using an electric heat pump
• Pool system and heater typically operate between 10:00 AM and 4:00 PM and do not run overnight
• During cooler months, a pool blanket may be provided; guests are responsible for removing and replacing it
• Target temperatures are not guaranteed, as heating performance depends on weather conditions
Heat pump note:
Pool heat pumps operate most efficiently when outdoor temperatures are above 45–50°F (7–10°C). Below this range, heating performance may be limited.
Spa use:
• The spa can be manually heated up to 104°F (40°C)
• Spa sessions are limited to up to 4 hours during pool operating hours to ensure proper filtration
Cleaning:
• The pool is serviced weekly and maintained to safe standards. In rare cases, additional treatment may temporarily limit use while water quality is restored.
• Service days may vary and are not scheduled around guest arrivals
• If your check-in occurs shortly before a service day, the pool may not appear freshly cleaned but remains safe and usable
• Please keep pool screen doors unlocked during daytime service hours
