Summary:

Large stunning new log cabin, open floor plan, 4 spacious bedrooms w/ an additional loft area. Come and enjoy nature with a large deck, huge windows, and plenty of space for everyone. We have a custom dining table, 65" Roku HDTV in the living room, 55" ROKU HDTV in the loft. Full game room downstairs has Air Hockey, Foosball, Simpsons, Terminator 2 Arcades, Mortal Kombat & Pacman. Enjoy community amenities for a FEE, easy access to nearby attractions fun dining, & shopping. Great for everyone!!!



The Space:

This spacious log cabin in the private Towamensing Trails community is a cozy Pocono retreat for up to 12 guests, with soaring ceilings, huge windows, and warm wood finishes. The open main level features a fully equipped kitchen, custom live-edge dining table, and a comfortable living room with a 65" Roku HDTV that opens to a large deck and 7-person hot tub.



With 4 bedrooms plus a loft and pull-out couch, there’s room for multi-family stays, including a dedicated bunk room kids love. The lower-level game room is a standout, offering air hockey, foosball, and multiple arcade cabinets like Simpsons, Pac-Man, and Mortal Kombat. Guests also enjoy high-speed Wi-Fi, easy self check-in, pet fee stays, and parking for up to six cars.



In summer, access the community lake, seasonal pool, and sports courts (with paid wristbands), and in winter you’re a short drive from Blue Mountain, Jack Frost, Big Boulder, Camelback, and local attractions like Historic Jim Thorpe and Skirmish Paintball. Quiet hours, no-smoking/no-party rules, and exterior security cameras keep the neighborhood peaceful.



Guest Access:

- Guests will receive automated check-in instructions 24 hours prior to arrival via the Airbnb app.

- Our homes use electronic door locks for your convenience. A door code will be sent to you automatically 2 hours before check-in time.

- Checkout instructions will be sent at 2:00 PM the day before your departure.

‼️ Important House & HOA Rules‼️



⚠️ Quiet hours are 9 pm - 7 am. If a complaint is filed from the HOA/Neighbor it will result in a $500 fine.

⚠️ Loud excessive music causing a noise complaint results in a $250 fine.

⚠️ Fireworks are NEVER permitted by the HOA ($1000 fine).

⚠️ No parties or house parties permitted.

⚠️ No extra guests without prior approval.

⚠️ No Smoking within 25 feet of the property. There is a $500 fine for smoking in the unit.

⚠️ Surfaces may be slippery when icy/wet. Walk, run, drive, and park at your own risk. Salt/Shovels are provided at the home (Winter Season).

⚠️ We do our best to ensure propane is available for grills/fire pits, but cannot guarantee it. If empty, please refill a tank and provide a receipt for reimbursement (do not buy a brand-new tank).

⚠️ Rural setting: you might occasionally notice small insects. Year-round pest control measures are in place to minimize encounters.

⚠️Friendly Note: 🐻 Tucked in nature, you may spot a black bear. As long as food and trash are secured, they will wander by safely.

⚠️Winter Driving Note❄️: 4WD/AWD is strongly recommended in winter. Guests are responsible for towing if stuck.

⚠️ Lost & Found Shipping Policy: $50 handling fee for item retrieval, separate from shipping/delivery costs.

⚠️ Guests are responsible for properly disposing of all trash before checkout. A $5 per bag disposal fee may apply if left behind. If checking out when the compactor is closed, take bulk trash the day before.

‼️ Important Notes



📌 Submitting a valid ID and signing our rental agreement after confirmation is required, or your reservation will be cancelled.

📌 A refundable security deposit is required for one-night reservations and bookings outside Airbnb. For Airbnb, it is an optional add-on for extra damage insurance.

📌 Airbnb one-night stays require an additional damage waiver of $100–$200 requested via the Resolution Center.

♨️ Hot Tub Notice – Please Read 😊



📌 If a previous guest hasn’t followed usage guidelines, we may drain, clean, and refill the hot tub before your stay. It may take until the evening of your first night for the water to heat back up. Professionally serviced after every reservation with time-stamped photo logs. Additional guest-requested cleanings incur an extra fee.

➡️ Rental forms are required by our HOA and must be completed at least 72 hours prior to your stay.



⚠️ Amenity Badges (Important Update for 2026)



Effective January 1, 2026, the Towamensing Trails Property Owners Association has updated its rental program. Eight (8) blue amenity badges with lanyards will replace wristbands.



📌 DO NOT TAKE THE BADGES HOME or DISCARD them. Return all badges to their designated location at checkout.



🚨 IMPORTANT: If any badges are LOST or STOLEN after checkout, a $150 replacement fee will apply.



⚠️ Rental packet and car pass registration fees collected separately:

🔴 $7 per vehicle car pass (e.g., 4 vehicles = $28 total HOA fee). Set by Towamensing Trails, not the host.



✅ Driveway accommodates maximum 6 cars (township limit).

🔴 Provide all vehicle information; message us 5 days prior to check-in for changes.

✅ Vehicle access to community trash collection center.

✅ Badges give access to: 1. 190-acre Lake, 2. Beach, 3. Outdoor Pool (Seasonal), 4. Basketball and Volleyball Courts, 5. Tennis and Pickleball Courts, 6. Playground, 7. Clubhouse with Lounge/Restaurant.

🔴 Kayaks/boats rented through community.

🔴 Lake may close without prior notice for water testing.



🌟 Day Pass Wristband Policy for Towamensing Trails Guests 🌟



✨ New Policy (Effective May 24th): Purchase additional wristbands up to the zoning permit occupancy limit. Since our maximum limit is 16 guests, you can buy 8 extra day passes.



🎟️ How to Get Extra Wristbands:

▪️ Visit Boat Rental Office (near lake/beach by clubhouse)

▪️ Bring rental packet and photo ID.

▪️ Cost: $10 per person, per day (Cash only).

▪️ Children under 5 do not need a wristband.
