Good to Know Before You Book
• The kitchen, dining room and main living area are on the upper level and are reached by stairs.
• Friendship Lake is a natural lake. In mid to late summer, weeds can build up along the shoreline near the dock; the water is clearer past the end of the dock, and the public beach is about 5 minutes away.
• The dock is seasonal and goes in each spring.
• The home is on a private well and septic system. Please flush toilet paper only.

Guest Access
You'll have the entire home, the lawn, the decks, the fire pit and the private dock to yourselves. The owners' locked storage closets and cabinets, their pontoon and small electric-motor boat at the dock, and the lake weed-control unit belong to the owners, are not part of the rental and are not for guest use. Self check-in is through the smart lock on the front door; your personal code arrives 24 hours before check-in once the guest-portal steps are complete.

Interaction
We will not be present on the property, but we are always available via the messaging app should you need any assistance or have questions during your visit.

Other Details
• Maximum occupancy: 10 registered guests; up to 12 only with prior approval
• Minimum booking age: the primary booking guest must be at least 21 years old and must stay at the property unless specifically approved in advance
• Parking: up to 4 vehicles in the driveway; boat trailer parking permitted in the designated area
• Dogs: up to 2 dogs with prior approval; $125 per dog, per stay. Dogs over 50 lb require manager approval. Trained service animals are not pets and are welcome with no dog limit; service animals and emotional support animals are exempt from pet fees
• Lake: no lifeguard; children and non-swimmers should wear life jackets on the water
• Wildlife and insects are common at the lake: deer, ladybugs and ticks in season. Please do not feed or approach wildlife
• Essentials provided: linens, towels, shampoo, conditioner, body soap
• Security: one exterior camera on the front porch. No interior cameras
• Noise monitoring: one noise monitor on the lower level measures sound level only (decibels); it does not record audio
• Owner storage: the locked owner-storage closets and cabinets are signed "Private owner's closet. Please do not open. Thank you." They are off-limits to guests and visitors at all times
• Rental agreement: guests must complete our Short-Term Rental Agreement before arrival
• Guest verification: government-issued photo ID and identity confirmation are required through our secure Hospitable guest portal
• Security deposit: a refundable $250 security deposit is collected through our secure guest portal about 2 days before check-in for Airbnb, direct, and other eligible reservations, and is automatically refunded about 2 days after checkout when there is no damage, excessive cleaning, missing property, or rule violation
• VRBO reservations follow VRBO's platform-managed security-deposit process
• Deadline: please complete guest verification and the security deposit at least 72 hours before arrival to avoid delays in receiving check-in instructions

House Rules
We want guests to enjoy the lake and the home while respecting the property and the neighbors.
• Visitors must be disclosed in advance, count toward the maximum occupancy and may not stay overnight
• No parties or events: only the registered guests and any disclosed visitors may be at the property. Parties, open-invite gatherings, and events are not permitted
• Quiet hours are 10 PM–8 AM
• No smoking or vaping inside the home; smoking and vaping are allowed outdoors only, away from the house, with windows and doors closed so no smell gets inside
• No fireworks anywhere on the property
• Park only in the driveway and designated parking areas; no parking on the grass, beside the house or on the road
• Dogs (max 2; over 50 lb require manager approval) must be cleaned up after indoors and outdoors
• Stay off the dock after dark; children must be supervised near the water and wear life jackets on the water
• Keep fire-pit fires small and contained, and avoid fires during windy conditions
• Keep the grill in its designated spot, away from the house, and clean it after use
• Do not move indoor furniture outside
• Trash goes in the cans labeled "1163"; on Thursday, take them to the pickup spot where Dakota Ct meets Hwy 13 and bring them back after pickup
• Early check-in and late checkout: book in your Guest Portal starting 1 week before check-in or checkout; hourly up to 4 hours at $25/hour, subject to availability. Early check-in must be booked at least 4 hours before check-in; late checkout at least 18 hours before checkout
• Do not tamper with the security camera, noise monitor, Wi-Fi equipment, smoke/CO detectors, or other safety equipment
Rule violations, including unauthorized parties, exceeding the approved guest count, illegal activity, or tampering with security or safety equipment, may result in additional charges and may result in termination of the stay.
Charges may apply for property damage, smoking remediation, unauthorized pets or guests, excessive cleaning or trash, missing items, unsafe use of the fire pit or grill, or other costs caused during the reservation.

Friendship Hill is located directly on Friendship Lake, a fully motorized lake popular for boating, fishing, and summer fun. The area offers a relaxed Northwoods feel while still being close to dining, trails, and outdoor recreation. You'll enjoy quiet lake mornings, friendly neighbors, and easy access to nearby parks, ATV routes, and small-town charm. Roche-A-Cri State Park, with its hiking trails and bluff views, is just up the road.
