The Space:

The sun warms your skin as you step onto the private patio, a gentle breeze carrying the scent of freshly cut grass from the nearby golf course. You sink into a lounge chair, hear the distant hum of arcade games, and feel the invitation of a shimmering heated pool under a clear Florida sky. Inside, the glow of the theater screen promises a relaxed evening after a day of adventure at Disney.



Sleeping arrangements

- Bedroom 1 (downstairs) – King Bed, sleeps 2.

- Bedroom 2 (upstairs) – King Bed, sleeps 2, bathroom attached, balcony with pool view.

- Bedroom 3 (upstairs) – Queen Bed, sleeps 2.

- Bedroom 4 (upstairs) – Frozen Queen Bunk Bed, sleeps 4.

- Bedroom 5 (upstairs) – Harry Potter 2 Full Bunk Beds, sleeps 4.



Living space

The family room centers on a flat‑screen TV and comfortable couches that welcome the whole group for casual conversation or movie night. A dedicated theater room adds a cinematic touch, while arcade games line a nearby entertainment area for friendly competition. A free washer and dryer are tucked nearby for easy laundry.



Outdoor living

A private patio equipped with outdoor furniture and loungers invites you to enjoy snacks in the sunshine. The heated pool offers a refreshing dip any time of day, and balconies provide quiet spots to watch the sunset over the resort grounds.



Kitchen & dining

The large gourmet kitchen features stainless‑steel appliances, a spacious island, and all the essentials for preparing hearty breakfasts or family meals. Indoor and outdoor dining areas let you gather around the kitchen island or under the patio canopy, sharing meals while the Florida breeze drifts by.



Location

Nestled in Kissimmee within the tranquil setting of Reunion Resort, the villa is minutes from Disney, shopping, and dining options. The resort’s amenities, including golf courses and additional pools, are just a short walk away, giving you both adventure and a peaceful retreat for a memorable Florida getaway.



Guest Access:

During your stay, you will have complete and exclusive access to the entire home and complimentary access to resort amenities such as:



-Seven Eagles: Pool, Spas, Fitness Centers and Linear Park;

-Homestead: Pool, Wading Pool, and Spa;

-Carriage Pointe: Pool and Spa;

-Heritage Crossing: 2 Pools (A and B), Wading Pool, and Spa;

-The Terraces: Pool, Spa, Gazebo, and Pavilion;

-Liberty Bluff Playground and Dog Park;

-Grand Traverse Parkway: Playground and Outdoor Fitness Center.



IMPORTANT: Guests must present an RFID card to access these amenities. RFID cards have a cost of $15 each and must be purchased during your stay. Please note that each card has an expiration date of 3 days. This RFID will ONLY grant access to the community amenities listed above, and we do NOT have access to Reunion's water park.



Guests have the option to arrange tee times at their convenience (Palmer, Nicklaus or Watson Golf Courses). Please note that booking and any associated fees are the responsibility of the guest.



Feel safe and right at home as you enter the gated community with 24-hour security guard.

There are (2) spots in the driveway for parking.



The Neighborhood:

Reunion Resort is a fun-filled luxury gated community that will make you feel like enjoying a stroll around one of the many golf courses. Many people are full time residents, so please drive the 25 MPH speed limit at all times and watch for golf carts! :) While Reunion has many wonderful restaurants to enjoy, out the back gate, you will find every type of food you can imagine, alligator farms, airboat rides and a flurry of water parks and places of enjoyment!



Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
