Inside, you'll find comfortable living spaces, thoughtful updates throughout, and everything you need for a relaxing stay. Whether you're exploring Kansas City, attending sporting events, or simply enjoying a quiet evening outdoors, the home was designed to be both comfortable and convenient.
Guests have full private access to the home, backyard, driveway, and parking pad. The backyard is a favorite feature, a nice spot for morning coffee, dinner on the patio, or winding down after a busy day.
Please Note - Young Children: This home is not equipped for small children. There are no baby gates, outlet covers, cabinet locks, or other childproofing in place, and no children's toys or equipment are provided. Stairs, furniture, and the backyard are not specifically safeguarded for young kids. Families with children are welcome, but parents and guardians should plan to supervise closely throughout the stay.
For guests traveling with dogs, the fenced backyard provides plenty of room to enjoy. Please note that some portions of the fence are lower than others, so dogs prone to jumping or climbing should always be supervised.

Noise Note: The home sits back from 82nd Street on a small hill, and the home is well insulated, which helps reduce street noise inside. 82nd is a well-traveled main street, though, and guests may occasionally hear sirens or other city sounds. Most guests find the noise level comfortable, but very light sleepers may wish to take this into consideration.
Quiet hours are 10:00 p.m. to 8:00 a.m. out of respect for neighbors, meaning no loud conversations or outdoor noise during those hours.
No amplified music is permitted at any time.

We had a wonderful stay! The home was beautifully remodeled, very clean, and thoughtfully maintained. The kitchen was well-equipped and had plenty of extras that made our stay even more enjoyable.We were in town for a ball tournament, and the location couldn’t have been more convenient. The neighborhood felt safe and quiet, and we had no issues during our stay.The backyard was incredibly relaxing and provided plenty of room for our dog to run and play. Although the home has only one bathroom for three bedrooms, it was never an issue for our group. The bedrooms were spacious and comfortable, with plenty of room to get ready each day. The beds were firm but very comfortable, and one of the bedrooms even featured a charming vanity setup that was a nice touch.What truly stood out was the host’s thoughtfulness and responsiveness. We were visiting during my son’s birthday weekend, and the host left a special welcome gift for him, which made the trip even more memorable. The host was also quick to respond to any questions and provided excellent recommendations for local brunch spots, which we really appreciated.Overall, we had a fantastic experience and would absolutely recommend this property to others. We would gladly stay here again!

This neighborhood chose me more than I chose it. This was the very first home I purchased over 26 years ago. Not long after buying it, my career took me to Chicago, but I loved the home enough that I held onto it and turned it into a rental rather than selling it.

The Garden Beyond the Gate is named after the backyard itself.
From the street, you would never guess what is waiting behind the fence. Over the years, I've transformed the backyard into a private garden retreat filled with flowers, landscaping, and a large stamped concrete patio designed for relaxing and enjoying the outdoors.
Whether you're starting the morning with a cup of coffee, reading a book in the sunshine, enjoying dinner outside, or unwinding with a glass of wine after a day exploring Kansas City, the garden is often the feature guests remember most.
The home also has a story. This was the very first house I purchased more than 26 years ago. Shortly after buying it, my career took me to Chicago and later Washington, DC, but I loved the home too much to sell it. Instead, I kept it as a rental and continued investing in it over the years.
Because of that history, this isn't a property that was purchased and quickly converted into a short-term rental. It's a home that has been cared for, improved, and enjoyed for decades.
Another unique feature is the location. Guests are just minutes from Legends shopping and dining, Sporting KC matches at Children's Mercy Park, Homefield sports complex, major highways, and Kansas City's World Cup activities, while still having a private backyard retreat to return to at the end of the day.
The combination of a beautifully updated home, convenient location, EV charging, and a hidden garden oasis is something that's difficult to find elsewhere in the area.
