Spacious Waterfront Escape | Private Beach, Hot Tub + Firepit
Fall by the coast hits differently at Sunset Point. Sip coffee on the covered porch, stroll the private shoreline, or explore nearby Nantasket Beach without the summer crowds. As the air turns crisp, watch the bay glow orange and pink from the fire pit, then slip into the master deck hot tub under the stars. With water views, space for two families, and shops and restaurants minutes away, it’s the perfect coastal fall escape.
** 🌅 Breathtaking Bay Views ** Golden-hour sunsets over the bay that you’ll be talking about long after you get home. Every evening the sky puts on a show—your only job is to pull up a chair and enjoy it. Fair warning: your camera roll will never recover.
** 🏖️ Your Own Private Beach ** Private beach access in Hull is genuinely hard to come by. A fenced yard for privacy, a shoreline that belongs to your group, and a fire pit right on the water’s edge for s’mores under the stars with the kids. It’s the kind of spot that makes a vacation feel like a real getaway.
** 🚣 Get Out on the Water * We provide 3 kayaks and an inflatable paddleboard (May-Oct only) for guests to enjoy—paddle around the bay at your own pace or just drift and take it all in. No reservations required, just good weather and a sense of adventure.
** 🔥 Evenings to Remember ** Gather the families around the fire pit as the bay turns orange and pink. Once the kids are down, the master deck hot tub is all yours—just the stars, the sound of the water, and a well-earned moment of quiet.
** 🚲 Explore at Your Own Pace ** Complimentary bikes (May-Oct only) are available for guests to cruise the neighborhood, pedal over to Pemberton Point, or visit the Hull Lifesaving Museum. It’s a beautiful stretch of New England coastline that rewards a slow ride.
** ☕ All the Comforts of Home ** Coffee station with K-Cups to start your mornings right, plus a full kitchen, AC (May-Oct only), fast WiFi, laptop workspace, washer/dryer, and Smart TVs throughout. Everything you need for a comfortable, connected stay.
** 🌊 A Peaceful Neighborhood ** Sunset Point sits in a quiet, residential waterfront neighborhood—the kind of place where the evenings are calm and the loudest sound is the tide. It’s a wonderful place to unwind, and we ask that guests help us keep it that way.
** 🗺️ Easy to Get Around ** Nantasket Beach and the strip are just minutes away on foot. The seasonal MBTA ferry, local buses, and easy highway access make day trips to Boston or the South Shore a breeze.
*** Fully Stocked Kitchen *** The well-appointed kitchen is equipped with modern appliances and everything you need to prepare delicious meals. There's a spice rack, Keurig coffee maker, toaster, cookware, and utensils for creating meals for your friends and family. Enjoy meals in the kitchen or outside in the covered porch overlooking the beautiful bay.

** Area summary ** Quiet residential neighborhood on the Nantasket peninsula with direct access to Nantasket Beach and short walks to Pemberton Point and the Hull Lifesaving Museum. Vibe is coastal and seasonal: summer draws beachgoers, while off-season is quieter. Nearby amenities include small cafes, seasonal concessions along Nantasket Avenue, and parks/sea-view spots. Scenic ocean and Boston-skyline views are common from Pemberton Point.
** Transport options ** - MBTA ferry (Pemberton Pier) — seasonal commuter ferry service connects Hull/Pemberton Point to Boston (Long Wharf) and can serve connections to Logan Airport; convenient for visitors and commuters in summer months. - MBTA bus — Route 714 and local shuttle/seasonal buses link Pemberton Point, Nantasket Beach and nearby Hingham transfer points. - Commuter rail — Nearest MBTA Commuter Rail station is Nantasket Junction in Hingham (Greenbush Line); requires a short rideshare/taxi or local bus from the station. - Car — Main access via Nantasket Avenue (Route 228/3A) — the peninsula has limited road options and can be congested in summer. Parking near the beach and ferry is available but fills quickly during peak season. - Airport transfers — Logan International (BOS) is the nearest major airport; taxis, ride-shares and shuttle services regularly serve Hull. - Biking & walking — Walkable to beach and Pemberton Point; local sidewalks and bike routes make short trips easy in fair weather.
**HOUSE RULES (aka The Stuff That Keeps Everyone Happy)** - Quiet hours: 10pm–8am. Your neighbors appreciate you not recreating a music festival at midnight. - No parties or events – there will be a $250 charge if we have to come break up any party/event. - Must be 25+ to book (proof of age maybe required). - Stick to your guest count. Extra surprise visitors = not cool. - No pets allowed (yes, even the "good ones"). - Adults: stay off the top bunks and trundles. Those are engineered for tiny humans, not your back problems.
**STUFF THAT'LL MAKE YOUR STAY EASIER** - Washer and dryer in the garage
**WARM WEATHER BONUS (May-Oct only)** - Patio dining setup in our 3 season porch overlooking the bay - Complimentary boats, kayaks, and paddleboards for use - Complimentary pair of bicycles for use in the neighborhood - Window AC units in the master bedroom, queen bedroom, and twin bedroom. Then we have a larger unit that cools the first floor.

About the host
Hosted by Elvis Tam
We’re a husband-and-wife team who built our hosting approach around creating stays that feel both elevated and easy. With backgrounds in hospitality, design, and travel, we focus on homes that let guests slow down and enjoy meaningful time together—whether that’s a family getaway, friends’ weekend, or a special celebration by the water.
We’re based in New England and spend a lot of time along the coast, so places like Hull naturally resonate with us. Hosting is something we take seriously—we think about the small details that make a stay feel effortless, comfortable, and memorable from arrival to departure.
Why they chose this property
Hull has a rare coastal character that feels both relaxed and deeply tied to the ocean. It’s one of those classic New England beach communities where life naturally slows down—walks along the shoreline, time outside, and an easy connection to the water are part of the daily rhythm.
We love that it’s close enough to Boston for convenience, but still feels like a true escape once you arrive. The waterfront setting, changing tides, and long coastal light make it a place people instantly settle into.
What makes this property unique
Sunset Point stands out for its direct connection to the water and the way the home is oriented around the coastal experience. It’s a place where the views, light, and surroundings are always present—whether you’re inside gathering with family or outside taking in the ocean air.
The home is designed for groups to comfortably spread out while still feeling connected, making it ideal for extended families or friends traveling together. The outdoor experience is just as important as the interior, with the waterfront setting becoming part of the stay itself—from morning coffee to evening sunsets over the water.
It’s not just a place to stay in Hull—it’s a place to experience the coast in a more intentional, unhurried way.
