HOUSE RULES & MONITORING (STRICTLY ENFORCED)

This is a beautiful family residential property, not a hotel or party event place. Please treat the space with respect and care.



Parties & Guests

● No parties or gathering events allowed

● Only the registered # of guests on the reservation are permitted

● Unauthorized guests or visitors are not allowed. (Allowing them without permission is a violation)



Smoking

● No smoking of any kind anywhere inside the house, garage, or near windows.

● Smart smoke detectors are installed

● Smoking is allowed off-premises only (Guests must dispose of buds properly)

● Smoking or tampering with detectors will result in fines up to $2,500 and immediate removal



Noise

● Low Noise Hours: 10:00 PM – 8:00 AM

● No street nuisance. (Residential community. Please be mindful of the neighborhood)

● Noise Monitoring Devices Installed (Devices do not record audio)

● Sustained noise over 90 dB for 5+ minutes triggers an immediate alert to guests. This typically happens only with loud music, parties, shouting/screaming, or similar high-volume activities.

● Repeated violations and disturbances after notification may result in reservation cancellation and removal



Normal conversation & TV volume, casual music, cooking, laughing, etc., will not trigger anything. Just be mindful of neighbors, and you’ll be completely fine.

Enjoy fast access to Downtown, The Galleria, Memorial Park, and top attractions—making it a perfect base for work, shopping, dining, and exploring Houston.



LOCATION CONSIDERATIONS

Our home is conveniently located near major roads, so light traffic noise may occur. In addition, due to the proximity to nature and variability of Houston's weather conditions, you might witness bugs, rodents, or small wildlife despite our proactive pest-control efforts. We take preventative measures promptly, but we cannot fully stop or control nature. We will certainly do our best to help fix the issue as time permits. Though we do not issue any sort of refunds in these cases, if any guests witness them during their stay.



Getting Around:

Getting around is easy! The home offers quick access to Beltway 8, Highway 249, and I-45, making it convenient to reach Downtown Houston, The Galleria, the Energy Corridor, and major attractions. Free driveway parking is available, and rideshare services like Uber and Lyft are readily available. Grocery stores, restaurants, and shopping are just minutes away.



Other Things to Note:

SECURITY DEPOSIT or DAMAGE WAIVER (REQUIRED)

Guests are required to select one of the following options after booking via the secured Guest Hut portal:

- $29 per night nonrefundable damage waiver (capped per stay), or

- $750 refundable security deposit

This is a required step for all reservations before check-in, and we'll collect it externally through a secure guest portal.



PET POLICY AND FEES

- No pets at any time

- Violations may incur a $500+ fine and/or immediate reservation cancellation



AGE REQUIREMENT & ID VERIFICATION

- Primary guests must complete ID verification before check-in



Verification includes: government-issued ID, selfie verification, and signing the rental agreement/house rules in your Guest portal after reservation. Failure to verify may result in delay/cancellation without refund.

All appliances and amenities are maintained in good working order. If something isn’t functioning properly, please notify us so we can address it promptly. Refunds are not offered for appliance malfunctions, power outages, water shortages, flooding, severe weather, construction or highway, or train noise, or mandatory evacuations.
