EQUINE STALL RENTALS - ADDITIONAL FEE $50 per night to add the barn to your stay. The barn has 5 stalls available. Separate Waiver Required: Booking is strictly contingent upon the guest signing and returning our external Short-Term Equine Boarding & Liability Agreement within 48 hours of booking (or immediately if booking last-minute). Failure to sign will result in a cancellation of your stay.
Health Documentation: Guests must provide a copy of a Negative Coggins Test (issued within the last 12 months) and up-to-date vaccination records for every horse entering the property. Please email these along with your signed waiver.
Strictly Self-Care: This is a self-care facility. You are entirely responsible for the care and daily waste cleanup of your horse(s). No feed, bedding, or stable labor is provided by the host.
Unauthorized Animals: Only the specific horses listed and approved in your signed agreement are permitted on the property. No outside trailering-in of friends' or visitors' horses is allowed. The barn is locked and only guests with horses will be given access.

EXTERIOR SECURITY CAMERAS: Porch light camera monitors the porch, driveway closer to the house, and front of garage. It also acts as a dusk to dawn light. Rear camera monitors the back door and barn area. Camera on front of garage monitors the porch/patio area and driveway. Camera on rear of garage monitors building behind it.

HOUSE RULES: No third party bookings. Primary guest must be at least 21 years old and on site.

Do not move or tamper with furniture, wifi router, or external security cameras.

6 overnight guest maximum. Bed space for 4. Two additional overnight guests are allowed if you want to provide your own sleeping space (e.i. air mattress, etc.)

3 pet maximum. No cats due to allergies. Any pets must be contained in guest provided crates/kennels if left unattended in the house. Clean up pet waste. Please cover any beds or furniture that you will be allowing your pet to be on to help avoid too much dirt or hair from getting directly on these items. Pet & ESA Note: Our home is dog-friendly! Please note that in accordance with policies, Emotional Support Animals (ESAs) are classified as pets and require the standard pet fee. If a guest is claiming a service animal under ADA guidelines, please message before booking and answer these two questions: Is the dog a service animal required because of a disability? What work or task has the dog been trained to perform? Note that under ADA guidelines, service dogs can never be left unattended at the property. Doing so will indicate that the dog is a pet, not a service animal, which violates house rules and risks eviction without refund.

Any smoking is to be done outdoors and never in the house or barn.

This is a 140 year old house in the country set on several acres. There's wildlife and bugs. By booking, guests acknowledge this and waive their right to complain or request a refund for this reason.

RENTAL AGREEMENT: When submitting a request to book, you acknowledge that you have read, understood, & agreed to all provided info. This includes listing details, safety & security disclosures, House Rules, Fees & charges, Cancellation Policy, etc. Violations of House Rules may result in immediate termination of reservation without refund and/or additional charges. Primary guest assumes all financial & legal responsibility for all members of their group, their personal property, & for obtaining their preferred travel insurance. All refunds for cancellations are processed according to the agreed upon cancellation policy and no exceptions to policy will be made. Primary guest agrees to pay all damage and/ or excess cleaning fees if the property is not returned in the condition it was received at check-in.
