When you enter the holiday home, you first find yourself in the large entryway, from which you can access the living, dining, and kitchen areas, as well as the bathroom and the guest bathroom. The living and dining area features two cosy wingback chairs and a sofa, as well as a dining table that seats up to 6–8 people. Amenities here also include a Bluetooth speaker and a TV with satellite connection. The living room offers direct access to the spacious north-facing balcony (1.30 x 3.00 m) with a view of the greenery. The kitchen is equipped with an induction cooktop with a Bora range hood, an oven, and a dishwasher. The pantry, which is right next to the kitchen, contains a fridge-freezer combination. There is also plenty of storage space here. The kitchen is fully equipped with dishes and all basic cooking utensils. The small storage room under the staircase contains a clothes rack, an ironing board, and various cleaning supplies. An iron is also provided. A washing machine is available in the bathroom. From the entryway, an oak staircase leads up to the attic. There you’ll find a bedroom with a double bed (1.80 x 2.00 m), a chest of drawers, and a spacious closet. The second room in the attic can be used either as a home office (with a sofa, desk, and office chair) or as an additional bedroom. To do this, you can simply convert the high-quality sleeper sofa (Ligne Roset - Multy) into a cosy bed (1.50 x 1.90 m) with a slatted frame. There is also an additional bathroom in the attic. Coffee? Coffee! For making coffee, there is a Nespresso machine, a Senseo machine, a “regular” coffee maker for filter coffee, a coffee filter attachment for manual brewing, and a Bodum glass coffee maker. Internet and Phone: Wi-Fi is available throughout the living area with a connection speed of 100.000 Mbit. A landline phone is also available for calls, as cell phone reception on-site is either nonexistent or limited. “Workation” or “digital detox”—both are possible here. A charming house all to yourself, plenty of space on two levels (95 square metres), pure nature and tranquility—yet close to the city. A place to relax and enjoy yourself. The holiday home is located in a detached outbuilding on the grounds of an active farm (arable farming). It was built around 1920 and completely renovated in 2022/2023, then furnished with great attention to detail. Outdoor Area: In front of the house is a spacious outdoor lounge (except in winter) that guests are welcome to use. About 100 metres from the farm, there is also a garden available as another place to relax. Meadows, fields, and unspoiled nature stretch right up to the property—so you’re right in the heart of nature. Shopping Just a few kilometres away, the surrounding towns offer a wide range of supermarkets, pharmacies, drugstores, butcher shops, bakeries, etc., as well as an organic supermarket and various farm stands.Every Saturday morning, a market featuring fresh regional produce is held in front of the town hall in Ochsenfurt. Attractions in the Area Würzburg, with its must-see tourist highlights (e.g., the Residenz, the Käppele, and the Marienberg Fortress), is only about 19 km away. The beautiful old town of Ochsenfurt, with its quaint half-timbered houses, is only 7 km away. Located not far from the Main Valley, there are numerous wineries and highly recommended restaurants and pubs nearby. There are various well-maintained hiking and biking trails. Several very beautiful golf courses (e.g., Kitzingen Golf Club; Würzburg Golf Club; Bad Mergentheim Golf Club) are also easily accessible within a radius of less than 30 km. For wellness enthusiasts, the thermal baths in Bad Windsheim, Kitzingen (Aqua Sole), or Bad Mergentheim (Solymar) are highly recommended. Payment is made by arrangement, either in cash on site or in advance via bank transfer. A 20% deposit is charged at the time of booking. Check-in: usually between 3:00 PM and 7:00 PM. Check-out: by 12:00 PM; a late check-out until 2:00 PM may also be possible by arrangement. Keys are usually handed over in person on-site. Pets are not allowed. This is a non-smoking apartment. Smoking on the balcony or terrace is permitted. A charging station for electric cars is available. The holiday rental is not equipped to accommodate (young) children. A bread roll delivery service can be arranged on Saturdays. Advance order required.
