FLOATING 44 are the most nautical versions of the FLOATING HOUSES and invite you to enjoy a relaxing holiday on the “North Sea” near Xanten: The FLOATING 44s are moored houseboats and thus an ideal home for anyone who loves the special atmosphere on the water… yet still wants to stay on land.
The FLOATING 44s near Xanten are available for rent year-round.

The FLOATING 44 models feature a modern, nautical design and furnishings. They include a spacious living area with an integrated, well-equipped kitchenette and direct access to the 15-square-meter terrace at the bow, as well as two bedrooms. The bathroom with shower and a separate bathroom with a sink are located in separate rooms. A 25-square-meter rooftop terrace offers additional space for sunbathing. The furnishings are exemplary; technical changes and variations in the amenities are possible.
The FLOATING units in Xanten have been available for rent since 2014 and feature air conditioning with integrated hot-air heating. Generous window fronts offer unobstructed views of the surrounding water. The windows are equipped with pleated blinds for privacy.

Living and dining: spacious seating area with a corner couch or sofa, dining table for 4 people

Kitchen: microwave, dishwasher, refrigerator, 2-burner ceramic cooktop, coffee maker, toaster, electric kettle, sink (The kitchen is integrated into the living area)

Sleeping: Sleeps 4: 2 bedrooms with double beds; bed linens included in each.

Bathroom: Shower room, separate toilet with sink, including a set of towels per person/week (1 bath towel & 1 shower towel)

Outdoor area: 15 sqm furnished terrace at the bow + 25 sqm rooftop terrace, parking at the harbour (approx. 30 m to the dock), storage space for bicycles or similar on land (in a locked building)

General: Air conditioning with warm-air heating, flat-screen satellite TV, DVD and/or CD player (not available on all FLOATING units), radio (may only be available via the TV)
Free Wi-Fi via LTE available

Wi-Fi: The owners provide all guests with Wi-Fi access via LTE. You will receive the code from the caretaker upon check-in. Depending on usage, the Wi-Fi connection may be subject to fluctuations in availability.

Note: Check-in is available between 3:00 PM and 5:00 PM. For check-ins after 5:30 PM, a surcharge of €25.00 (payable on site) will be charged.

City of Xanten visitor’s tax: Adults pay €2.60 per night; those eligible for a reduced rate (children ages 7–16, and individuals with a disability rating of 80% or higher) pay €1.30 per night.
Children up to age 6 are exempt from the visitor’s tax.
