Hamptons Beach House in Amagansett Dunes: Hot Tub and Private Beach!
Get away from it all in the Amagansett Dunes—the best neighborhood in the Hamptons. Our beautiful house is just a two block walk to the ocean, where you'll have access to a stunning beach with private access. The house is surrounded by natural beauty and has an airy and bright open-plan layout. We have a lovely cedar hot tub that feels like a retreat to Japan or Finland, plus a Tesla Charging Station.
IMPORTANT: Please don't submit a booking request until we've communicated. Also: Town law prohibits renting to more than 4 unrelated adults. If this applies to your group, we will need to decline the rental. Read on for more details.

This spacious and welcoming Hamptons house is located in the prime Amagansett Dunes, south of the highway, two blocks to the ocean, and close to town. It's a quiet, family-friendly neighborhood, where you'll see kids riding their bikes around and playing games in the streets. You can often hear the ocean from the house.
THE DESIGN
This mid-century modern house was built by an artist in 1969. It has a comfortably stylish look — just the right mix of beachy and chic. It's open and airy and light, with tall windows overlooking the surrounding pines and dunes landscape. There's central air conditioning, but you may prefer to leave the windows open to catch the beach breezes and fall asleep to the sound of the ocean.
There's a big, furnished deck that is perfect for alfresco meals at the table, which can expand to seat up to 12. There is also a retractable awning that provides great shade over the table. Enjoy some time in our cedar hot tub, which fits 4 adults comfortably. Or just catch some rays on one of the lounge chairs. Down below, there is an outdoor shower and a shaded seating area.
This is an upside-down house, with the living areas on the upper level, which gives the feeling of being in a very lovely treehouse. Inside, you will find an open plan living/dining area, decorated with crisp white slipcovered furniture. There's also a bright, open sitting room off the living area that is the perfect place to curl up with a good book or watch TV.
The kitchen is fully stocked with everything you need for cooking and entertaining: plenty of dishes, glasses, pots/pans, bowls, serving trays, coffeemaker, blender, Cuisinart, mixer, microwave, toaster, dishwasher, and so on.
The house is equipped with WiFi and a Sonos system, as well as TV/cable. We also have two beach bicycles for your use.
THE VIBE
This is the kind of laid-back beach house where you can leave your surfboard propped against the house, put your feet up on the coffee table, and host a great dinner party. It's perfect for families, beach lovers, and adventure buffs who can spend the day swimming, biking, kayaking, stand-up paddling, exploring, or just relaxing. You can make meals using produce from the local farmstands and shellfish caught that morning at low tide. The perfect end to a perfect day? A bonfire on the nearby ocean beach.
LOCATION
The closest beach is an 8-minute walk away (just a couple minutes on a bike). It's accessed via a private deeded path for neighborhood residents, which means it's always uncrowded. Atlantic Beach and its well-known Snack Shack is about a 15-minute stroll. It's just a few minutes' drive or a 30-minute walk to the center of Amagansett and the train/jitney, so a car is nice to have but not necessary, as there are house bikes for your use.
THE BEDROOMS
There are four bedrooms. Two are upstairs; the other two are on the ground level, which is accessed by a spiral staircase. There are three baths (two up, one down), and an outdoor shower. All of the bedrooms have good closet space and are well-furnished (dressers, sidetables, reading lamps, etc). The two downstairs bedrooms open to a terrace with a table and chairs where you can sit and have a coffee under the canopy of trees.
Bedroom descriptions are as follows:
1. The upstairs King room has its own en-suite bathroom. This room has a new Tempurpedic king-size bed.
2. The upstairs Twin room has two twin-size beds. The room is right next to the main bathroom.
3. The long room downstairs has ample space, with both a queen-size bed and a full-size bed. This room opens onto an antique brick patio. It is right next to the shared downstairs bathroom.
4. The other downstairs bedroom has a queen-size bed, as well as access to the patio. It is also next to the shared downstairs bathroom.
MINIMUM STAYS
Throughout the year, we have a two-week minimum and rent in week-long blocks with rentals beginning and ending midweek (Mon-Thurs). For summer high season (July/August), we favor longer month-long rentals.
COUNTY TAX
Starting in June 2023, Suffolk County began charging a 5.5% short term occupancy tax for stays under 30 days. For any reservations 29 days or less, VRBO charges this 5.5% room tax, which is submitted directly to the county.
GARAGE/OWNERS LOCKER
There is a garage on the property where we store our personal items that is off-limits to guests, as well as a locked owners space off the laundry room.
PETS
We allow some types of dogs with a daily $25 fee and an additional deposit; please inquire first.

Rentals are subject to East Hampton town regulations, which prohibit more than 4 unrelated adults, so group shares are against the law and strictly not allowed. We prefer to rent to families.

The host requires you to complete the following before checking out:
Lock the doors and return the keys
Please refer to your lease for the check-out time. If you plan to leave earlier, we would appreciate a heads up, so that we can schedule the cleaning crew to come out earlier.
You don't need to do much. The cleaning crew will take care of everything after you leave. You don't need to strip the sheets; the cleaning crew will clean and change all the linens on the beds.
If you want to put out the trash, it would be appreciated, but it's not necessary. No need to adjust the temperature on the A/C or hot tub. Please lock the doors and leave the key where you found it.
Failure to complete these may result in a negative review from the host.

We met at a bonfire in Amagansett and always wanted to own a home in the Dunes. When we saw this house, we immediately fell in love with it. The location couldn't be better — right near the ocean — and the house itself feels like something you'd see in Malibu.
