The Frialing is a former farm in the small village of Frühling. You can spend your holiday with us in and around the historic, listed Bundwerkstadel, nestled in the beautiful foothills of the Alps in northern Chiemgau, with a magnificent panoramic view of the Chiemgau mountains.
We’ve converted a former barn into two spacious half-houses, each accommodating 10 people. In the historic Bundwerkstadel, we’ve created two modern, cosy apartments, each for 4–5 people. All apartments are timber-frame structures built to passive house standards using eco-friendly construction methods.
In our green spaces on the property, guests of all ages can relax in the beautiful new natural pool and the surrounding meadows, or let off steam on the trampoline, swing set, and in the sandplay area.

Our house in the countryside offers many highlights. Simply spend the whole day here, or come home after a great outing, take a quick dip in the natural pool right next door, and settle down on the large terrace with the evening sun on your face. Cook yourself a delicious meal in the spacious kitchen-diner and round off a wonderful day with fun games, a good film in the cosy living room, or relaxing sauna sessions. You won’t get bored. But even if you’re looking for some peace and quiet, you’re sure to have a good time in our cosy rooms.
Two of the bedrooms are located on the ground floor and are furnished with a double bed. A bathroom is right next door. The ground floor also features the large kitchen-dining area and the living room. There are three bedrooms on the upper floor. One of them has a double bed; in another, the bed can be set up as a double or as two single beds. The third bedroom on the upper floor has two single beds. Two of the bathrooms are on the upper floor, as is the relaxation room with a panoramic sauna.

The village of Frühling is a complex of three listed four--side farmsteads and is listed as such on the historic preservation register. Two of these three stately farmsteads are operated by our immediate neighbors as active farms raising dairy cattle. So here, the cows peek out of the barn, the tractor rumbles by from time to time, and sometimes you can even smell the fresh country air. :) The Frialing is situated on a plateau above the beautiful Alz Valley. Up here, there’s a fantastic panoramic view of the mountains and plenty of peace and quiet. Since only small roads lead here, aside from the hum of tractors and the occasional passing car, there isn’t much going on here (thank goodness). Still, it never gets boring, because there are plenty of great highlights and hidden gems to discover in the surrounding area, far away from the well-known tourist spots. The Frialing is located in northern Chiemgau, a region that’s still relatively unknown to tourists—but perhaps all the more charming for it. The landscape is shaped by the Alz and Traun rivers, which flow from Lake Chiemsee and the mountains and pass through here—PGJyPg—The Huberhof, where the Frialing is located, is an imposing, listed Vies-Seit farmstead, typical of northern Chiemgau. The farm has been in the family for 500 years and was an active agricultural operation until the early 2000s. Since structural changes here also called for new ideas to preserve the now-defunct farm, we, as architects, decided on a gentle renovation and repurposing of the historic structures, thereby giving the old buildings a new use.
We, Katrin and Gunter Karosser, who operate the holiday apartments, also have our small architecture firm here on the farm. In addition, there is an osteopathy and massage practice here that is at your service.
