The Frialing is a former farm in the small village of Frühling. You can spend your holiday with us in and around the historic, listed Bundwerkstadel, nestled in the beautiful pre-Alpine landscape of northern Chiemgau with a magnificent view of the Chiemgau Mountains.
We’ve converted a former barn into two spacious half-houses, each accommodating 10 people. In the historic Bundwerkstadel, we’ve created two modern, cosy apartments, each for 4–5 people. All apartments are constructed using timber in accordance with passive house standards and eco-friendly building practices.
In our courtyard green spaces, guests of all ages can relax in the beautiful new natural pool and the surrounding meadows, or let off steam on the trampoline, swing set, and in the sandplay area.

You’ll want to move right in. Our pond house, right next to the swimming pond, welcomes you first thing in the morning with rays of sunshine glistening on the water and making you squint at the breakfast table. Or you can start your day with a refreshing swim right after getting up—no matter how you choose to do it, it’s sure to be wonderful. Even if the weather isn’t quite cooperating, there’s so much space in our houses that you’ll always feel right at home here. The spacious kitchen-diner invites you to cook up a storm, the huge dining table is perfect for fun game nights, and the living room, with its cosy couches and armchairs, is ideal for relaxing, reading, playing games, enjoying a home theatre, and more. If you ever find yourself thinking that being alone is nice sometimes, you can retreat to your own little kingdom in our lovingly furnished bedrooms or to the fantastic sauna room... And aside from all that, there are plenty of places to explore anyway. You’ll never get bored! Really work up a sweat in your own sauna. Do an “Aufguss,” let yourself warm up, and afterwards, take a cold shower, dive into the natural pool, and make yourself comfortable on our loungers in the sauna room or outside... Pure relaxation!
Two of the bedrooms are on the ground floor and are furnished with a double bed. A bathroom is located right next to them. The ground floor also features the large kitchen-dining area and the living room. There are three bedrooms on the upper floor. One of them has a double bed; in another room, the bed can be set up as a double or as two single beds. The third bedroom on the upper floor has two single beds. Two of the bathrooms are on the upper floor, as is the relaxation room with a panoramic sauna.

The little village of Frühling is a unique feature in the area, consisting of an ensemble of three historic four-sided farmsteads, and is listed as such on the historic preservation register. Two of these three stately farmsteads are operated by our immediate neighbors as active farms raising dairy cattle. So here, you’ll see cows peeking out of the barn, hear the rumble of a tractor passing by, and sometimes even catch the scent of the countryside in the air. :) The Frialing is situated on a plateau overlooking the beautiful Alz Valley. Up here, there’s a fantastic panoramic view of the mountains and plenty of peace and quiet. Since only small roads lead here, there isn’t much going on (thank goodness)—aside from the hum of tractors and the occasional passing car. Still, it never gets boring, because there are plenty of great highlights and hidden gems to discover in the surrounding area, far away from the well-known tourist spots. The Frialing is located in northern Chiemgau, a region that’s still relatively unknown to tourists—but perhaps all the more charming for it. The landscape is shaped by the Alz and Traun rivers, which flow from Lake Chiemsee and the mountains and pass through here—
The Huberhof, where the Frialing is located, is an imposing, listed Vies-Seit farmstead, characteristic of northern Chiemgau. The farm has been in the family for 500 years and was an active agricultural operation until the early 2000s. Since structural change here also called for new ideas to preserve the now-defunct farm, we, as architects, decided on a gentle renovation and repurposing of the historic structures, thereby giving the old buildings a new use.
We, Katrin and Gunter Karosser, who operate the holiday apartments, also have our small architecture firm here on the farm. In addition, there is an osteopathy and massage practice here that is at your service.
