ABOUT THE TRI-C RANCH:
Get ready for a truly unique vacation experience at the TRI-C Ranch, a historic 5- bedroom, 3-bathroom ranch house located southwest of Sugar Land, Texas. This working cow calf ranch has been in operation since 1901, making it a true piece of Texas history.
But that’s not all-the TRI-C Ranch is also the perfect spot for equestrians looking to hit the trails at Brazos Bend State Park. And if you’re looking for a peaceful retreat away from the hustle and bustle of city life, you’ll love the ranch’s sere surroundings. Listen to the soothing songs of quail, dove, and horned owls, and gaze up at the star-filled skies that inspired the nearby George Observatory.
Inside the ranch house, you’ll find a stunning collection of local Texas fine art and crafts. The walls serve as a gallery for the works of several generations of painters, making this a truly unique and inspiring place to stay. And with 300 acres of Gulf Coast Prairie land surrounding you, you’ll feel like you’re truly getting away from it all.
Families, dogs, and horses are all welcome at the TRI-C Ranch, and there’s plenty to do nearby. Check out Brazos Bend State Park and the George Observatory just 8 miles away, or visit Varner Hogg Plantation and the George Ranch Historical Park, both open to the public. And if you’re in the mood for some city fun, Houston and the Sugar Land area are just a short drive away, with plenty of museums, shopping, restaurants, and entertainment to explore.
Photographers and plein aire painters will be in heaven at the TRI-C Ranch, with 350 acres of natural beauty to capture on canvass or film. And at the end of the day, you can relax and listen to the sound of quail, dove, and bullfrogs as you reflect on your unforgettable Texas adventure.

Lovely country get-away

The Hopkins House is a well-kept treasure full of character and history, and we enjoyed our relaxing stay immensely. Coming from suburbia, my favorite part was the bucolic views out of every single window, especially when the cows would come around. Our multi-generational group particularly enjoyed the many bedroom options, available on both floors. We fit in an excursion each day but were also happy to just stay in and enjoy the house - cooking and baking, working a puzzle, reading, browsing movies. A great find!

Hospitality at the Ranch just can't be beat and it includes lovely spacious living areas , bedrooms and patios and Wonderful bedding & towels that made our trip extra comfortable. This place just can't be beat! We can't wait to come back! This property is beautiful, peaceful & we slept like babies :) The fresh from the oven Liquer Cake was the best we have ever tasted ... Thank you Nicolle and Robert for thinking of booking a rural location. Your visit at the time of the Hurricane Harvey aftermath was fraught with hurdles. It was impressive that you put family at the forefront of your concerns. I appreciate the attention and care you brought with you to the Hopkins House. Hosting a dog with Bella's accomplishments was also appreciated. ..........and not to be forgotten was the bags of fresh vegetables you arrived with, when our entire county was on lock down and produce such as your gift was hard to find. Texas, Brazoria County, and the Hopkins House will miss you.

Idyllic!!

We are 6 women, lifetime friends, who spent one of the most relaxing, pleasant weekends ever in this great place. The owner is an intuitive woman with amazing attention to detail. It felt like we were in the home of a friend. The location is wonderful. It seemed a very secluded place in the country but was close to good country restaurants, convenience store, anything we could want. Frankly, we were quite happy with watching sunsets and sunrises, interacting with cows across the fence while playing croquet on the large lawn, and laughing as loudly as we wanted. Fully equipped kitchen and laundry room, lots of comfortable beds, gorgeous surroundings and an amazing hostess...it won't be our last visit! It was absolutely perfect!

Suzie, as I said before, your group of women brought the music of laughter to the sounds of the country. It was most welcome. The appreciation for a rural environment and a disappearing lifestyle....an appreciation for history and things that were.....along with the excellent care you took with the Hopkins House all mark your group with my utmost respect and admiration. Thank you for coming to the Hopkins House.

Love this house and wonderful hospitality

This is a beautiful home, lovingly cared-for and spotlessly clean. There is something for everyone. Catherine Ward is a wonderful host and we appreciate all she did for us. I could live here for a year and still not read all the books. If you love art, you will be delighted! It was too cold for us to fish, but the lake looks inviting. The television and internet reception were great, and there are a variety of DVDs. Lovely places to sit outdoors, drink coffee and enjoy nature. The beds were comfortable. Although you are in a country setting, you can easily get to larger towns. We’d recommend The Jay Cafe in nearby Needville if you want to eat out. We had the most wonderful time here, and are looking forward to returning.

Peaceful, relaxing getaway!

My husband and I needed a pet friendly place to stay in order to attend a 3 day convention. Cathy's Hopkins house was the perfect place. Even though we had to drive 20 minutes each way 4x's everyday to the Assembly Hall, coming home to the farm was so worth it. It is a lovely home with so much history and interest. Loved the peacefulness and solitude of the farm. No traffic or noise, just the sounds of owls and frogs at night and mourning doves and summer sounds of cicadas during the day. Our dog loved running around in the huge yard and jumping in the pond. Enjoyed watching the cows and calves, as well as rabbits, possums and a skunk passing by. Cathy is the best hostess, her home has everything you need and it is organized and furnished beautifully. Must try restaurant is The Jay Café. We discovered it on our last day, but had we found it earlier we would have gone for breakfast, lunch and dinner! Awesome food and pies!

Thank you! So happy you chose a rural location! You named all my favorite sounds of the day! I even like the bull frogs crying for rain when we have had too much rain. As I told you earlier, with more pet owners like you two, I feel like dogs would be welcome everywhere. I so much appreciated the care you took with the Hopkins House. Such a pleasure to have had you both as guests.

A very special place to stay.

We rented the Hopkins house while waiting for the construction of our new house to be completed. After the stress of selling our old house and moving, we could not ask for a more peaceful place to spend the time. The land is beautiful with wide open skies, large shady trees, and a large pond. The farmhouse is full of art and treasures that tell the story of its wonderful family history. It has plenty of space with quiet porches to sit and watch the sunrise. Catherine is a gracious host who has taken lots of time and thought to make the property feel like home. From the delicious cake she baked for our arrival to treating our two little dogs like family, she has been a kind and generous host. We are thrilled to have had the opportunity to stay at the Hopkins house!

Peaceful and Relaxing

The pictures really doesn’t do this home justice. It’s such a beautiful home. The owner is amazing, she even made us welcoming cake. Her artwork hangs all over the home. I couldn’t decide where I should drink coffee since there were so many areas with perfect views. We did catch a 17” large mouth in her pond with a fly rod. Thank you again we loved the home!

Excellent Host

This is a great weekend getaway which happens to be just a 40 min drive from Sugar Land. Cathy is a very warm and wonderful host. Not only was she always very prompt on communications and answering any questions we had. She also had baked a welcome cake for us and even had an individual jar of cookies for each of the 5 kids in our group with their names. The kids loved the stay on the ranch and the buggy rides (golf cart) around the property. We also had fun fishing for cat fishes. Overall a good weekend getaway!

Perfect peaceful setting for family & loads of charm.

We really enjoyed our stay at the farmhouse. A great way to enjoy a quiet, peaceful country setting with lots to do. The house is absolutely charming, with lots of character and we really enjoyed the books of family and home history. Nearby we had lots to do with our daughters-- Brazos State Park, George Ranch, and visiting family around nearby in SugarLand, Richmond and Needville. We really enjoyed the cows and bunnies, and every night when the girls went to bed I loved having a glass of wine with my hubby out by the lake. We had such a wonderful stay and can't wait to visit again. An absolutely perfect place to stay for our family vacation.

Sugar Land Country Side Retreat

Catherine is a friendly, wonderfully warm and welcoming owner who greeted us upon arrival with a fresh-from-the-oven, warm and delicious banana bread/cake. Yum. We celebrated our 35th annual "Sister's Week-End" at the Hopkins House and enjoyed every minute of it. The family history of the property was a treat to learn about and the family treasures we discovered throughout the house were a bonus; evidenced by examples of delicate china painting, personally painted pictures in every room in the house, books, etc . The house is well supplied with amenities, has a nice big yard, and is an easy commute to many area attractions. Excellent home for the perfect relaxing vacation. Be sure to enjoy at least one meal at Jay's Cafe. You won't be disappointed nor will you go away hungry!

About the host

Hosted by Catherine Ward

Host profile image
I am the fourth generation on the Ward Ranch. My great grandfather migrated from Illinois to the Gulf Coast for the purpose of farming and ranching. 2014 the ranch was divided and I spent the year restoring three 1930s style farm houses. The Hopkins House has been a labor of historical love. I grew up here as did my father. I enjoy the tranquility of Texas prairie land , caring for the farm houses, and portrait painting.

Why they chose this property

My family has loved farming and ranching throughout the generations. I am no different. 350 acres of Gulf Coast prairie land, excellent for grazing, surrounds the Hopkins House. The pastoral environment is home to a multitude of wildlife. Retired now and focusing on painting and drawing, the ranch allows me a quiet peaceful place to work and witness first hand the living land.

What makes this property unique

While being close enough to participate in the many activities the city offers, the Hopkins House is a 350 acre oasis of quiet calm. No horns honk here....the sounds are that of the dove, the cottonwood trees, and the windmill. If you are looking for a slice of the Lone Star, this is Texas: what was, what is, and what could be! It's also an excellent place if you are traveling with a horse and want to trail ride. It's only 8 miles to Brazos Bend where there are bridal paths. There are 350 acres to exercise your horse on the Ward Ranch.
