The family-friendly Tenuta Primero resort is located right on the sea near Grado, nestled in the picturesque lagoon landscape of the northern Adriatic. Located right next to the “Valle Cavanata” nature reserve, the resort features an 800-meter-long lagoon beach, its own marina, and a spacious pool area including a children’s pool. While the pool bar provides refreshments, comfortable lounge chairs and umbrellas (for a fee) are available around the pools. Sports enthusiasts will find a true paradise here: In addition to an 18-hole golf course overlooking the lagoon, the resort offers fields for soccer, basketball, and tennis, as well as its own skate park. The on-site water sports school invites you to try windsurfing, kitesurfing, or catamaran sailing; boats, bicycles, and snorkeling gear are also conveniently available for rent. A special highlight for families is the new floating water park right in the ocean, as well as the playground for younger guests. Several restaurants and bars provide a variety of culinary options, while amenities such as Wi-Fi and coin-operated laundromats round out the comfort.
The Mars mobile home accommodates up to 5 people (including one child up to 6 years old). The accommodation consists of a master bedroom with a double bed and a children’s room with two single beds. The sofa bed in the living room provides additional sleeping space for a child up to 6 years old. The well-equipped kitchen is located in the living area and features a gas stove, sink, cutlery, dishes, pots, a drip coffee maker, microwave, electric kettle, and a refrigerator with a freezer compartment. The bathroom is equipped with a shower, sink, and toilet. The covered wooden patio with a table and chairs is perfect for relaxing, while the children can play on the playground or by the pool. Barbecuing with an electric or gas grill is permitted. Travel time from the Italian border is approximately 2 hours. Note: If you need more than one accommodation, this is usually possible with us, as we have several properties of the same style.
CHECK-IN DATE + LENGTH OF STAY
Please refer to the calendar for the check-in and check-out dates as well as the minimum length of stay during your desired season. Note: If, for any reason, you are unable to arrive on the scheduled arrival date, you may of course check in the following day (please notify us before arrival). The same applies if you wish to depart early; in this case, departure on the previous day is also possible. However, the rental period and price specified at the time of booking will remain unchanged.
BEACH
The resort is located directly on a lagoon, whose 800-meter-long beach is transformed into an adventure playground by the tides and offers direct access to the sea via a wooden boardwalk. A new floating water park with an obstacle course made of inflatable bouncy castles provides additional fun and excitement for the whole family.
POOL
The resort features a spacious pool area. In addition to two adult pools with whirlpool massage beds, a children’s pool is available. At the pool bar, you can enjoy a refreshing drink or a light snack. Sun loungers and umbrellas are available around the pool area.
FAMILY-FRIENDLY
A crib and high chair can be requested upon inquiry and for a fee (please reserve when booking). The resort features a separate children’s pool and playground. The shallow sandy beach is perfect for children.
LEISURE AND SPORTS
If you’d like to stay active on vacation, you’ll be spoiled for choice: a soccer field, basketball court, and tennis court, as well as a skate park, are at your disposal. Also worth mentioning is the 18-hole golf course with a fantastic view of the lagoon. You can play beach volleyball on the beach. At the resort’s water sports school, you can try windsurfing, kitesurfing, Hobi Kat, kayaking, and canoeing. Boats, pedal boats, snorkeling gear, and bicycles are also available for rent.
SHOPPING
There is a grocery store right on the resort grounds; additional shopping options can be found in nearby Grado (about 5 km away).
DINING
The accommodation features a well-equipped kitchen. There are several cafes, restaurants, and bars on the premises that can cater to your culinary needs around the clock.
PETS
Pets are not allowed.

Grado is located on the northern Adriatic, between Trieste and Venice. It is a traditional, popular vacation destination for anyone who values relaxation in the sun and by the sea—a family-friendly and peaceful getaway. The area north of Grado is partially a nature reserve and thus offers an impressive variety of rare bird species. The surroundings are perfect both for those seeking peace and quiet—who can unwind on long walks or bike rides through the picturesque, unspoiled landscape—and for lovers of active vacations. A wide variety of water sports, such as windsurfing, kitesurfing, Hobi Kat, kayaking, and canoeing, leave nothing to be desired. On land, sports such as golf and tennis are available. You’ll find long sandy beaches at the four sections: Grado Pineta, Spiaggia al Bosco, GIT, and Costa Azzurra. Here you’ll find VIP beach areas with large pavilions, baby- and family-friendly beaches with entertainment and play areas, dog-friendly beaches, bars and restaurants for refreshments, water and beach sports activities, cultural events, and music evenings. Culture enthusiasts will find plenty to enjoy on tours of the towns of Montefalco, Aquileia, and Grado, with their historic church towers and mansions.
