Welcome to the former residence of the Bavarian kings, a designated historic landmark. The Royal Villa was built around 1850 in a Classicist-Italianate style. King Maximilian’s sons, Otto and Ludwig II—who would later become known as the “Fairy-Tale King”—spent their summer holidays at the Royal Villa on several occasions as children. Enjoy a wonderful view in a central yet peaceful location. The tastefully and luxuriously furnished apartment invites you to relax and unwind. The apartment has been recently renovated. Within a few minutes’ walk, you can reach: the city centre, the train station, the bus stop, the Panoramaweg (soleleitung), the Haus der Berge, restaurants, ... The double bed (with extra-large comforters) can be tucked under the ceiling during the day—a truly unique feature! This creates plenty of space in the apartment.
In our holiday apartment in the Royal Villa, you’ll find relaxation and a break from everyday life. Enjoy the magnificent south-facing view of Luitpold Park, the Watzmann, and the mountain panorama. We place great importance on high-quality furnishings: oak parquet flooring and high stucco ceilings, genuine leather sofa and chairs, stone worktop, and a very quiet refrigerator. The double bed features extra-large duvets and can be conveniently raised electrically during the day, allowing you to take advantage of the room’s open layout. A walk-in closet offers ample storage space for clothing and other items. Enjoy the central yet quiet location in Berchtesgaden: 2-minute walk: bus stop to the train station, Königssee, and Bad Reichenhall; 5-minute walk: Bakery and the centre of Berchtesgaden with many restaurants, cafés, charming shops, and all shopping options. 10-minute walk: Berchtesgaden train station (Due to the steep incline from the station to the apartment, walking this route with suitcases is not recommended.) The old brine pipeline trail runs directly above the villa. Take a stroll along the path where salt once flowed all the way to Reichenhall, high above the rooftops of Berchtesgaden, with a magnificent view of the market square and the mountains. The path leads you to Kalvarienberg, the collegiate church, Berchtesgaden Castle, or the Kirchleitn Chapel. The convention centre, the Haus der Berge, the spa gardens, and the tourist information office are all located nearby. There’s plenty to discover in the Berchtesgadener Land—something for every taste, every weather condition, and every age. We warmly welcome you to our holiday apartment, newly renovated in 2026! We—that is, Jürgen and Anna, along with our children Charlotte, Cyrill, Balthasar, and Arno—have been searching for many years for a beautiful place to stay in our second home, the Berchtesgadener Land. Jürgen has been coming here with his father Otto for over 40 years and, year after year, discovered this wonderful world of lakes, alpine pastures, and mountains. Soon, every member of the family shared this passion. We are delighted to be able to offer this high-quality, fully furnished apartment to you as well. Anna Salmen-Legler & Jürgen Legler
