Welcome to "4C's Retreat", a luxury home in the prestigious beach community of The Preserve at Grayton Beach. Any richly appointed home begins with great outdoor spaces and this home is no exception.

You have multiple venues where everyone can relax and take in all nature has to offer. Outdoor dining, spaces for relaxation, and a gas grill to complete your outdoor experience. 4C's Retreat is also located as you first enter The Preserve, so beach access only steps away. A private boardwalk is close by for each beach access, one of only three on 30A! Making it easy to transport your beach wagons, strollers, and coolers to the shimmering sands of the Gulf!!

Upon entry, you're welcomed into the spacious open Great Room with multiple seating areas and luxury upgrades like trey ceilings, hardwood floors, recessed lighting, and high-end furnishings. The formal dining area offers seating for six and the breakfast bar, and an additional four so that everyone can enjoy meals together. The Gourmet kitchen spares no expense with marble countertops, high-end stainless steel appliances, custom cabinetry, and a center island. Making it easy to make your early morning cup of coffee and culinary creations in the evening.

Blue Swell is an excellent property manager. We stayed in the hottest week of the summer and they brought out 2 portable air conditioners to keep us cool.

Beach Vacay

The house was beautiful, clean, and comfortable. The walk to the beach was a little longer then we realized but still convenient. We had a few issues with wrong codes and no power in one bedroom however the management company was super quick to resolve both issues. Would definitely recommend this property.

Too Big for the Bunk Beds, Just Right for the Rest!

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We had a great stay. Location was perfect. The house was roomy enough for all 8 of us and made for a cozy getaway. The kitchen was surprisingly spacious and made cooking together fun with plenty of room for everyone to pitch in or just hang out and taste-test. We had to improvise a little with the sleeping arrangements. Our boys didn’t quite fit in the cubby style bunk beds. We probably should’ve booked this spot before they hit their growth spurts! Parking was a little tight, but honestly, we'd definitely come back again!

great location, great house, very comfortable stay perfect for our needs. the private boardwalk was great, beach was fairly uncrowded which was a plus. we used bothbpools and the tennis courts. overall great trip. we will definitely look to stay here again on our next trip to 30A

The property is a great vacation rental. Our only real complaint was that the A/C was not working when we arrived. The temperatures for our entire stay were extremely high. People came to work on A/C several hours after we arrived and returned again on the next two days. The main floor never cooled well. This property should not have been rented until the HVAC issues are resolved.

The house is lovely and will be a great place to stay once the a/c is repaired. I contacted the property manager, Blue Swell Vacation Rentals, multiple times about the a/c system not working. They honestly did not care. To make matters worse, I had seen negative reviews recently about the a/c, so I reached out and was told it was functioning properly. We were traveling with a newborn, so I was being very proactive. They also gave us the wrong access codes for basically every gate and the beach. They also seemed not to care. The owners need new representation for their lovely home. Blue Swell did nothing to correct our issue or compensate us for trying to sleep in a house at 77 degrees. They even have extra mobile a/c units in the house, because they know it is a problem.

Great Place in 30A!

Overall, the place was great for our family trip. The location was close to restaurants and the beach. We had an issue with the door code at check in and their after hours call line resolved the issue immediately. Would definitely stay here again!

Great time in Grayton

Beautiful home on 30A! Quiet neighborhood and we really enjoyed the private beach access, which is just across road. Great master suite and bathroom. Kitchen is well equipped. This house was very comfortable for our family of seven (room for more!) and we would go back.Blue Swell manages this property and they do let you know that the home will not be stocked with any extras as far as soap or even coffee filters. That is true, so be prepared! We even needed to buy hand soap for the sinks in the house! This varies greatly from rental to rental so you just never really know! Essentially, the guest will need to come with or buy most everything outside of very small travel toiletries provided to get you through maybe your first night or two. One additional piece of information that would’ve been valuable to us is that this is in a gated neighborhood and the HOA technically does not allow golf carts. So if golf carts are an essential part of your 30A trip, be aware of that concern. Otherwise, great stay!

Outstanding Property!

If you are looking for the perfect property for your next vacation this is it. My wife and I and two other couples were blown away by how beautiful the property is, the cleanliness of the property, the quiet neighborhood and the location. Check in and check out were seamless and Blue Swell was available and kept us informed. We definitely will book it again for a return couples trip!

Priddy perfect

Our stay at 69 Barton’s Way was fantastic. The beach house was huge, clean, and very well designed. Nice, secure neighborhood and a canopied boardwalk to a pristine beach. It is a 1/3 mile walk, 8 minutes, but it is a lovely boardwalk. Check in was simple and we were in constant communication with Blue Swell. Enjoy a visit here.

Had a delightful stay - very well appointed home - thank you 4C's! Close to the beach and friends at the Sanctuary. Made good use of the kitchen, grilled steaks Loved the hammock Beds very comfortable, great shower and soaking tub My only issue was with the door access code that didn't work initially - but was quickly rectified by the on call manager - thanks again Would definitely recommend 69 Barton's Way!

Great Property

House was clean. There was quite a bit of wear and tear. Especially the hardwood floors. Very nice neighborhood and short walk to the beach. Private beach access is great.

Previous reviews mentioned construction. People showing up at 8am many days to work on balconies. Banging, looking in the windows. We asked the property manager about construction because of prior reviews. They did not tell us the truth, blamed owner. Property needs a refresh. Neighborhood noisy. Construction everywhere. Stay somewhere else.

Love this neighborhood

We have stayed in the neighborhood twice but different homes. I liked this one best. Wonderful layout, plenty of room, and clean. The home is located near the front of the neighborhood so it’s a shorter walk to the beach. The few negative things said in other reviews of this home nearly swayed me but I’m glad I ignored them because they didn’t seem accurate. We loved this house and will be coming back next year. My one and only harmless complaint would be that the big beautiful bath was a let down. They do not have an endless hot water tank at this house so by the time the tub was half full the water was only warm. Not a deal breaker though, just a let down. We’ll still come back!

A bit underwhelming

Rating Details: The property manager was more than helpful. The vacation rental was clean. I was happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We will caveat our review with this was our first experience to 30A beaches. The positives of this property are that its in a quiet area and outside of some noise from 30A traffic its serene. The pools are close enough - if you want the heated one its about a 10 minute walk from the house, the unheated is just down the block. We had some issues with codes not working after our first day but that was resolved within a few minutes by the on call team. This house is need of some work and updating - the balcony doorknob in master suite was off when we arrived (this was promptly fixed), cabinets and fixtures show lots of wear & tear, there were dead spiders on bathroom ceilings, the hot water tank couldn’t fill the tub in the master suite, TVs didn’t work outside of the living room, floors were beaten up. The TVs didn’t bother us but for others it would have been an issue. There are lots of rules and the list of potential fines is a full page long. Our biggest issue is that the advertised private beach access was not accurate and we ended up driving out to public beaches because it was easier than using the private access for the community. The attendants at the beach were kind and helpful - but the current situation is not what is advertised. If you are planning to use the deeded beach be prepared to walk a mile from the house and you may or may not be able to use a tent. A good portion of that mile will be in the sand. If you have small kids and want to take a cart plan to get a workout in. If you have older kids or lots of adults then this property might work great for you. If you have a younger family you probably want to explore other options or be prepared for trade offs. Our perspective is that we didn’t get great value for the money we spent.

Most of all was good, except for access codes for the beach, the Internet, the neighborhood gate.None of them were updated and it was until the second or third day we got the correct ones Grill gas tank was empty, and none of TV 's were able to connect to the Internet for the whole week.I was constantly in touch with the company but after all we just decided to relax and forget about those issues.
