Beautiful, large duplex villa for 8/14 people in a newly and finely redecorated outbuilding. The villa is located in the heart of Tuscany, in the countryside surrounding the ancient village of Capalbio. And it is positioned at the center of a 'farm of 64 hectares called "Poggio Capraio". And 'it situated in a beautiful hillside location, with a 360 ° view of the surrounding countryside. Completely surrounded by woods, olive groves and cypresses: but, at the same time, only 12 km. from the sea coast. A long sandy beach, awarded every year by the Environmental League with five blue flags (which guarantee the purity of water and the commitment of the City of Capalbio for the protection of the ecosystem).
The villa is composed of a spacious living room (with a sofa-bed for two people also), a fully equipped large kitchen (gas cooker, oven, fridge and freezer, dishwasher), 3 double bedrooms,1 large bedroom for kids (5 beds), 3 bathrooms: 2 with shower, 1 with tube (and shower), and a laundry room (with washing-machine). Equipments: air conditioning in every room (not included in the rental price), TV color, internet wireless no-limits connection. Baby-cot available on request (included in the price). The villa is provided with an original wooden and cotto floor from Tuscany and is furnished with antiques in typical Tuscany’s country style. External frame work with pergola, table and chairs, deckchairs and barbecue, private garden, private shaded car park (for 3 cars), and private pine forest.
The villa is named after the large 'Lime Tree' located in the garden.
Price on price-list includes: taxes, heating by wood-stove, linens and towels, electricity and final cleaning service.
Additional features:
1) On request we can add one or two single beds: For an additional single bed please add 20 euro to the daily price
2) Linen is not included in the price. You can bring your own, or we can provide it for you.
In the latter case, the prices are as follows:
Sheets and pillowcases for the bed + pair of towels (bath towel + face towel) €6 per person per week.
We have decided to do this to allow our guests to save a little money and offer the lowest possible price. We have specified this extra in the description in our advertisement so that guests are informed before booking.

The villa is located on the farm Poggio Capraio, a 64 hectares estate. The place is simply beautiful and quiet, completely immersed in one of the most delightful corners of Tuscany.
It is set among forests of oaks and cypress avenues, and very close to the seacoast. In ten minutes driving you can reach the oasis of Burano, a WWF resort; classified FIRST among Italian beaches. History, nature, sea, good food, here you can find all this: a small corner of paradise in which to spend your holiday.

What makes this property unique
The first time I saw Poggio Capraio I thought 'I found it!'. I did not know whether to be happy or scared. The place was really beautiful: an eighteenth-century farmhouse on top of a hill overlooking the surrounding hills, forests and the sea. However, the work to be done to restore it to its former glory was so much! Now that it is finished, the villa and garden are perfect and we look forward to sharing them with you. An holiday here is a feast for the eyes and the heart.
