This colourful, Caribbean retreat is situated a short walk to secluded Pelican Beach. At this tranquil end of renowned Grace Bay, visitors are tempted by unforgettable turquoise waters, pristine white sands and spectacular sunsets. Walk the shore in search of conch shells, watch Pelicans dive for fish, snorkel in crystal clear waters or simply relax with a cold drink and the gentle sound of the waves lapping upon the shore.

Cocodemer is located a short drive from Grace Bay, close to Provo Golf Club and within easy access of car rentals, local restaurants, bars and a gourmet supermarket. With only a ten minute drive, visitors can find themselves amidst the hub of tourist shops, banks, cycle hire, ice cream parlors and other attractions. Leeward offers safe, efficient ferry services to neighbouring islands and an abundance of opportunities to explore the Princess Alexandra National Park, above and below the water. From Leeward Marina, adventurers can also take the opportunity to kayak or paddle board through the mangroves, sail, jet ski and dive with the experts.

With a well sized netted veranda, visitors can peacefully gaze at the stars, read a book, sip a glass of wine and plan their next trip. Visitors can enjoy a private pool. This was our second stay at this lovely home. The hosts are incredibly accommodating and friendly. The house has a great screened in porch that stays cool from the island breezes. The pool and outdoor shower are a great addition. The location is fantastic. You will have access to some of the most beautiful beaches on the island.

Wonderful

The home was a perfect spot for relaxing during our holiday vacation. The location couldn’t be better, just a short walk to the beach. The house was beautifully decorated and had everything we needed. The pool was clean and well maintained, we took a dip almost every day. The owners were very attentive and really made sure that we had the best experience possible. I highly recommend this property to anyone looking for a peaceful retreat in Turks and Caicos.

Fantastic Villa and Hosts

Villa, location and hosts were wonderful. Communications during visit were excellent. Suggestions and recommendations on where to eat, snorkel and visit were all very much appreciated. Beautiful Home in Provo

We enjoyed our stay at the Cocodemer villa very much. It’s a beautifully appointed home, super clean and sunny, with a lovely veranda to enjoy the gentle breeze of Leeward Providenciales. The owners are such excellent and caring hosts. All the amenities you’ll need are here, and the home was convenient to explore Pelican Beach and the surrounding Grace Bay area. Wonderful property with great host!

My wife and I had a wonderful stay in this cozy property on Turks & Caicos. From booking to checkout we had a great experience. Great communication from the owner David. He gave us great restaurant and excursion recommendations during our stay and made sure we had everything we needed. The house was amazing and just what we were looking for. Clean, well stocked and furnished nicely. Very comfortable house. We used the pool every day. Perfect temperature and clean. Air conditioning in both bedrooms. The house is a short drive from the airport and easy to find. Great location. Short walk to a beautiful beach and less than a five minute drive to great restaurants, grocery store and shopping. Safe and secure location. Overall we had a wonderful stay. We will definitely book again when we get back to the island. Great trip!

Beautiful Leeward stay

A beautiful and comfortable house in a the absolute best and most beautiful neighborhood in Provo. David and Amanda were outstanding hosts and communicated with us all the way up to our greeting on the property. House is spacious and well appointed for our stay. We did a combination of eating out and cooking in and the kitchen has everything you need. Chairs, umbrella and a cooler were waiting for our beach excursions. Thank you once again David and Amanda!

Spring Break Cousins Retreat

Our stay at Cocodemer was nothing short of amazing.  Over spring break my cousin and our daughters gathered to stay, and it was a very special trip.  David and Amanda’s home was so cozy and convenient.  I truly enjoyed my mornings reading on their screened porch and watching the sunrise over the rustling palm trees.  The open layout of the upstairs was so inviting and had everything you could possibly need.  Both bedrooms were beautiful with very comfortable sleeping accommodations.  David and Amanda lived right on site and so were attentive and available for anything we needed but also gave us complete space and privacy.  Their home could not have been a better location.  It is only steps from the most private and beautiful beach with the most amazing sunsets.  And a short drive to so many desirable dinner locations.  We left feeling relaxed and refreshed.  I cannot wait to return next year!  Thank you so much, David and Amanda, for everything!

Lovely stay in Leeward!

We had a lovely time at David and Amanda's villa in the Leeward settlement. The villa was in a cul de sac, so very quiet and private. The furnishings and beds were very comfortable and between the tropical breezes and the fans there was no need for air conditioning. The kitchen was well stocked with all that you would need to prepare meals and the addition of a gas grill outside was a nice touch. We put it to good use! Sunset and Pelican beach are a short walk from the villa, on some days I felt like they were our own private beaches! A perfect end to the day was watching the sunset, some of the best I've seen and I have been to Turks on several occasions. David and Amanda were warm and welcoming hosts and we would not hesitate to recommend their villa!

Beautiful house, stunning beach, we love TCI!

We stayed 10 days at David and Amanda's villa with are three daughters and would have stayed longer if it was possible. The house has everything needed: joyful Caribbean colors, a well-equipped kitchen, board games, a private pool and the best balcony mosquitoe's free ever! The view, surrounded by vegetation and flowers, even at the second floor, is gorgeous! I loved it! And we must not forget to mention the perfect beach a few steps away. For me, Pelican Beach is the best beach ever: endless turquoise water, no algae, white sand and Conck shell everywhere! What an incredible trip! David and Amanda live near the house but they never come uninvited. The vegetation hides all the neighbors, making us feel alone. They are so lovely people. They were very helpful with every questions on the island or the house. I will never forget those beautiful vacation. Thanks again David and Amanda, it was a pleasure meeting you!

Provo January 2023

This was our first trip to TCI and we had no idea what to expect when we booked this house. This house far exceeded our expectations in every way possible. First and foremost, the house is beautiful and very comfortable, as well as in a great location with beautiful Pelican Beach just a short walk away. We found that the house had every amenity that you could ask for including a very comfy sofa and two queen size beds (bedrooms) downstairs with excellent air-conditioning. Adding to this beautiful house was a screened in porch on the upper level that overlooked the beautiful pool that you have all to yourself. To go along with the pool is a gas grill and an outdoor table that we used as well. The icing on top of our stay was meeting our host David and his beautiful family. Communication with David could not have been better and he was very helpful in every way possible. We cannot wait to come back to Provo and we will absolutely love to stay in this house again.

Perfect!

Sorry for his delayed review, it has been on my mind since returning from our trip to paradise. From the start our hosts, David and Amanda were warm and welcoming. Their beautiful, comfortable and well appointed home, Allamanda Villa, is in a quiet Leeward community. It couldn't have been more perfect, from the decor and amenities to the private pool. It was situated a few moments walk to pristine, tranquil, Pelican Beach. It felt like home away from home. They were so helpful with suggestions or directions. We truly enjoyed our frequent chats, meeting their lovely girls and their pets. We made the most of our stay exploring the beauty of Provo including some adjacent Islands. We would definitely love to return to this home if visiting Provo again in the future. After enduring 5 inches of snow on the first day of Spring upon our return home made us long for it to be sooner then later. Thank you David and Amanda. Cheers! 5 stars all the way!

Extended Vacation in Paradise

We stayed in Leeward in this sweet little home with a private pool for 5 weeks. Some friends joined us during 3 of the weeks and we had plenty of room for 4 adults. The property is located in the quiet neighborhood of Leeward at the east end of Providenciales. You will want to have a car here. There are plenty of restaurants , shopping and beaches within a few minutes drive of the house. You can also walk to the beach - but we found it easier to drive. There are many beaches on the island -- all quite beautiful - we loved going to Smith's Reef where you can find shade and the snorkeling is pretty good. Our favorite restaurants were - the Ocean Club for beautiful sunsets; Bugaloos for a gorgeous view great service and food; Rickie's Flamingo Cafe for good food and nice beach access. Be sure to do some boat tours -- we loved the Big Blue Collective's full day snorkeling tour to West Caicos. Also - be sure to visit Mudjin Beach on Middle Caicos -- you take the ferry over to North Caicos then rent a car and drive through sparsely populated Middle Caicos to one of the most beautiful beaches we have ever seen. Many thanks to David and Amanda who are the perfect hosts. They were always available to help us or answer questions. We hope to come back and see them again!

Island Paradise

As soon as we pulled into the driveway, we knew we had made the right choice. With its vibrant colors the house welcomed us in. The bedrooms are on the ground floor with the living accommodation above. The beautiful salt water swimming pool was located behind. The pictures and descriptions within the listing certainly portrayed exactly what to expect and nothing disappointed. David and Amanda welcomed us to the property and were proud to show us around. They live in a small guest house on the grounds separated away from the main house. We hardly noticed they were there, but they were very attentive when needed. We immediately struck a friendship which will continue long distance, we hope they will welcome us there again. The property is on the north side and you really need a rental car to get around to the shops and restaurants. Pelican beach however is within easy walking distance. We visited mid-December and found the temperature pleasant, with constant sunshine and island breezes. Providenciales was perfect with little traffic and the spectacular beaches almost empty. Yes, the delicious food and cocktails are higher priced but with some careful management it is acceptable. Many places have happy hours so take advantage of them. We fully recommend the property; you will not be disappointed. David and Amanda are the perfect hosts.

A gem, with fantastic hosts!

The property, home, and pool are more spacious than the pictures. We found the opposite to be true for the gps maps (including satellite images) where Pelican/Sunset beach, Grace Bay resort area, Bight etc. are much closer than they seem! You will need a car, which we enjoyed having to explore the island at our leisure. David greeted us upon arrival and walked us through the home and property to familiarize us with everything. The home is very private but also close to all you want and need. Our hosts responded quickly to any questions we had about the area/amenities. The veranda offered a wonderful cross-breeze and relaxing sounds. We had fun with the kids in the pool and there was a fun rinse station to wash sand and salt from your hair and skin before getting in the pool. The bedrooms were perfect for us and the couch was so comfy that each of us fell asleep there at some point. There are some new features/updates that are not shown in the pictures. For example, the kitchen now has a longer narrow charming table acting as the island. There is adorable patio furniture too. They decorate very nice. There were books, magazines, games, cards, puzzles to keep us all engaged. I can’t say enough great things about the home, area and hosts. It was absolute bliss for me, my husband, our 15yo full-blown teenage daughter (who embraced the family time without us asking) and our 9yo daughter who loved all the nature surrounding us. You will not be disappointed here!

We had a great family vacation with a 2 week stay here. House was well accommodated and in a safe and great neighborhood close to the beach. We rented a car and explored the island’s many beaches which I highly recommend. The pool was a great way to relax in the evenings and grilled out poolside multiple nights. Great Host but lots of ants/bugs

I waited until now to write my review because I wanted to be completely honest so I was not sure if I wanted to write a review at all but I felt I had to be fair and pass the truth on to another family so here it goes.. David and Amanda were absolutely lovely from the time of booking . The décor in the home was well put together and the beds were comfortable. The pool was a nice touch for my adult and teenage children and the screened porch was a plus for dining. The downside is that the house is full with small ants everywhere with exception of the restrooms, they are on the counters, couch and table in the kitchen and anywhere they can find a live or dead bug or food. There was another type of bug in the bed that we discovered after being bit over and over( not a bed bug). I did wash the sheets with my own detergent but they came the next night as well. I did inform David who told me he was home sick so he could not come over witch I completely understood but offer Amanda to come after she got home but after realizing David was sick I declined due to Covid just to be safe. You can’t put food down to even have the family wash their hands without ants being present. It was very uncomfortable and time consuming looking for bugs/ ants constantly before sleeping, sitting and eating and constantly spraying. I told David about the ants and he sent over a can of flying bug spray that did kill the ants that were present but did not stop them from coming back. I kept all doors closed at all time specifically because my son swells tremendously when bit by mosquitoes and Ck ourselves for bugs after returning. The upstairs in the home was extremely hot due there being no air conditioning at all up stairs but there is air conditioning downstairs in the bedroom and bathroom area. There is a washer but it is very old and outside of the home on the side there is no dryer but a clothes line is provided. The home is an upside down home and is well kept on the inside besides it needing to be cleaned better( hair in the tub, floors needed to be mopped and shower needed to be cleaned) but nothing perfect rite? David did ask if we left the doors open and mentioned he never had this problem before with the bugs just a few ants but I’m m honestly not sure about that looking at the past reviews and after my stay. My family made the best of it and did enjoy Turks. Again thank you for everything but I needed to be honest so that others would know what to expect.

Bottom line,.... Booked it! You will not go wrong.

The place is a home that is rented out when not in use so it's well taken care of. The location is great!!!!. David is warm and welcoming. His knowledge of the island is spot on. He gave us direction to our own secluded beach, amazing!!!. I thought the private pool would be a game changer but the enclose patio is the real gem.... Two very small negative, hard mattress and bring some bug spray if you hang by the pool.

Welcome To Your Own Private Slice of Paradise

This is a beautiful private property located in Leeward. There were several beaches in the development that you have access to, Sunset Beach and Pelican beach, just a 5 minute walk from the house. The house has a pool which was very enjoyable. We went Kayaking to the mangroves where we saw sharks, turtles and fish. You can go on a tour or just rent as we did . That is a 5 minute drive away. Our hosts David and Amanda were awesome and available to answer any questions we had. What a privilege to stay in their beautiful home with island breezes circulating through the home and screened in upper deck where we had all our meals. The beds were comfortable and both bedrooms had air conditioning if needed. The rooms had on suite baths making it perfect for two couples or a family. The house was equip with everything you need for a great vacation. The home has several ceiling fans which we found created just the right temperature during our stay. A gem of a property.

Great house+pool and ideal location

The house and pool were great. And the screened in porch was absolutely perfect way to enjoy the evenings. The location is in a nice quiet neighborhood and easy to find. It is very close to Pelican and Sunset beaches, and just a quick drive to Grace Bay area and Long Bay Beach.

The Owners of Cocodemer met each other in the Turks and Caicos Islands in 1989. As international school educators, with global teaching experience, the owners currently live and work on island. Building the property in 2005, the owners enjoy an outdoor lifestyle with their 2 daughters, who have grown up playing on the shores of Turks and Caicos Islands. We respect the peace and tranquility that visitors seek and request that all who visit our shores leave only footprints and take only photographs and memories.

Why they chose this property

We were captured by the beauty, safety and allure of the magical Turks and Caicos Islands. The depth of colour in the waters, the stunning beaches and the brilliant 'Provo blue skies' made our life in TCI memorable. After years of teaching in SE Asia, we returned to TCI to find that it was unchanged and remained remarkably undeveloped. We purchased our land and then eventually built a home in 2005.

What makes this property unique

Cocodemer is certainly a dream come true! Built upon a once untouched landscape, we planned and constructed our family home in a truly peaceful location. Today, we really enjoy a morning coffee or an evening cold beer with feet in the pool, enjoying our quiet and safe surroundings.
