The cool, contemporary interior of this stunningly, beautiful apartment with air con belies the antiquity of the grand palazzo that houses it. Opening onto views of Il Duomo, La Rocca, the roof-tops of mediaeval Spoleto and the mountains and valleys beyond, this is a million dollar location ! We receive nearly as many offers to buy this sensational apartment as we do to rent it. However, please note that this apartment is priceless and, for the foreseeable future, it is not for sale !
It has 2 totally private, double or twin bedrooms, one ensuite. And, on a mezzanine floor, there is a 3rd bedroom/study area, on which there are twin beds that can be joined. While the mezzanine bedroom is not totally private, the interior of the room cannot be seen from below.
The very large and spacious sitting/dining room has dining and seating for up to 6 persons. The 2nd bathroom is off the dining area. The 2nd bedroom is off the sitting room area.
Location....
In what many of the up-market Spoletini regard as the posh end of Spoleto, Terrazza Duomo is just 2 minutes walk from Piazza Mercato and 5 minutes walk from Piazza Liberta. Here, there is the tourist office, opposite the ancient Roman Forum, where plays, theatre and dance are still performed. Nonetheless, the cages that once restrained the lions from devouring the Christians, until the audiences arrived, remain intact.
While Terrazza Duomo is not on the main drag and, consequently, not in the noisy hubbub of city life, it is within a few minutes radius, in any direction, of plenty of shops, bars and restaurants. The main "action" takes place in "down town" Spoleto, a 10 minutes, inspiringly beautiful, downhill stroll. Then, rather than walk back uphill, you can take the escalator, a 10 minutes pleasure ride that takes you upwards and above the roof-tops, on a covered but open moving staircase, which delivers you finally to just above Terrazza Duomo, at the entrance to the Rocca.
And, you are a mere 5 minutes walk from the very top of Spoleto, where, crossing Il Ponte, the splendid Roman aqueduct, you find yourself in the Sacred Mountains, where there are a myriad of marked paths, following in the footsteps of St Francis and his pilgrims.

The apartment is well located with lovely views but the 40 stairs from street to unit-challenging
The apartment needs some ‘love’ - the sofa and chairs were uncomfortable and soiled- the one tiny ‘coffee table’ inadequate & beds painfully hard- our stay was marred by the non stop smoking of the neighboring unit’s occupants which blanketed the stairwell & patio areas and frequently filtered into our space’s interior- very offense to non smoking guests with asthma. Simple additions like an electric coffee maker and ice trays for the frig would b a nice addition. The distance from the parking garage was much further away than anticipated. Spoleto was a delightful city- easy to navigate tho very ‘vertically challenging’- lots of great restaurants and friendly people.

It seems to me that these reviewers are talking about a different apt. I am 70 and my husband is 80 and we find the few steps to the entrance of the apt absolutely nothing. Our reviewers did not appear disabled. But maybe they were.
The apt is beautiful and receives 5 star reviews regularly.
Everyone wants beds that are firm and everyone thinks the beds here are very comfortable.
It maybe that the reason our reviewers found the beds uncomfortable is the same reason they found the few easy steps challenging : they may be suffering from some sort of disability.
There is a neighbor who smokes, a horrible habit that we don’t like. Had our reviewers told us that his smoke was pervading the 2 large open air terraces and the large interior of the apt (never before), we would have asked him kindly to refrain from smoking in certain areas, which he would have done!
The private parking or public parking is 5 minutes walk or via moving walkway on the travellator. Perhaps our reviewers would prefer Spoleto to be a city with traffic? However, in a pedestrian city, with a free of charge travellator, it’s obvious that you cannot park your car outside the apt. This is the whole point of a traffic free city.
Had our reviewers asked for ice cube trays, we would have provided them instantly,
The coffee pot is a traditional Italian espresso coffee pot. Authentic!
As for the negative comments on the furniture, I think our reviewers are scraping the barrel looking for things to criticize.
Such a pity that they didn’t rave about the sensational panoramic views from both large terraces, the beautiful bathrooms, the spaciousness of this glamorous apt and the further views of Spoleto from the large windows in the very large living/dining room.

Wonderful, responsive hosts, spectacular views of the Umbrian countryside and mountains, as well as Spoleto’s impressive Duomo (Cathedral) and Rocca Albornoziana (hill top fortress). from your terrace. Located within the city walls only minutes by foot from Spoleto’s major sights and restaurants. Excellent facilities for up to six people. What more could you want? Very highly recommended!

Superbes vacances à Spoleto
L'appartement correspond parfaitement au descriptif.
L'accès par les escalators mécanique est pratique depuis le parking et a 2 pas de l'appartement. Il est regrétable néanmoins que l'acces aux escalator ferme à 21 h du lundi au jeudi. Si vous rentrez tard, il faudra du courage pour grimper à pieds depuis le parking jusqu'à l'appartement. L'accueil de Laurie était très sympathique!
Je me permet de dire que le prix de la location est quand même un peu cher pour une semaine en basse ou moyenne saison. A refaire sans hésiter!

As for the rate, it’s expensive because of the additional commission rate you pay to HA to safeguard your money. We also pay a hefty commission rate!
It is less expensive to book outside of high season.

Location, Location
We had a most enjoyable stay in this apartment. It is large & roomy but the highlight is it's huge balcony with it's wonderful views.
The Duomo & the Rocca are both illuminated at night which allowed me to get some amazing photos.
The apartment's location is terrific. It's very close to Piazza Mercato & of course, the Duomo. It's also only a few minutes walk to the town's Travelator which is an enormous escalator that allows you to easily move from the bottom to the top of the town, where the Rocca is located. We parked our car near the bottom of the Travelator which made coming & going very easy.
As parking is not possible near the apartment Laurie was most helpful in transporting our luggage to and from our car. Both he and Norma were most helpful during our stay.

We loved it!
We love Spoleto for many reasons but for one there are not too many tourists. We just came back from Assisi with Carlo (that was the way to go!) and we are so glad we didn't stay there. I stay in a little village called Praiano with a view of Positano every year and we feel similarly about there. Somehow I have a knack for going online and picking the right town. We stopped off in Spello too and Carlo recommended a very welcoming place with great food.
Please tell the owner we also love the apartment. the location is perfect and we love the views.

Gem in the heart of beautiful Spoleto!
This is a little gem, right in the heart of the old city and we could not have wished for a better place to stay for our holiday. The terrace is a joy in the sun, and is a wonderful place to sit and enjoy the views over the town and the Umbrian countryside with a glass of wine and some local food. The balconies catch sun for most of the day until early evening and provide a relaxing and quiet location to gently hear the duomo bells and life going on by. Everything is there that is needed and excellent provisions, support and communication from Norma, Laurie and the owner Ettore were much appreciated; many thanks for your thoughtful attentions. The central location is great for walking around the narrow streets and the piazzas around the duomo area, and it was a joy to see how recent work on Spoleto has done what we thought to be very difficult and improved Spoleto even more as a location for a break of any length!
Our hosts were exceptional, and provided maps, information and the willingness to assist with any problem, All in all, nothing but positives and we hope that we will be back at some point in the future. Thanks again

Room with an incredible view!
We stayed a week and loved it. Very comfortable and close to shops, restaurants , and sites. Our only complaint was that the pool they advertise was not available as an American, we wanted a day at the pool. Otherwise, wonderful.

We are very sorry that the pool was not ready in time for these delightful guests. Usually the pool opens on May 1 but, on this occasion, we had run into difficulties and were forced to postpone its opening.
Our large private pool is at our beautiful manor house, Villa Marianna, 7 miles from all our central Spoleto apartments, a little above Bazzano Superiore.
And, the pool IS INCLUDED in the weekly rate of all our "non pool" properties, some of which are much closer to Villa Marianna.
But, again, our profuse apologies to our lovely guests, whom we know were really looking forward to a swim......

Beautiful apartment, stunning location
This apartment is wonderful! The location is perfect, just a minute away from Piazza Mercado, heart of the old town, with several food shops, geleterias, wine shops and everything you might want. For a big smile, stop by the Cafe degli Artisti for a glass of wine among happy people.
Thanks to Norma and Laurie, who are wonderful, as is Etera, the owner. The welcome basket was very nice, thank you! The apartment is clean and elegant. The bathrooms are large, clean and stylish. The bedrooms comfortable, the living space elegant and cozy, the kitchen well appointed. We cooked most of our meals and had all we needed. The views from the living room window and terraces are blissful. this place isn't only a base from which to visit Umbria, or even Spoleto. This place is a destination unto itself. Plan an extra day or three here because you'll want to settle into the comfortable terrace furniture and hang out at home all day!
