Detailed Description of Property:
Large, spacious, modern, well equipped and furnished to a high standard. This sunny villa with Private Pool, Free High Speed WIFI, English & Portuguese TV and NETFLIX is situated extremely conveniently, on a small private development iactually in Tavira Town. The property is very conveniently located in Tavira Town itself and is close to the Gran Plaza shopping Mall and is within a pleasant 10 minute leisurely stroll on flat, level ground, to the historic centre and heart of Tavira, the river Gilao, the historic Roman Bridge, 13th century castle and churches, the many excellent traditional and seafood restaurants, pavement cafes and bars. The Villa and private Swimming Pool is absolutely perfect for those seeking a well located, high quality, well equipped, private and tranquil environment, yet being close enough to enjoy the attractions of Tavira and the wider Algarve.
The property is suitable for visits all year round, being very large, light, spacious, well appointed and comfortable, benefiting from heating and cooling air conditioning units in all bedrooms and main living areas and with the additional benefit of a log burner to cosy up in front of on those cooler evenings during longer winter stays Located in a very calm, quiet, peaceful and safe area on a private plot. Excellent for doing your own thing, to chill out, totally relax, wind down, de-stress and for topping up your tan.
The property has everything you may ever need and is also ideal during winter for you to escape from the cold to enjoy the sun and benefit from the warmer, healthier climate and lifestyle during winter stays.
A calm, safe, totally enclosed, private and peaceful property. Having gated access. leading onto a tiled front entrance. A pathway leads to the properties side access complete with feature timber pergola with good quality outdoor seating furniture ( ideal for cooling off and relaxing in the shade.
Continuing on from here you have direct access onto the rear of the property, with outside dining area, outside kitchen, BBQ, swimming pool, sun terraces and gardens.
On entering the villa you immediately get a feel for just how spacious, well furnished and equipped the property is throughout. The spacious lounge is furnished to a very high standard. There is A large 50 inch LED Flat Screen HD TV, complete with English TV & Radio Channels plus the added benefit of NETFLIX and a DVD player. There is also a Music/Audio Center with ample CD's to suit all tastes.
From the dining and lounge areas you have direct access outside onto a sun terrace, complete with comfortable outdoor dining furniture and matching comfortable corner seating unit that looks onto your very own private swimming pool. The lounge also provides an excellent view of the pool beyond, through its large, panoramic floor to ceiling patio doors which provides an instant wow factor on entering the lounge.
A side entrance door gives access into a light and airy central entrance vestibule and hall way, which in turn gives access to the modern well equipped W/C an additional roomy cloakroom, the lounge and formal dining room, the first floor and bedrooms via a marble staircase and to the light and modern, well equipped fitted kitchen, complete with a range of modern shaker style units and integrated appliances incorporating granite worktops, 4 ring mains gas hob and fan assisted electric oven with extractor hood. The kitchen benefits from a dishwasher, automatic washing machine, microwave oven, tall fridge freezer, kettle and a toaster. Adequate crockery, cooking utensils, glasses etc. are provided to suit all of your needs and are of a high quality standard and design.

Bedroom 1 - Master en-suite with King Size Bed - with built in wardrobes, dressing area and direct access onto a furnished rear balcony (overlooking the pool, sun terraces and garden areas), The master suite further benefits from large fully tiled en-suite bathroom, incorporating large sink and vanity unit, power point, WC, bidet and shower Cubicle.
Bedroom 2 - Extra large bedroom with King Size Bed. Built in Wardrobes, a dressing and seating area. This bedroom benefits from having direct access through large floor to ceiling sliding patio windows onto a spacious furnished rear balcony (overlooking the pool, sun terraces and garden areas).
Bedroom 3: A large spacious Twin Bedroom complete with two Single Size Beds, built in wardrobes and bedside cabinets. The room also benefits from having direct access through large floor to ceiling sliding patio windows onto a spacious furnished balcony, that looks outwards over the front of the property.
There is also a large fully tiled full house bathroom, complete with full sized bath, WC, bidet, sink , vanity unit a power point and shower, located off the galleried landing and adjacent to bedrooms 2 and 3
All bedrooms are very large and comfortable and are fitted with high quality beds, (King Size Beds to 2 rooms). All have built in wardrobes, quality furniture, hairdryers and ample storage for clothes and personal items. All bedrooms benefit from full cooling and heating air-conditioning. Quality Egyptian Cotton Bed linen and towels are provided. All bedrooms benefit from full length Patio Windows, which give access onto large furnished balconies. Perfect for watching the sun going down with a glass of wine!
To the rear of the property is a large full width sun terrace, with dining area, a seating area and pool, which is accessible directly from the lounge, via double patio doors onto a large, sun drenched, tiled sun terrace and Swimming Pool area and access into the covered, built in BBQ, outside kitchen and sink area with hot and cold running water and granite worktops ensure that BBQ cooking and al-fresco dining is a real pleasure to experience.
The 6.5mtr x 4mtr Swimming Pool was specially designed and located to provide maximum viewing pleasure when both entering the property and or using the lounge. The pool has a traditional Shallow End and Deep end design. Gentle steps lead down into the water in the corner of the " shallow end "(just 0.9mtrs deep), adjacent to the outdoor shower area. The shallow end being 0.9mtrs with a gentle slope down to the deep end at 1.75 mtrs deep). The Pool and surrounding sun terrace also benefits from being in full sun all day long.
There is ample, outside furniture and sun loungers to ensure guests can fully relax, wind down & really enjoy their stay. The property also benefits from a Music Centre (CD and Radio) . There is a good assortment CD’s to suit all age groups, a selection of Board Games, as well as a small library of popular best seller books and a DVD library to suit all age groups are available for your additional pleasure and entertainment. Both English, Portuguese and international TV stations are available, 50 inch HD TV and DVD players are in place in the lounge complete with NETFLIX. Free WIFI is available in and around the property.
First Aid Kits, basic medicines and Safety Equipment is on site and available for your added safety. The Villa is fully equipped with everything to make your holiday very comfortable and as enjoyable and stress free as possible. In order to get your holiday experience off to a good start, a supply of fresh tea, coffee, and the basic condiments are provided, as is washing up liquid, hand wash, dish washer tablets, washing powder and loo rolls etc. Likewise BBQ fuel and lighters, All we would ask is that you replenish accordingly as is necessary.
Cleaning / Towels / Linen : The property will be cleaned and prepared for your arrival. Freshly laundered Egyptian cotton bed linen and towels are provided and changed weekly. Pool / Beach towels are also provided.
Assistance and advice can be provided, regarding hire cars and airport transfers. Likewise in terms of local area information, events, recommended restaurants, Cafes and bars. We provide a comprehensive welcome & information pack prior to guest arrival. Great villa, spacious for the 5 of us. Fully equipped with everything we could need. The pool was fantastic, couldn’t get the kids out of it!! Highly recommended. Thank you
From booking right throughout the whole stay we have nothing but good things to say.Paul was excellent at communicating prior to our stay and upon arrival we met with Emma.The property is extremely spacious and very well equipped with everything you will need including towels and beach towels and equipment. The beds are comfortable and there were lots of dvds, CDs, books, games and streaming services along with information about the local area. The pool is great and the outside area was lovely to relax in. A car might not be necessary as there is a large shopping centre right beside the development. We did have one to further explore the area but the town was walkable.We very much enjoyed our stay and would hope to return again in the future.
The property was even better than the photos - spacious, well appointed with a lovely outside area. It was also a short walk from the centre of Tavira and next to a large shopping centre so it was easy to get supplies and wander into town without a car. Really enjoyed the stay and would recommend this property!

Lovely town of Tavira, 20 minute stroll into town, where you can find everything for chilled night our with local restaurants.
We were there for 7 days, five of us and not one bad dish between us, plus lovely BBQ area with nearby supermarket, or 15 minute wander to food market, to eat in the outside area of the house.
Would defiantly recommend this place.

Lovely spacious villa in a wonderful location close to everything. Villa was very clean & had everything you could possibly ask for. Was greeted by the lovely Emma who showed us round the property. Had one very small issue during our stay & it was dealt with very swiftly. Only one thing I would say is having a hand rail on both sides of staircase as my mother who is 80 had a bit of difficulty with them. Overall a fantastic stay

We are very pleased that you found the villa and Tavira to your liking and very much enjoyed the very convenient location etc. We were most concerned to hear of your elderly Mums difficulty navigating the staircase. In this respect, just to confirm and re-assure you, the building is modern and is built to current building regulations. In this respect, it meets all the safety requirements relating to staircases. In this respect, it does have a rail the full length of the staircase on one side and there aren't very many steps with a resting place in the middle. The staircase is also not too wide and putting an additional rail on the other side "may" potentially restrict access, particularly when carrying suitcases etc up and down. To be 100% honest, we have actually lived in the property, permanently ourselves for many years from new and have never had an issue.
Likewise, since we have been renting the property (for over 6 years now), in between our utilisation and coming and going , we have never had an issue. Indeed, this is the first time anyone has raised the matter with us. However, rest assured we will act on your valuable feedback. We are visiting ourselves for August and I will personally have a look to see if it is practical to put any additional measures in place.
Thank you for advising us of your Mums difficulty. Only via feedback can we continue to develop and improve the service and environment that we provide to our valued guests.

We really enjoyed our stay at the villa this summer. It was surprisingly spacious and had everything we could need. The villa was quite modern and the facilities were excellent, lot's of outdoor space for all and the patio and pool had sun all day long, a perfect place to chill out and relax.
Location was good too, right next door to the supermarket and the food court there was a bonus. A nice 15-20 minute stroll into the centre of Tavira was also perfect.
Contact with the owners and the manager was also first class too, all the help we wanted was given and they were very helpful with the storage of our luggage as our flight was a later one, thank you for all your help for our holiday, we would gladly recommend this as a good place to stay
We had a wonderful stay in this delightful villa in Tavira. It was spacious with all the amenities including a barbecue area not to mention the excellent pool . It was like staying in your own private resort.
The villa is located in a residential area within a 5 min walk to a supermarket and 20 min to old town Tavira. A car is therefore not necessary, for further distances taxis are cheap and plentiful.
The local property manager Emma needs a special mention . Extremely accomodating and very responsive to any queries

Fantastic villa, immaculate inside and out, with more than enough room for our family. The outdoor kitchen was brilliant and the kids were never out of the pool.
The hosts provided lots of useful local information ahead of our stay and provided a local contact number which made it easy to get hold of them during our stay. (Not that we needed to.)
The villa is within walking distance of a very well stocked supermarket and a 15min walk to the centre of Tavira, so we didn’t bother hiring a car and didn’t miss it at all.

My husband and I have just returned from a week in Tavira, the villa is beautiful, even nicer than the pictures show.
We had everything we could possibly need, it really is a case of just getting some food from the supermarket (which is a five minute walk away) as everything else is provided, we were even left some beers, wine, ice, milk, tea and coffee for when we arrived.
Tavira is a wonderful town, really friendly people and very reasonably priced, would highly recommend the bars and resturants by the side of the river and a boat trip to the Island, which is only €2.50 return, it is like being in paradise.
I can't recommend this villa and Tavira highly enough

Lovely villa, larger than expected and furnished to a very high standard, with everything you could possibly need. It has a stunning pool and garden with multiple seating areas (some shaded) sun beds and a bbq area. Everything was spotlessly clean.
Great location, less than 5 minute walk from large shopping centre with a Continente Supermarket. You can walk into town, but we took Ubers for around 4 euros. Very quiet area and local people were all very friendly.
Great communication from owners, who answered any queries we had prior to arrival and we were met at the villa by the managing agent with the key.
We can’t recommend this villa highly enough and can’t wait to come back.
We had an amazing stay at this villa in Tavira. The property was spotless and had everything we could possibly need for the week. Paul was so kind and even left us a few essentials in the fridge as we had a late arrival- thank you so much! The outside area was beautiful and extremely well kept. The villa is even more stunning in person. We were blessed with great April weather and were able to enjoy the pool and the bbq. The property is also very child friendly.
The villa is in a great location and we loved exploring the coast. The beaches nearby are also beautifully clean and were not crowded at this time of year.
One of our best holidays. We will definitely try to return again!

The property was in a low-grade area and was poorly furnished with polyester bedding and a rulebook 10 pages long. The television signal kept turning off every two minutes. The hot water kept going cold mid shower.There was nowhere to park as cars were parked all up on the curbs. We left two weeks early because of incessant dogs barking day and night.

It was quite clear from your previous correspondence that you had made the decision to leave our property, prior to you raising any issues with us. which did not allow us the chance to address any of the issues that you raised. However, once we knew about your discontent, we instructed our Property Managers to investigate and make good any problems. It is unfortunate that you point blank refused the Property Management Company entry to investigate and address your concerns, which we offered at entirely our own cost.
You insisted that you were leaving after 16 nights and demanded full reimbursement and compensation to be paid directly into your account before the date of your early departure and not via VRBO. We explained the VRBO process, but again you refused to deal with, what you called, "a foreign booking agent" (VRBO). We found your tone unacceptable as you projected very direct, aggressive, bullying and threatening tactics throughout, adding that if your demands were not met in full you would take legal action.
Again we explained the process, that after full consideration of all the facts, should we feel any money should be reimbursed, it would be done after your original planned departure date and not before, in line with the VRBO process and paid via Vrbo not directly into your bank account from us..
It is quite difficult to address all your points, as additional points of, quite frankly, a ridiculous nature, could not be rectified and are beyond our control. As you mentioned in your previous email - the sun not shining on the pool and terrace - it was January/February and as with any holiday, you are at the mercy of the weather and we cannot do anything about it. Indeed, we also now know there was a tremendous tropical storm, which affected the entire area quite badly and caused much damage to surrounding properties. This also affected TV, internet and WiFi reception. Likewise, with regard to your comment regarding the neighbours dogs barking, if the neighbour was approached in a reasonable manner it would have potentially eased this difficult situation, but you calling him a ‘moron’ clearly would not have helped the situation and your case.
Unfortunately, we could not get involved as you did not raise any issue with us until you advised us you were moving on?
Following you raising the issue of the hot water going off, via this review; ( the first we have heard of it), we have since had the hot water checked and it appears to all be working satisfactorily. The boiler is reasonably new and we replaced it about 6 months ago. However, we will of course keep a close eye on it going forward.
We carefully word our property description on VRBO and we are confident our description accurately reflects the property, furnishings and facilities available. You also reference our ‘rule book:’ May I assure you that the comprehensive property guide we leave for guests, is for safety (such as emergency contact numbers), assistance (with property facilities) and guidance to local beaches, restaurants, taxis etc in the local area.
Referencing the property as being in a 'low grade area’ is wholly untrue. It is a much sought after area and indeed a house across the road sold this year for over £700,000, which does not have a swimming pool or a driveway and extra land area to the side of the property or indeed any parking facilities available at all. I would suggest that for the majority, this would not represent a low grade area or property and would strongly suggest that your description is highly misleading and wholly inaccurate to anyone reading your review.
All of our bed linen sheets, pillow cases including mattress and pillow protectors and also towels are of high quality Egyptian Cotton. An additional Winter bed-cover/Duvet is sometimes used, should the property management company deem this necessary in Winter months. However, every piece of linen is High Grade, Hotel quality in line with Portuguese ‘clean & safe’ guidelines. It is an insult and a slur to suggest otherwise.
You state that there was nowhere to park,. However, there is adequate parking in front of the property. We often have guests with more than one hire car, which does not cause any problem. The garage is locked and not available for guests as it contains our personal items. The drive gate is locked for additional security, especially if children are at the property. The garage is not advertised as available nor is the drive way. Neighbours are extremely accommodating with parking should you need extra space. There is only one neighbour who prefers to park with his near side wheels up on the kerb. This is his personal choice , is the only car to do so and should not be a concern to anyone and should certainly not spoil anyone's holiday.
We pride ourselves on achieving our 5 star rating (after 45 genuine reviews of which 45 are all 5 Star), our VRBO ‘Premier Host - Partner’ status and our 10 point VRBO ranking. However, disappointingly, following your 1 Star Review this unblemished record has been tarnished and our VRBO ranking has been reduced to 9.8, which as you are well aware, is extremely damaging to us.
Hopefully, our potential future guests will see through your ‘complain and claim’ approach and your 1 star rating.
I am deeply saddened that you didn't raise your issues with us until after you had made plans to leave and that we were not allowed any opportunity to react and try to put any issues right for you and that you feel that a 1 star rating is a true refection of our property and the service we provide.

We thoroughly enjoyed our month long stay in Tavira, Portugal. The villa was exceptionally clean with ample dishes, utensils and good quality appliances. The rooms were nicely decorated with abundant shelfing and space to store and hang all our clothing. The rooms contained very nice furniture and comfortable beds. There were plenty of towels, bedding, dish cloths, etc. The villa is located in a subdivision next to the town's major Shopping Mall which contains plenty of stores and an exceptional grocery store inside the Mall. It's a nice 15 to 20 minute walk to the main attractions in the middle of town. It is also about a 20 minute walk to the nearest train station stop. Tavira is a charming old town with beautiful beaches, and a rich cultural experience. A must see is the Ilha de Tavira beach and the pleasant ferry ride to the island. The town itself, with its Moorish architecture and traditional Portuguese tiled houses was also a highlight of our trip. There are plenty of roadside cafes / restaurants and lots of little shops selling their wares at very reasonable prices. There are also plenty of seaside towns, within a 30 minute trainride, where we spent the day walking the boardwalks and shopping at the local stores. All-in-all.... a wonderful vacation staying at a 5 star villa.
We had a fabulous time during our stay in Tavira. The villa is ideally located 3 minutes walk to the Gran Tavira shopping centre with a huge Continente supermarket open from 08:00 - 22:00 every day. It is only a 20 minute walk into town but as it was very hot when we were there we took Uber into town and got a local taxi back. All very easy and all the drivers were very friendly.
Paul was great at sending information before our arrival and the wine beeer, water and milk left in the fridge when we arrived was a very welcome treat, thank you!
The villa is so much bigger than it looks in the photos and we loved the outside area with the pool and large patio. It was so lovely to come down in the morning and sit outside with a cup of tea with no rush to get to breakfast or a sun lounger!
I would highly recommend this to anyone who wants to experience the real Algarve. We had so many lovely meals out in Tavira and there is so much to do and explore. A visit over to Ilha da Tavira is well worth a visit. We will definitely be back to Tavira in the near future.

We loved the property. It was just as described on VRBO site. Location was fabulous. Easy walk to downtown (on the flat and only 1.3 km) and nearby amenities. Having the mall just 5 mins away was fantastic. Owners provided a terrific list of things to do and restaurants to try.
Even though somewhat off-season mid-Feb to Mid-March it still provided excellent points of interest and restaurants. Temperatures were in the low 20s. WOW did we luck out.
Unfortunately, the neighbours dogs, directly behind and across and down the street, drove us crazy with their constant barking, sun-up until late in the evening. It made it difficult to sit out and enjoy the beautiful pool and garden area. Dogs are a fact of life however the dog Owners made no effort to control the behaviour and it's unlikely this will change. If we return to Portugal we would definitely look for accommodation in Tavira but likely at a different property and hope we don't experience this again.

Easy check in even though we arrived after 10pm. Villa is in a good location about a 15 to 20 min walk into main town area . Can be a long walk if you do the beach and town for the evening as some days we did 18k steps. Villa itself was very clean however outside aea was dirty. Table looked as it had not been cleaned for weeks and the sun loungers and outdoor seating has a lot of bird droppings on them which looked to have been present for some time. Also a lot of Ants around pool area Had a few issues with shutters however management company came and fixed them within a day or so. Main issue we had was finding a dead bird in pool two days after our arrival. We removed bird from pool and contacted management company who later said they had attended and cleaned pool and ran pump which was a blatant lie as I had placed bird on top of pump and it was still present when we got back from beach . They eventually came and cleaned the pool however we lost three days of the pool not great for a 7 day holiday. We did contact owner who refunded us a small amount of money ( owner not issue) however not great from management company who were prepared to allow us to use the pool even though it had not been cleaned We did try to engage with owner after we left for an explanation however heard nothingSuch a shame as villa was very nice and if outside matched it would have been perfect As per previous review about dog barking we did hear a bit however it was not an issue and not oftern
Great spacious villa. Highly recommend for families. Great location for supermarket and central Tavira (prebook tables for restaurants in August). Homely and well equipped - felt like you were staying at a friend’s. Things like hand soap, foil and washing up liquid work on a ‘if you use the last, buy more’ basis. Take/ buy your own dishwasher cubes and washing tablets although there are a few there. Great, eclectic music collection! TV with lots of apps inc Netflix. Decent washing machine and drying racks. Cool boxes, ice cube trays, beach chairs, some shopping bags, mop and Hoover also available. Beds v comfortable. Only one socket near bed (lamp or phone, not both). Showers clean and powerful- although water goes cold occasionally. Wardrobes huge, lots of hangers. No safe. Hairdryers good (3 available). WiFi good inside and outside. Blackout shutters and aircon were fantastic. Pool was great. Pool towels provided. Serviced on a Thursday when we were there. On arrival, inside was immaculately clean. Outside area was not (dirty paving and sunbeds, used plasters) but sorted easily with a sweep/ hose down. Bedding and bath/ pool towels not changed in 10 days we were there which was disappointing. If I was to suggest non-material improvements, I’d have loved a kitchen table, bin in main bathroom, extra hooks upstairs to dry towels, shoe rack in hall, a spray mop to do a quick daily clean, food trolley to take food to table/ outside, and a non slip mat near the patio doors.

Why they chose this property
We purchased this property after a long time searching. We were specifically looking in Tavira Town for a spacious 4 bedroom property with a private Swimming Pool, close enough to walk, on flat level ground, to the historic centre, the Roman Bridge, cafes , bars and restaurants, when ever we wanted to. Likewise to be close enough to walk to the supermarket, shops and a nearby beach. When we eventually found this property we just fell in love with it. The private pool and outside space are perfect for relaxing and enjoying the outdoor life to the full - all year round. The extremely good and convenient location and likewise the fact that it was so close to the Ria Formosa Nature Reserve and the "local" beach, made it a perfect choice. The property is absolutely ideal for spending holidays and is just perfect for spending winter in the sun, in the warm, healthy Algarvian climate and away from the cold harsh winters that are experienced back home.
What makes this property unique
The properties excellent and convenient location in Tavira Town, is a real plus point and benefit to guests. Being just a leisurely and pleasant 10 minute stroll on flat, level ground to the very heart of Tavira, the historic Roman Bridge and Tavira's many cafes, bars, restaurants and attractions.
The property is well laid out on a flat, level plot with a minimum of steps. The short walk (Just 15 minutes) into the heart of Tavira is also on flat, level ground which is a real benefit and somewhat unusual and hard to find for private villas, with private swimming pools in Tavira. The vast majority of which are a fair distance out from Town and or are located on hilly terrain or indeed located remotely up in the hills of the wider and very large Tavira region. So in terms of a high quality environment, excellent facilities plus its extremely good and convenient location, this property is a real find and an excellent choice.
The Pool and Large Sun Terrace areas benefit from full direct sun all day long.
Being so close to the Ria Formosa Nature reserve the gardens and surrounding areas to the property allow guests to enjoy sightings of a wide array of beautiful birds, including Storks, Goldfinch, Hoopoo, Doves etc.
Whilst a car is always a benefit and allow guests a high degree of convenience and flexibility a Car is certainly not required if staying at this property due to its excellent and convenient location, with it being very close to everything you may need or wish to see.
