A beautiful brick and stone barn that sleeps 6, Cutterâs Barn has been recently refurbished to a very high standard and is set on a small livestock farm in stunning rural Buckinghamshire. It is close to Oxford and has excellent transport links to London. Magnificent views of rolling hills and valleys on the edge of the Chiltern Hills, Cattle and Sheep share the surrounding pastures with abundant wild bird and animal life. The barn has been furnished to a very high standard with British, hand-made bespoke furniture, curtains and blinds. The hosts are proprietors of an Interior design and Curtain making and furnishing business so they have gone for the WOW factor. Sustainable renewable energy heating and hot water systems have been installed. A fully equipped kitchen includes dishwasher, washing machine, electric oven and hobs, microwave, fridge/freezer and an extensive range of cooking equipment. A large open-plan living space contains a dining table and a selection of very comfortable handmade British sofas and chairs. There is wireless internet throughout the property. The upper floor is fitted with British Herdwick Carpets and all beds have Hypnos mattresses. Upstairs there are one king-size bed and en suite shower room, a second king-size bedroom, a third twin bedroom and a family bathroom. There are wardrobes with hangers in each bedroom. An Iron, ironing board, clothes airer and pegs and hairdryer are included in the property. Guests have full use of the barn an area of garden and free parking.
The surrounding area: Living or staying in this location is a privilege. Unbroken views of beautiful rural England yet towns and cities are easily accessed. Chilton and its surrounding Villages are full of stunning period properties, many appearing in TV programs including Midsomer Murders and Jeeves and Worcester. Circular Walks and scenic footpaths abound in this area, The Chiltern Hills and the superb Otmoor RSPB reserve, the magnificent Waddesdon Manor stately home (looks like a French Chateaux) is very close and with Bicester Village Shopping Outlet and Oxford are only 30-minute drives away, there is always lots to see and do. Getting around: 11 minutes by car will get you the 5.5 miles to Thame & Haddenham Parkway station, a 35-minute train ride to Marylebone London on the London to Birmingham Chiltern Line. Heathrow Airport is only a 45-minute drive. The local Market town is Thame, 4.5 miles away with a weekly market on a Tuesday, independent shops and a choice of supermarkets including Waitrose. The hosts live next door and work on the farm and in a separate converted barn making soft furnishings. They will be happy to answer questions and give helpful information where needed. Cattle and Sheep live in the surrounding area and farm work is undertaken. The property has thick walls and double glazing, noise has never been an issue with guests. Chilton Grounds Farm is a business sympathetic to nature and wildlife. It is teaming with bird, animal and invertebrate species, many encouraged with special habitats or nest boxes.

Very lovely setting and garden in the mist of a sheep farm. Charming hosts. We enjoyed our stay and hope to return someday. Cutter's barn was most pleasant and we had everything that we needed for our holiday. Hostesses Duncan and Diane are most friendly, helpful, and happy to tell us about their sheep farm. Outdoor farm pet kitten Phill and sheep herder puppy Cox were very friendly. At night the stars were super bright and plentiful.
Excellent accommodation. Very clean and well equipped with good quality crockery, cutlery and linen. Lovely being in the middle of a working farm - not smelly or noisy! Visited Oxford and Waddesdon, both very interesting.
Thanks Duncan and Diana for a wonderful few days, the children loved seeing the animals and the property was perfect. We really enjoyed being in the middle of such beautiful countryside.

It was great to meet you all, thank you for leaving everything so clean and tidy.
The property is large and well appointed. The location is handy for visiting the many things to see in the area. Hosts were friendly and helpful.I do wish I had brought a proper map as my phone signal kept dropping out and manouvering around the road problems caused by HS2 construction was difficult without a functional satnav - though that has nothing to do with the property.
A good place to stay to visit a range of places in the vicinity. Duncan and Diana were very friendly and welcoming.
One small suggestion - make sure to change the wifi information sent out beforehand to the most up to date hub and password.

Hi Karen, I sent you some guest information as an attachment to a message before your stay. It contained directions, phone numbers and Wi-Fi access information. I'm sorry if you were unable to see it but it is still there on our message trail.
We were there for 2 weeks, enjoying our Summer Holiday as family with 3 kids. Enough space for everyone, clean and well equipt house. Very nice hosts and super delicious Farm eggs. Quite and peaceful Surrounding. We definitively recommend!
Wonderful property. Has everything you need. Great location. Duncan and Diana are very friendly and very helpful if you need them. This was our third time there and we will be back.
If you read the reviews they are consistently great for good reason. Duncan and Diane are kind welcoming people who want the guest(s) to enjoy their stay. Everything was very clean and we had plenty of room for our family of four + mother in law. If you are looking for a week or so to tour central and western England but avoid the big city, Cutters Barn is a great choice.
A truly lovely home, super clean and beautifully decorated. We had 6 wonderful days with our grown up family at Diana and Duncan's barn and really couldn't have asked for more. The location is great for exploring, walking, cycling and just relaxing. To be on a working farm was an added bonus. The beds are very comfortable, we all slept so well, and the kitchen has everything you need.
Thank you Diana and Duncan for your hospitality, especially for the homemade cookies! We wish you every success!

Paola and her family were excellent guests who I would recommend to any future hosts.
We spent around ten days here in late January, and yes, it was chilly and rainy (but nothing like Boston's cold!), but still the countryside was beautiful, the air was fresh and clean, and our visit was peaceful despite the stress of the times.My filmmaker son and his husband had a visit planned to NFTS in Beaconsfield--the drive was easy, and the train ride was even easier! We took day trips to Oxford, Stonehenge, Bletchley Park, the Battle of Britain Bunker museum in Uxbridge, St Albans, and the guys took the train into Marylebone station in London for a day, too. I'm strictly gluten free, so we made use of the Barn's terrific kitchen every day. The grocery store (Waitrose) in Thame was great. Thame is charming and delightful! My comments to other Americans who might be considering a stay here: English "king" beds are the equivalent of an American Queen, so heads up about that! Also, the Barn has a washing machine, but no mechanical dryer--only something called an "airer" which is a very small heated rack that takes many hours to dry a single (crunchy) towel! We are spoiled in America, I know, so my advice would be pack enough so that you don't have to do laundry!The farm dogs were great! We really enjoyed our stay and would return in a heartbeat! Huge thanks to hosts Duncan and Diana for making this trip comfortable and serene.

For your information there is a fold away airer in the cupboard under the stairs. It will fit a washing machine load of clothing on and they will dry because of the barn heating.

Beautiful rural retreat. perfect!
We have just spent the perfect week at Duncan's barn, the barn is beautiful and so tastefully decorated and spacious accommodation. Well thought out and everything you need for a family stay. The views from every window are stunning we just loved waking up there everyday.
We had a family get together for my granddaughters 3rd birthday and Duncan could not have been more helpful when we asked if my Uncle could visit in his wheelchair and he made sure he could get in to the Barn for the afternoon, thank you!
We met there with my Son and daughter in law and my two grandchildren who were visiting from Australia and we were visiting from the USA so it made the perfect place to spend a week together. Everything was to a very high standard and Duncan and Diana were the perfect hosts.
I would definitely recommend this Barn to anyone looking for a rural stay in the South of England, you will love it and there are so many nice places to visit within a short drive.
Our only suggestion would be to buy a new can opener that was so hard to use, maybe have a small table and chairs outside to sit out for a coffee or wine in the evening on a sunny day. Otherwise I think you have thought of everything and we could not have asked for more, we had such a great time, thank you!

Duncan is the third generation of his family to farm Chilton Grounds Farm. Partner Diana and son Charlie make up the host family. A herd of beef cows that suckle their calves for 8-9 months each year and a flock of breeding sheep graze the 150 acres of pasture but wild bird and animal life, and their habitats, are regarded with equal importance to the whole family. A handful of free-range Chickens love roaming far and wide, there are two lovely dogs called Saker and Lanner and a cat called Phil. I am passionate about wildlife and the animals on my farm Love sport especially Rugby Like positive people and attitudes
Why they chose this property
Cutter's barn is named after Duncan's grandfather who's nickname was 'Cutter' because he would cut (castrate) horses for people in the surrounding area. He purchased Chilton Grounds Farm in 1926 after growing up and farming locally. In 2010 a major refurbishment was started and from an old cowshed and feed store it was transformed into a comfortable residential barn conversion with a sustainable renewable energy heating and hot water system.
