Elegant and modern apartment with direct access to the Promenade des Anglais, 30 meters from the sea.
The apartment consists of a living room with balcony, American kitchen, 2 bedrooms with double bed, a bathroom with shower plus a small bathroom with sink and toilet. The house is equipped with all the necessary equipment and in power: Lift, Wi-Fi, satellite TV, air cond, washing machine, dishwasher, oven, microwave, toaster, kettle, hairdryer, safe, bed linen and bathrooms equipment for the beach (umbrella, mats etc.)
The central location allows you to enjoy the Carré d'Or tuttii with its shops, restaurants, clubs etc and a 10 minute walk you can reach the Old Nice with its famous flower market and its streets full of typical restaurants.

Seashore apartment

Great location very close to numerous restaurants and the beach. Big balcony. Comfortable living room furniture. A little more scrubbing, dusting to remove that owner lived-in feel would have been appreciated.

Perfect Location

The flat is in the centre of town which was perfect as all bars and restaurants are close by and everything is within walking distance. The second bedroom however has no window other than a small skylight opening into the living area.

"People in Nice are friendly- they are on holiday!"

We had some difficulty finding the right location, as there are both "Square Royal" apartments and "Palais Royal" apartments in the same building. The property manager was not fluent in English, and our French is dismal, but we were able to get the basics for check-in. Our host Gianna kept in contact with us and answered additional questions we had. We liked this property a lot, and were able to navigate Nice quite nice-ly using local transport. We liked how close the apartment is to the (rocky) beach, and we also liked the fact that our host had beach chairs/mats available to use. We only used one of the bedrooms- just the two of us- but appreciated having two bathrooms! And the motorized shutters were great for sleep/solitude after daybreak. We highly recommend the little electric "street train" for tourists, which will give you a good overview of old NIce and take you up to the Fort du Mont Alban overlook. Of course, the busses do a great job for getting around town as well.

Some Small Repairs Needed

The apartment was fine and we enjoyed the stay. The location is excellent. However there are are some small repairs needed that we did not have a chance to communicate to the owner. 1) Of the three lights above the kitchen sink, one is not working at all, one comes on then goes off after a few seconds and only one works properly. 2) the main bathroom sink is draining very slowly and needs to be cleaned out.3) the security bar on the apartment door drags on the floor sometimes making it difficult and noisy to open the door.

A true gem

This apartment was a gem! Very cozy and comfortable, everything we needed, great location, very central and walkable. And the hostess was so kind and helpful! We truly enjoyed our stay here.
