About this property
Beautiful Villa, Large Private South Facing pool and 1acre garden, petanque .
My place is close to Callian Village, Cannes, Nice, Monaco, St Tropez, Lake St Cassien, The Airport, Great Views, Ski Resorts . You’ll love my place because it is traditional style villa is peacefully situated on the edge of the woodland overlooking a meadow. Set in 4000m2 of land, very private, but not isolated or overlooked, the villa was modified to provide a spacious open plan living area with fire place, seating for 12, large open ,well equipped kitchen, utility and conservatory.
With six double bedrooms, 3 bathrooms and 3 separate toilets , the villa easily lends itself to multiple families/couples.
The front of the house is approached via electric gates and Cyprus tree bordered drive having parking for at least 4 vehicles.
The back of the house which is completely south facing , is home to a large pool 10x5 metres, fruit trees and sun terrace with sun beds. (Outside shower, Barbecue, Basketball Net) and new for 2024 , a full size illuminated Petanque court .
A 5 minute car drive/20 minute walk will make you into the village of Callian with its small Supermarket, Boulangarie, Pharmacy, Bar, Cafe and Restaurants. 10 minutes takes you into the valley with an abundance of larger supermarkets. Most of the surrounding villages are reached within 10-20 minutes drive.
Restaurants range from simple to Michelin stars. local vineyards are happy for you to taste their wines and other produce.
Local markets offer delicious foods, Fayance holds one 3 times a week in the summer months, and their is a daily farmers market (March Paysan de la Ferme) at the junction between the main through road D562 and the D56 up to Callian
For the sporty amongst you , there are local tennis courts, which are a 15 minute walkaway . Golf at the famous Terre Blanche. Mountain bike hire and trails in abundance. The Gorges Du Verdon, a 45 minute drive is a river canyon that is often considered to be one of Europe's most beautiful. It is about 25 kilometres long and up to 700 meters deep. Here you can take part in a number of activities such as white water rafting, canyoning, canoeing and kayaking.
10 minutes drive is Lake St Cassien with numerous restaurants, sun beds and a variety of water craft to hire. This beautiful lake has world famous carp fishing .
In the winter, the nearest ski resorts is only 45 minutes away.
For those who love the sea; St Tropez, St Maxine, Cannes are only 30 minutes by car.
If its bright lights your after, Cannes, Nice and Monaco are within easy reach. . My place is good for couples, families (with kids), and big groups.

Why they chose this property
I knew from the minute we walked into the villa , that this was ‘the one’ . It even looked right on the website .
It offered us a great space with enough room to house our family and friends without everyone getting under each other’s feet . It’s so peaceful and quiet , perfect as I’m a light sleeper . Surrounded by countryside and not overlooked , yet with the reassuring presence of some neighbours not too far away .

What makes this property unique
We are a stroll to the lovely village of Callian and the friendly people who live and work there . We are close to large expanses of water , both St Cassein famous for its rowing club and carp fishing .Swimming and picnicking there are a must , with great pop up restaurants in the summer , and the Mediterranean if the sea floats your boat .
The area is great for hiking and biking with many trails . The stunning Gorge de Verdon is only 1hour away .
For Gastronomic fans , the quality and quantity of good restaurants suiting all budgets couldn’t be better , and the wine !! Visiting local vineyards and sampling is an enjoyable way to spend some time and support local economy.
