Welcome to the Condominium Menesse Quinta Mar. This condominuim is located on the third floor of a new building, which features a modern elevator and only 8 residencial units. This little apartment complex is located in downtown Playa del Carmen, is very close to the beach and the 5th Avenue, yet away from the noisy clubs and bars, so that you can get a good night's rest. This complex offers a night time security guard and a daytime custodian so that there is always someone keeping an eye on the condominium. Enjoy this gorgeous roof top pool patio, with breath taking views of the carribean sea and Cozumel Island from end to end. You can enjoy an afternoon on the beach, eat a late lunch in a local restaurant or cafe and then enjoy the nightlife later on. You can stay home and enjoy the roof top pool patio and the view of the cruise ships coming and going from Cozumel Island. In the evening, the caribbean breeze is fenominal and the Island is illuminated from end to end. Enjoy this downtown paridise at a fraction on the cost of a hotel, with the freedom to come and go as you please. Please be advised that the maximum rental period is for 3 weeks.

Great spot, great host!

Lovely spot in PDC, close enough to Fifth to be a couple of minutes from the hub of activity but far away enough to give you a break from the crowds. Excellent rooftop pool! Also an excellent host, thank you for everything Karl!

Great condo !

My girlfriend and I shared this condo and had a great two weeks. Everything looks exactly as the pictures! Beds were not too hard and I got a good nights sleep. Very quiet neighbours which was great. The only suggestion I would make and is quite an easy fix. Kitchen towels would be great instead of a bathroom towel and a couple of larger bowls ( for scrambled eggs or salads really are needed. Karl was very informative, pleasant and just plain awesome!! He was a great landlord ! If we planned to go somewhere and had to catch a collectivo he even offered to drop us off so we didn't have to take a bus. Any small thing that did occur Karl was quick to solve it. I would definitely recommend staying at this condo ! Its right off of 5th Avenue yet the street is very safe and quiet. Your a couple of blocks and your at the beach. Ps....a couple of light chairs for the beach would be a great addition ...as we had nothing to sit on once there. I would definitely stay here again ! Thanks Karl ! Donna

Best Vacation ever!!! Everything perfect!!!

It's simple. If you want to be treated like family and royalty at the same time go stay at Karl's condo. We stayed for 2 weeks xmas and new years 2018/2019 with our two kids 11 and 14. Instead of repeating all the amazong reviews I am going to break down why you should book now before you miss out on the best vacation of your life!! Here we go: 1) Karl picked us up from the airport and gave us a VIP tour of playa del carmen. He's funny, genuine, informative, and very entertaining. Like a long lost friend. Puts his heart and soul into what he does. 2) he then drove us to the best taco place. Local and delicious. 3) He supplied water and filled any request immediately. Chairs and umbrella for the beach; information; or anything you need. 4) The condo is perfect. So clean and has everything you need. Rooftop pool has an incredible view. 5) Karl drove us to Xel Ha on Christmas Eve to make sure our day was extra special. 6) The condo is 2 minutes from 5th ave, less than 5 min from the beach, and secluded and private with security/maintenance 24/7. Not that you need it. The area is so safe and the condo has no issues. Perfect, perfect, perfect!!! 7) amazing food of every kind within minutes. Mega store for groceries 20 minute walk up fun 5th ave and then z bit off. Cabs waiting to bring u back cheap. 711 and oxxo 1 minute away. All of this info and anything else you need supplied by Karl. 8) Karl is kind, generous and doesn't charge nearly what the condo is worth. A fantastic deal!!! 9) no hidden costs. Infact you have to almost force Karl to take money for anything. Outstanding person who treats you like family. If you want the best experience ever book here. We have stayed at some of the best 5 star resorts in Mexico over the past 6 years and his Service and Product is right with them with that added personal touch. Book it or maybe leave it for me. Would love to keep this one a hidden gem for selfish reasons , but Karl deerves this review. THANK-YOU Karl. Will miss you. Danny, Leanne (AJ and Josh)

Great vacation!

We had a wonderful time staying at Karl's condo. We checked in for one week after a week at an all-inclusive. Karl picked us up at the resort and dropped us off to get settled in at the condo. He also drove us to Xcaret as well as transportation back to the airport when it was time to leave. The condo was well situated and very comfortable for our family of 4. We appreciated the night security and daytime caretaker as we knew that someone was always close by if we had any concerns. Karl was prompt to respond if we had any questions and was quick to help if we needed anything. I would highly recommend this property and Karl!

Great time in Playa de Carmen

The condo was located in a very good location. near to 5th ave and the beach. Karl was a great host helped us get from the airport to the condo and back to airport. Karl was very attentive to our needs and responded quickly when something was needed. Karl even took care of our laundry needs. The condo was very clean and quite large. I visited this area of Mexico 4 times this year and I can say without a doubt Karl’s place was my favorite thus far. He took us on a tour of the city and was always there when we had questions. His condo was clean and had everything you need for a great vacation. Another plus was Oscar the doorman and security. He was great and kept the common areas spotless. You can’t go wrong staying here.

Karl is a great host. My girlfriend and myself stayed at this apartment for 10 days and had a wonderful experience. Karl is very personable and the apartment is conveniently located for everything you would want to do in Playa Del Carmen. The photos of the apartment were just as it looked when we checked in. Karl went above and beyond by picking us up at the bus depot and touring us around Playa to help us get our bearings. The building is quiet and the pool was fantastic,there are only 8 apartments in this building, so we had the pool to ourselves most of the time. The lounger beds at the pool were very comfortable and luxurious, we would definitely stay with Karl again and recommend his rental with no reservations. The security was also very well done, with a security guard downstairs all night long and a maintenance man in the building or at the front desk during the day also the door to the building was locked this made us feel very secure no worries. Thank you again Karl for making our stay so pleasurable.

Great Condo In The Perfect Location!

We stayed for a week at Karl's wonderful condo. Upon arrival, not only did he show us around the apartment, but drove us around the neighborhood and pointed out highlights. It made getting around even easier! One block off the start (and the best part) of 5th Ave. and 2 blocks from the beach and some nice beach clubs, this condo had everything we needed. Breakfast places, pizza, convenience stores, pharmacies, and TONS of great restaurants were all just a few minutes walk away. And the rooftop pool was nice for spending a day when we didn't feel like going anywhere. The condo is about 45 minutes south of Cancun airport and 45 minutes north of Tulum, and an easy drive to everything in between. There is even a Wal-Mart a few blocks away, in case you need to pick up larger essentials (and believe me when I tell you to get some rolls, breads, and croissants from the Wal-mart bakery! You won't be disappointed!!). Will definitely keep this on our list of places to visit and stay at again! He even helped us out when our flights were postponed due to a storm back home. Couldn't have asked for a better experience! Thanks, Karl!

Fantastic all around!

We are so pleased with the way Karl was attentive to our calls and questions. From the first day that we got there Karl offered to pick us up in Cancun airport and showed us around playa. The condo in itself is great! To the beds, air conditioning and all it offers it's sure worth going back. The pool upstairs is beautiful! my family and I felt very secured for our first time in playa Carmen. Karl offered to take us to xcaret and back as well as to Cancun in our last day there. A true great vacation!!! Was a pleasure of staying there and recommending it to my friends.

Will consider a hotel next time

First impression was positive, the apartment has all the amenities you can find in a hotel including WIFI and cable TV. Evrything looked as pictured. However after a few days we didn't fully enjoy ourselves as there are several buildings on construction around the block and you will hear the knocking from workers and noise from the machines through most part of the day including weekends.. This is at no fault to the owner. Beds were ok but pillows are terrible and small. There were some other hiccups with drainage that Karl kindly attempted to fix. The apartment is on quiet neighborhood, and in my opinion Playa del Carmen is better location than crowded Cancun.

Great condo and perfect location

My wife and I stayed in Karl's condo for 6 weeks and enjoyed every minute in this modern condo that was just a half block from 5th ave and 3 or 4 blocks from the beach. The roof top pool was amazing with great views and very clean, We bought a small cooler and would take a few drinks up the elevator to the roof top and listen to music while soaking up the sun and swim. Karl was quick to respond when we needed water or had a question. We used WhatsApp to message him and he would respond right away. The water pump burnt out one day and Karl offered to take us too another condo so we could shower but he had a new bigger and better pump install the next morning so no problem. This was a very quite place even from the deck we couldn't here much at all. Karl picked us up at the airport , we got laundry service once a week for free and water delivered free (by Karl). Had maid service every sunday for free. The tv had Netflix and youtube which was a very nice bonus. There was a night security guard down at the front door every night. We walked the full length of 5th ave many times and walked the beach from our condo down too the Cozumel ferry dock many times, so many great bars, restaurants and shops to check out. We absolutely loved our time in PDC and would recommend this condo to everyone. We will be back Karl. Thanks for everything Karl!!

Wonderful host, nice condo in a great location

We recently stayed at this condo for one week with our two sons. This was our first visit to PDC and we really liked the location. Karl was very quick to respond to our questions both before and during our stay. He took us on a great tour of the town and gave us some helpful tips. We did experience some problems with noise due to an event down the street our first night, a music festival at the beach and some quirks in the new building. However, we would still recommend this condo. Thanks again, Karl!!

Clean and modern

Karl is a very personable owner, picking us up at the airport and delivering us to the condo. He even offered to stop by a grocery store on the way to Playa. Condo is very new, clean and modern. Rooftop pool is small, but perfect for escaping the heat. Great ocean views from up there too. Might seem like a given, but it was nice that Karl had a full water dispenser there for us which is a must for this area since you can't really drink the tap water and you don't want to unpack and go hunting for water first thing after a long day traveling. Very close to the beach and to an Oxxo (Mexican version of 7-11) which was great for beverages, milk etc. Location is on the extreme northern end of avenida quinta (5th Ave) giving you the walkability and access to restaurants/coffee/shopping that this provides. Very quiet. Karl was responsive when we had a minor issue with the plumbing and fixed it promptly. Separate beds in the 2nd bedroom worked out great for our pre-teen daughter and teenage boy. We'll be staying there again next year!

My family and I came on vacation here from Cabo. We have a 9mo old little boy and Karl was so kind to bring us a pack and play, high hair, and toys. This new 2br condo is perfectly located half a block from 5th Ave and where we spent many evenings walking and shopping. The elevator was so helpful while traveling with our son. There is great sunrise view from the rooftop pool and was nice to come home from a day at the beach and jump in the pool. Thank Karl for always being available when we needed anything. Great Condo! Vacations Playa del Carmen

the place is very nice, clean , new, with all basic services , water, electricity , television, air conditioning, two bedrooms, two bathrooms with hot and cold water , kitchen , living room with terrace , fans, pool with lounge chairs and up elevator. Super place is located two blocks from Fifth Avenue , a quiet and exclusive area . certainly I have to emphasize the the attention they gave Karl Grebe who rented us a place so beautiful , they picked us up and drove to the airport and was always slope if we needed something we're super grateful and eager to return as soon as we possibly possible .

By profession, I am an Robot Programmer and was working in the Automation Field when the economic collapse occurred in 2009. I decided that it was time to buy a Spanish Dictionary and make the big move...I haven't looked back since.

I'm the type of person that enjoys different experiences and cultures. I like to travel and to do quality work. I like a challenge and a little adventure and one of my passions is renovating homes. Why they chose this property

This condominium is located on the edge of the downtown core. It is located steps from the beach and the 5th Avenue. The 5th Avenue is a pedestrian street that runs for several kilometers. There is no vehicular traffic allowed on the 5th Avenue. It is only pedestrians, restaurants, bar/cafes and small shops. You can get to all of the local attractions, but then come home to a quiet neighborhood and rest.
