This lovely home is fully furnished, with 3 bedrooms, 2 full baths, SPLIT Floor Plan, & pampers with comfort! Right down to bathrobes n slippers!
The minute you step inside, you feel at ease right away... You are greeted by the openness of the "great room" which includes the living room, kitchen, & dining area with double french doors and vaulted ceilings, making it feel even more spacious! The 55" tv is perfect for relaxing at night with friends n family, whether its Sunday Night Football or your favorite binge-worthy shows with Netflix, Amazon Prime, etc for your entertainment. The fireplace-tv console holds books and has beautiful lighting. There is a large center island in the kitchen area, which seats four, and is a great gathering spot, allowing meal-prep, while enjoying the company of family and friends nearby.
Bedrooms are split floor plan (master on one side of house, with 2 bedrms on other side) for added privacy. Master bedroom is decorated in a tropical palm tree theme with spots of leopard, with super soft sheets! Includes double sinks, a myriad of toiletries (in case you forgot something), separate lavatory, large easy-access "zero" walk in shower, a walk in closet, and French double doors leading to back patio area. One guest room is Beach-themed, & the third guest room is Southwest-themed, after the great state of Arizona!
The guest bathroom features a tub & shower. Upgraded ceiling fans are thru-out the home, for great air circulation, & there are mirrored wardrobe doors in each bedroom.
The dining room can accommodate up to 8, and the island will seat another 4 guests. The double french doors invite you out to the large patio area, which runs the length of the house for maximum shade. Three tropical ceiling fans provide a light breeze on warm sultry nites, while you enjoy the Tiki Bar & tropical resort style backyard setting. New gazebo with comfy couch and chairs surround the firepit, making it feel like your own oasis! There is a patio table & chairs to seat 6, & a smaller patio set in the back yard area, under a teal gazebo top. The bbq grill has a dedicated gas line. Lounge chairs & Adirondack chairs are available if you want to work on a tan (add'l plastic chairs are by Tiki Bar). Resort style landscape lighting creates a beautiful & stunning glow upon the swaying palm trees, as you gaze with wonder, at the stars above, & crystal clear nite skies of Arizona!

It is a beautiful well kept home. Everything you could want or need. The backyard and patio is absolutely the nicest of any vacation home we have ever stayed at. Their are no hosts any better than Lisa. She checks on you to see if all is well, if she needs to get us something. This was our 2nd stay in this rental. We will definitely stay there again.

I purchased this home brand new in 2005, as a vacation home for my mother, myself, and family. Soon after, Mom's cancer returned and she passed away. I've never lived in this home, it has been used on weekends, and by winter guests (snowbirds-some of which have returned for up to 6 yrs), Executives, Contractors, Border Patrol, and is in PRISTINE condition! I pay close attention to detail to maintain it in this condition, keeping it as clean as "I" would be staying there, & hope my guests treat it as they would their own... I do consider it as a potential retirement home for myself in the next few years. :-)

Why they chose this property

This home has the perfect open concept layout for family and friends to mingle, & connect - yet enough privacy between bedrooms, outside gazebo, firepit, patio area's that you can slip away for some quiet alone-time.
The location is the BEST in Yuma! We are on the northeast side of Yuma- in the Foothills, which is 20 mins. close to Martinez Lake, Fishers Landing, & Yuma Proving Ground, just 15 minutes to the airport. I've enjoyed going to the river for approx. 20+ years , and love the sights, smells, beauty, and peacefulness of the flowing water... the quiet nites with stars so clear and bright in the sky... you feel like you could reach out and touch them....
It is soooo very relaxing, to get away from the hubub of city life... whirring about so fast.... to stop and smell the cactus, its a nice change of scenery, don't you think???

What makes this property unique

This home is located in the peaceful & desirable Mesa Del Sol development, just north of Freeway 8. It is a corner lot in a very nice family oriented, residential neighborhood (neighbors are all Border Patrol and Military). There's a gym, "24/7 Get Fit" just a short 1 block away, and now Sprouts grocery store!!! We are 2 blocks away from: McDonald's, Jack in the Box, Panda Express, STARBUCKS!!!, Taco Bell, Pizza Hut, an Auto Zone, several gas stations, a Fire Station...and less than 1 mile from: Frye's grocery store, Denny's restaurant, Chase Bank, Applebee's restaurant, and other local restaurants; a Readi-Care for any emergency doctor needs, a Library, and Sheriff's station... well, as you can see, there is everything - I mean EVERYTHING you could need or want, within a very short distance.
There is great shopping at Yuma Palms Mall, just 15 minutes away, including Harkin's Movie Theater for entertainment, Ross, Marshall's, Bed Bath Beyond, Target, Dillard's, HomeGoods, & there's a water park with miniature golf for the kids! And don't miss a visit to the Colorado River - 20 minutes away!
For our military guests, MCAS is just 11 miles away, and for military/contractor workers: we are one of the closest properties to YPG (Yuma Proving Grounds) being 20-25 mins away.
Security camera's are located at front door, garage and patio, for our guests' security and peace of mind.
