This airy studio apartment is nestled under mature trees in the quiet neighborhood known as 'North University,' immediately adjacent to 'Hyde Park.' It occupies the upper floor of a 2-story carriage house behind a World War II-era bungalow.

The apartment is within walking distance of the neighborhood hub of Hyde Park, a center which includes several great local restaurants, an old-fashioned grocery, a bakery and coffee house, and a gelati bar. It is also within walking distance of all that the University of Texas has to offer (including the football stadium), and only 2 miles from the capitol and downtown.

The studio boasts both modern and antique furnishings, luxury linens and solid WI-fi. It has its own deck set up for outdoor lounging in the shade of the trees. There is also an outdoor eating area on the ground level with barbecue grill.

Overall, a nice, clean place.

The location of the Tree House was excellent for us. It is in a quiet neighborhood with amenities close by. We especially loved The Honeymoon restaurant, which is walkable as is Black's famous barbecue. The space was pretty clean and the setting was lovely, up above another rentalble studio, in a charming backyard. The space had a sweet outdoor patio, up in the trees with comfortable seating. We really enjoyed it. The shower works well too. The only suggestions I would over the owner are these: upgrade the french entry doors or at least paint them. Also, buy a nicer bed frame. The bed was comfortable and clean, but sitting on painted wooden pallets. And offer more amenities in the kitchen, it was pretty bare bones. Also, maybe create a guide about the area, like highlighting some of the local parks and long-time neighborhood restaurants, etc. I would stay here again, comfortable, clean, and quiet, in a good location, but I thought these suggestions could help. Thanks so much.

Weekend Get-Away

Accommodations were lovely. Neighborhood was peaceful and quiet. We were able to walk to breakfast. Location for attending event at Moody center was perfect! 6 minute drive. Highly recommend Tree Top Studio.

Great stay in Austin!

This place was perfect for my most recent weekend in Austin! It had everything I needed and the outdoor balcony and garden were so nice to have. Just a few minutes walk away from the bus stop (I didn't have a car), or very easy to get around by scooter as well. Would absolutely stay again!

I am a native Austinite who loves restoring old houses. I bought the main house when I was still single in 1995 and renovated it with my dad. Then when I married, we added the rear studios and moved to a larger fixer-upper. Four children and 20 years later, that house is now a short-term rental also, and we have moved on to the next project. Why they chose this property

This property is conveniently located near the University of Texas, yet it is not heavily populated by undergraduate students. Instead the area is home to graduate students, young professionals, families, and senior citizens. The area has a wonderful historic feel with all the mature trees and World War II era houses, most of which have been restored and are prized by their owners. The area is very close to downtown and to so many other things.
