We had a good stay but the house needs to up kept better the porch railing had broke off in places a paint job was needed and the bushes needed to be trimmed. As a place you rent out to families I feel like the up keep should be taken care of

Thank you for your feedback. While I’m glad to hear you had a good time, I strongly disagree with the basis of your review.
As most people are aware, Western North Carolina was significantly impacted by Hurricane Helene. Since then, the limited local contractors and resources have been focused on critical repairs and restoring safe living conditions, including rebuilding homes for individuals and families who are still without shelter. We addressed all safety-related items at the property promptly, including repairing the railing. The railing is fully repaired and safe, but remains unpainted as painting is cosmetic and not a priority in the current recovery environment.
You also referenced the exterior of the home needing to be painted. That work is already on the schedule, but like many properties in the area, it is appropriately deprioritized while essential rebuilding efforts for displaced residents continue.
Your review focuses entirely on exterior cosmetic items that are neither part of what is advertised nor relevant to the actual rental experience. Guests choose this property for its interior accommodations, location, and views, all of which were delivered as expected.
Additionally, the exterior landscaping is decorative and not intended for active use. Children should not be playing in these areas, and doing so does not reflect the intended or safe use of the property. As such, comments regarding bushes and exterior paint do not impact the safety, functionality, or overall quality of the stay.
Given that you stated you had a good time, it is particularly disappointing that your rating is based solely on cosmetic observations, especially in the context of a community still actively recovering from widespread devastation. This comes across as a notably narrow and disconnected perspective.
We remain committed to providing a high-quality experience for our guests while also prioritizing what truly matters during a time of ongoing recovery.
We loved our stay here. Private and comfy. The views from the many windows and wonderful deck space were heavenly. Check-in/check-out was super easy. Thank you for a great weekend!
Stunning views! Cozy house! Great location to ski slopes. Exactly what we needed for our trip. Thank you for sharing your home with us!

This is a lovely, secluded home with an awesome view , perfect for couples or a family. The owner made sure the home and supplies were well-stocked and organized. Hiking, golf and restaurants are located nearby. We enjoyed our stay and hope to return soon.

Thank you very much for your great review! Thank you for being courteous guests and we look forward to having you back anytime at our Woodland Retreat!
The home was perfect for our family of 5. The kids loved having the pool table in the garage and spent a majority of their time there. The views from the balcony are incredible and the sunsets are stunning. I especially loved the gas fireplace, loved not having to mess with wood and it kept the home perfectly warm and cozy during our cold stay. Everything was wonderful and we highly recommend!
Spacious pet-friendly rental on Beech Mountain, amid beautiful woodsy surroundings and with a spectacular deck view of a valley and neighboring mountains. The host’s documentation answered most questions we had and otherwise she responded to texts. The whole family enjoyed hiking Emerald Overlook and other trails, and we enjoyed the pool table and table tennis in the garage. Would definitely rent again!
Great place to stay in Beech Mountain with a group
Good price & very near Beech Mountain ski resort (<5 min drive). The switchback roads into the neighborhood can be steep, but the view off the balcony is great. I chaperoned a small group (9) of teenage boys and there was sufficient room though 1 or 2 did need to sleep on the couch. Master bed was comfy (may have been memory foam). The kitchen is pretty standard for a rental, but there is a lot of equipment to use that isn't so common - lots of pans & baking sheets, a waffle iron, and even a good set of knives. The play room in the garage is a nice feature. My only complaint was we did have trouble regulating the temp - maybe we would have figured it out after a few days, but it was cold in the morning and hot at night.
My family stayed at Woodland Retreat for two weeks. It was a fair value for the price. The views from the deck were really nice. While the house was comfortable and had some updates (e.g., TVs, bedding), this property has serious STRUCTURAL issues and maintenance has been neglected. The house's entire structure is not level (uneven), so every floor--from the kitchen to the deck to the master bedroom--leans in multiple directions. The house has flaking popcorn ceilings, peeling wallpaper, old carpeting, clogged drains, scraped up and unusable cookware, and holes in the screen doors. If you are looking for a cheap place to stay with a nice view and you don't mind any of the above, then I would recommend Woodland Retreat.

Thank you Elizabeth for you review. We do state the age of the home and have had structural engineers to the house (various experts and on different occasions) and it was deemed safe/ normal for a house built into the mountain. We've never found it makes it any less enjoyable to walk on while enjoying the serene mountains surrounding us. We do maintenance every quarter and keep up carpet cleaning quarterly. It is an older home, but is maintained clean. I thank you for letting me know about the drains and screens, but I was not aware of this prior to your stay and if so, housekeeping/ maintenance would have certainly taken care of it! There are many things we do to an old but upgraded house throughout the year and many have found the balance of old and new amenities to be well balanced for their stay. Some of the cookware is older, but we supply an overabundance of it and various kinds to ensure everyone has what they need should they choose to cook. We typically get compliments on how well-stocked everything is and the wonderful stainless clad set we supply. We try to focus more on the very high end mattresses, pillows, TVs, fiber optic internet and functional items in the home over the old fashioned wallpaper that doesn't impact comfort. I do appreciate the feedback.

Only Wonderful Things to Say
Our family group of six were all delighted with the layout, the deer peeking up at us, all the thoughtful touches, the sheer beauty of the views. The boys thought the garage gameroom was made just for them. The bedroom/bathroom arrangement worked perfectly. The living area let us comfortably play games and watch a little TV. But who wanted to be inside when the long, large deck has great chairs for watching the changing sky and trees in wonderful breezes, from early morning until the stars came out. The kitchen has every kind of pot, bowl, appliance and utensil you could want. The coffee is a Kuerig -- be sure to bring the little coffee cups that fit, since sipping coffee on the deck in the morning is such a pleasure. Weather a great, cool trea for June. The trails 2 to 10 minutes away are fantastic. The chair lift 10 minutes away is great fun -- although you can drive up there too. As our daughter said, this house provides the perfect blend of serenity and adventure.

The Good and the Bad
First, the Good. Great location and beautiful views. Very private.
Now, the Bad. My wife and I stayed here over Thanksgiving and were very disappointed. I feel the description of the property was misleading.
The grounds were woefully unkept. Plenty of parking but overgrown. There were weeks worth of leaves piled against the front door which had to be removed before entering. The inside has wavy floors (settling issues), an accumulation of dead flies and bugs on most surfaces especially in the window sills and behind the furniture. The house has a lot of clutter and it all appeared to be covered with months of film and dust. Yes, there were TVs but all the cables were hanging loose and very unsightly. Yes, there was an assortment of cookware but it was all old and just piled up in the drawers and cabinets. The coffee pot was a fire hazard as it did not have an auto shutoff feature. The furniture was an assortment of "garage sale" pieces and none of it faced out towards the view. Two bathrooms, but very small. (good luck with a big family!) The garage area was essentially unusable. The pool table was small and and the treadmill was unplugged and shoved in the corner like it hadn't been used in years.
In summation...the entire property was just very old, dirty and worn. I wish we had payed more attention to concerns raised in prior reviews and the rationalized responses (excuses) from the host. The concerns were valid.

This review is being removed by Vrbo as it is both misleading and retaliatory. The guest initially praised our home in the guestbook but left this review after being caught bringing a pet without paying the required fee, which covers additional housekeeping costs. He admitted to having the pet but then attempted to blackmail us, threatening to leave a negative review.
To provide important context: This guest was the first to stay in our home after the area reopened following Hurricane Helene, which devastated Western North Carolina. The storm caused severe damage across the mountains, shutting down access to many areas for over a month. Our community worked tirelessly to recover, clearing debris, repairing infrastructure, and restoring homes and businesses. We personally went above and beyond to ensure the property was ready for guests despite the challenges of the region’s recovery.
Instead of showing gratitude for the effort and resilience it took to welcome visitors back so quickly, this guest chose to violate our policies, attempt to avoid fees, and leave a false review.
For future guests, here are some clarifications about our property:
Cookware: We provide two new, complete cookware sets (a 20-piece Gotham Steel set and a stainless steel set) along with additional pieces for variety and abundance.
Furniture: Our three couches include a leather reclining gaming couch with built-in lights and electronics, a high-quality pull-out sofa for extra accommodations, and a plush Crate & Barrel down couch.
Property Condition: While the home is older, as disclosed in our listing, we prioritize cleanliness, comfort, and modern upgrades to ensure an enjoyable stay. Our many positive reviews reflect this.
It’s incredibly disheartening to experience dishonesty and manipulation, especially after all the effort and challenges we faced recovering from the hurricane. Despite the devastation to the area, we did everything possible to provide a welcoming and comfortable stay. It’s unfortunate that this guest chose to misrepresent their experience rather than appreciate the tremendous effort that went into making their visit possible.
We remain committed to providing our guests with an exceptional experience and are grateful for those who respect our policies and recognize the care we put into maintaining our property.
The house was exactly what we expected. Fireplace was easy to turn on and really made us feel cozy and content. Our teenage kids miss it already and loved it as well!! Huge deal these days!
My wife and I vacationed here for 8 days. Beautiful views! Leaf watching was AWESOME from the deck! Very clean and roomy. Daughter and son in law came for last couple of days and fell in love with it also! Would definitely go back again and would recommend it for couples and families! Very easy to get to. Owner gave great directions! Love, love, loved it!!
We loved our stay and the stunning views from this house. We had coffee on the deck every morning enjoying the cool temperatures and soaking in the scenery. The house was very comfortable and had everything we needed. I hope we’ll get to stay there again next time we visit Beech Mountain.
Wonderful house, Great location, gorgeous view from covered deck, Fantastic owner/property manager
My husband and I had a wonderful 5 1/2 week stay at the Woodland Retreat. Our children visited for parts of our stay and loved it! The house is great - all one level and very comfortable - lots of seating, very very comfortable beds, lots of starter supplies, and extremely well stocked with so many kitchen and other items. The highlight is the spectacular view on the huge covered deck, where we ate many meals and watched the gorgeous sunset. Kristen is a fantastic owner/hostess who communicated very quickly in response to all my questions throughout our stay. That was comforting and a real pleasure! There is fast and reliable wifi connection for working remotely and for son's remote classes for school. The TVs are excellent and provide a huge selection of channels. A transfer of membership through Kristen to the Beech Mountain Club is available and was very important to us - we paid the Club a reasonable monthly fee and had full access to everything to which a full time member has access. Kristen maintains her membership for her tenants which is great! The house is 6 -7 minutes from the Golf Club and from Beech Mountain Club tennis, pickleball, pool, gym, and classes. Unexpected perk - Our 2 small dogs became much closer and played together beautifully and they continued that relationship after we arrived home! In a binder by the front door, Kristen provides detailed information about her house and about so many things to do on Beech Mountain, in the surrounding areas and fun towns/cities to visit. We highly recommend the Woodland Retreat as a fantastic vacation spot for friends and family. We plan on returning many more times!
Overall great weekend trip. House looked as described on VRBO. If you love mountain experience, this is for you, the view from the house was spectacular! Only reason we rated 4 stars was the no access to garbage disposal, it was a bit time consuming to have to take our garbage to the dump/ recycle area, then get back to the house. Also, the middle bedroom had a very squeaky bed, and ceiling fan, other than that the house was fully stocked and the view from the deck was great. Fred's store is a must to visit as well. If you're going to visit off season for skiing, this is a nice relaxing spot.

Thank you for the review! Unfortunately, the garbage restrictions are implemented by the city so it's beyond our control. We do provide our owner access to the free garbage/recycling center for all stays.
We just loved the place and couldn’t have gone at a better time. Great location. Weather was cool and perfect for hiking. Views were spectacular from the wrap around deck. The whole family loved all the space we had to relax and enjoy our down time. Kristen was an excellent hostess who provided everything we needed and communicated so quickly. Great memories were made.
Clean, good location, best view for the money for sure, all the directions on booklet, will be coming back for sure
