Villa Livia - a stunning house in the real Greece

Villa Livia is located between the famous spa of Loutra Edipsou and the peculiar fishing village of Ilia.
The property, with a wonderful view and just a few footsteps from the sea, is the ideal place for a relaxing holiday surrounded by nature.
On the upper floor we have 3 bedrooms:
- the master room with its private bathroom and a king size bed
- a second room with a king size bed
- a third room with twin / single beds
All the above have air condition and access to a wide terrace with a stunning sea view.
The second and the third room have their share bathroom with sink, shower, bidet and wc.
Downstairs a living room with a lovely fireplace, a dining room, a separate kitchen and a small toilet with sink, wc and laundry.
On the outside a big porch and the private pool with sea water.
In the morning you will wake up with birdsong and enjoy the sunrise from both the terrace, that you access from the bedroom, and comfortably under the porch and under the gazebo.
If you like sleeping, you will wake up later by the intense song of the cicadas that populate the numerous olive trees in the area.
The sea is visible from every room of the house.
Swimming will be unforgettable: you can enjoy the private pool or take a swim in the crystal-clear sea that is just 20 meters from Villa Livia.
Recently a bioclimatic pergola, with large opening windows, was added. The new structure offers an additional service to guests : a mini pool with hydromassage to spend magic moments surrounded by greenery, with a sea view; a dry sauna with infrared.
The property has plenty of space for parking several cars.
All rooms are elegant, sophisticated and were designed thinking about every detail.
If you are into nightlife and parties all around, this might not be the best choice.
On the other hand, if you are looking for a magical place, surrounded by nature, with all comfort you can think of, Villa Livia is the perfect place for your next holiday.

Wonderful stay

We had the most wonderfully relaxing time at Villa Livia. No noise, no parties, a tastefully furnished, very clean house with everything you could need and comfortable beds. The pool was fantastic and only a short stroll to the pebble beach, perfect for a swim and snorkeling (bring swim shoes). Anna Livia and Francesco were the most friendly and generous hosts. Thank you so much!

Beautiful villa in a wonderfully quiet, peaceful location.

Francesco and Anna Lucia’s villa is a magical place. Set in a secluded location with stunning views over the gulf and distant mainland. The villa itself is very well appointed with a great pool and hot tub and numerous outdoor spaces around the pool and house for relaxing and dining. The villa and grounds are very well maintained by Maki and the cleaners, who are very discreet. All in all we had a fantastic stay, so relaxing and peaceful, yet with plenty of opportunity for swimming in the pool (and the gulf from the private beach), kayaking, relaxing in the hot tub after visiting the local sights.

Een prachtig huis aan de kust van Noord Evia

We werden hartelijk ontvangen door de eigenaar en zijn vrouw bij de haven Loutra Edipsou. Ze reden voor naar het huis dat moeilijk te vinden zou zijn. Het huis was in rustig stuk met nog twee andere huizen van aardige buren die we soms zagen. Gezien de eigenaren hun intrek hadden genomen in appartement onder ons zwembad, konden ze dagelijks een oogje in het zeil houden wb ons vragen en wensen. Huis is tweemaal gereinigd in onze aanwezigheid en hygiene was perfect. Eigenaar gaf ons goede adviezen en bracht zelfs eenmaal een warme maaltijd voor ons mee. Het huis ligt heel strategisch op 10 mij rijden van de ferry waardoor je vanaf het huis leuke uitstapjes kunt maken. Omdat de kustweg na Ilia richting Chalkida was afgesloten, was de weg langs de rotsen die naar het huis voerde relatief rustig. In de keuken waren diverse artikelen zoals Nespresso apparaat, oven en magnetron alsmede mixer en broodrooster. We hebben genoten van de goede zorgen voor het huis. Er voert een pad langs het huis dat leidt naar de zee. Goed om te realiseren dat het strand bestaat uit kiezels dus waterschoenen zijn een must. We maakten een aantal malen gebruik van de kano die comfortabel is en waarin drie mensen kunnen plaatsnemen. De zee wordt terplekke snel dieper en we hebben heerlijk gesnorkeld voor de kust. Alles bij elkaar een heerlijk verblijf in een prachtige villa die smaakvol met kunst was ingericht! Veel dank voor de goede zorgen van de sympathieke eigenaren Francesco en Anna Livia.

Ein traumhaftes Anwesen

Wir haben in den Sommerferien 16 Tage in der Villa Livia verbracht und es einfach genossen. Das Haus ist sehr gut ausgestattet und top gepflegt. Der Ausblick übers Meer bis zum Festland auf der anderen Seite des nördlichen Golfs von Edipsos hat uns sprachlos gemacht. Man kann diesen nicht nur von der Poolterasse genießen, auf der man ganztägig die Wahl zwischen Schatten- und Sonnenplätzen hat, sondern auch vom Balkon, zu dem jedes Schlafzimmer einen Zugang hat. Der große Pool, der mit Meerwasser gefüllt wird, bietet auch an den heißesten Tagen eine herrliche Erfrischung. Wer die Villa in der kühleren Jahreszeit besucht, dem stehen seit neustem in einem Wintergarten ein Jacuzzi und auch eine Sauna zur Verfügung. Während unseres Aufenthaltes wurde die komplette Villa mehrfach gereinigt und Bettwäsche sowie Handtücher gewechselt. Die Poolreinigung fand täglich in den Morgenstunden statt. Die Gastgeber Francesco und Anna Livia haben alles dafür getan, dass der Aufenthalt in der Villa zu einem unvergesslichen Urlaub wurde. Vielen Dank für die vielen Tipps und die Gastfreundschaft, die wir erleben durften. Die Villa liegt zwischen dem kleinen Dorf Ilia und Loutra Edipsos. Diverse Restaurants und mehrere Supermärkte sind von dort aus innerhalb einer kurzer Autofahrt zu erreichen. Wir haben uns auf die Restaurantempfehlungen von Francesco und Anna Livia verlassen und wurden nie enttäuscht. Unser Restauranthighlight war das Bella Vista in Limni. Die Autofahrt ist etwas länger, lohnt sich aber nach unserer Meinung durchaus. Was sich auch definitiv lohnt ist, ein Ausflug zu den Meteora Klöstern, auch wenn man hierfür sehr früh aufstehen muss, um die erste Fähre zum Festland zu erreichen. Vielen Dank Francesco und Anna Livia für die wunderschöne Zeit.

Entspannung und Luxus pur

Francesco hat uns freundlich und mit vielen Infomationen zu Land und Leuten empfangen. Das Haus war wunderschön, sehr sauber, sehr geschmackvoll eingerichtet und mit allem ausgestattet, was benötigt wird. Wir durften Obst vom Grundstück ernten. Der große Pool war genau das richtige in der Hitze, aber der private Zugang zum Meer war auch nur a. 60m entfernt. Überrascht wurden wir mit einem Whirpool, der pünktlich zum Zeitpunkt unserer Anreise in einem Glashaus neben dem Wohnhaus fertig gestellt wurde. Wir können das Haus uneingeschränkt empfehlen.

Vacances reposantes dans un 5 étoiles

Nous avons passé 15 jours dans cette magnifique villa. L'endroit est un havre de paix. La maison est encore plus belle que sur les photos et le service meilleur que dans un hôtel (la femme de ménage est venu 2x par semaine et n'a pas seulement nettoyé mais aussi changé le lit et les serviettes). Sincèrement la grande classe. La maison est parfaitement équipée. La climatisation dans la chambre était efficace et très silencieuse (indispensable). Les propriétaires Francesco et Anna-Livia vivent sur la propriété (dans un appartement sous la piscine) et sont super gentils et d'une grande générosité. Le mot d'ordre pour eux est de faire plaisir et ils souhaitent que tout se passe bien pour leurs hôtes. La piscine est un régale et Francesco la nettoie tous les jours; la cerise sur le gâteau est l'accès à une petite plage privée en bas de la maison avec un kayak. Nous avons beaucoup apprécié notre séjour et nous sommes revenus bien reposés.

Herausragende Unterkunft

Die Villa ist in einem sehr guten Zustand, liebevoll eingerichtet, super ausgestattet, sehr gepflegt und sauber. Die Gartenanlage ist besonders hübsch, die Umgebung ist ruhig, der Ausblick ein Traum, der Pool herrlich. Über einen privaten Zugang kommt man zur Badestelle, von der man ins glasklare Mittelmeer gelangt, zum Baden, Schwimmen, Schnorcheln oder sogar mit dem Boot Rauspaddeln. Der nächste Ort ist wenige Minuten mit dem Auto entfernt, uhrig, nicht touristisch, mit einigen kleinen traditionellen Lädchen und zahlreichen Tavernen. Wir haben die Villa zu fünft bewohnt, haben herrlich geschlafen, die Betten waren bequem, die Klimaanlage leise und effektiv. Francesco ist besonders nett, hat uns super eingewiesen und war immer erreichbar. Der Urlaub hat unsere Erwartungen noch übertroffen! Wir werden wiederkommen!

We really want to keep this gem to ourselves but as we promised the lovely hosts, Anna Livia and Francesco, that we’d write a review here we are..... Both the villa and swimming pool are fantastic - spacious, clean and tasteful - and set in peaceful surroundings. Everything we could have needed was thoughtfully provided, from practical supplies to local information. The sea is a stones throw away from the villa, providing swimming from the pebbly cove and beautiful views from the villa. Anna Livia and Francesco could not have been more helpful, and were a lot of fun and extremely generous. We had one of our best family holidays ever, thank you for sharing your home with us!
