BRISTOL TOWN BEACH & SPORTS COMPLEX
Ideal for fitness and fun, the town beach also offers an impressive sports complex for beach volleyball, tennis, basketball, bocce ball, horseshoe, and roller hockey. Additionally, it features a playground for younger children, a skate park, grassy picnic grounds, multiple fields for team sports, and a safe swimming area with seasonal lifeguards on duty.

COLT STATE PARK
Colt State Park, known as the 'Gem' of the RI State Parks System, offers spectacular, panoramic views of Narragansett Bay and 450+ acres of groomed trees, flowering bushes, manicured lawns, and picnic groves. It also features 4 miles of bicycle trails, 10 large play-fields, a historical museum, a public boat ramp, a fishing pier, and Mill Gut Pond – an ideal waterway for bird watching and digging for quahogs and other clams.

NEAR HISTORIC DOWNTOWN BRISTOL
Walk, bike or drive the 1.5 miles to beautiful downtown Bristol and enjoy a wide range of dining, drinking, entertainment, and shopping experiences near the water. During the summer, Bristol is well known for its Independence Day Parade and Festivities (celebrated annually since July 4, 1785) as well as it’s free summertime concert series in Independence Park.

WATERFRONT LIVING
The home features 3+ bedrooms (3 queen beds and 1 twin bed), 2 full baths (as of 2024 remodel) and an outdoor shower --- perfect for rinsing off after a day on the beach. It is fully furnished and comes with everything you need for day-to-day living and year-round entertainment. In addition to the 1st floor living room for lounging and TV watching, there is also a cozy 2nd floor entertainment room with another TV for the kids.

With central heating & brand new, high capacity mini-split systems on each floor for air conditioning, the home is quite comfortable year round. There are also several fans around the house if guests prefer that option, but often with the cooling breeze off the water, just opening the screened windows and doors is perfect!

The new backyard decks (one on the back of the house and the other by the seawall) offer exceptional sunset views and are ideal for outdoor living.

The large grassy backyard is shaded by two beautiful Silver Maple trees and provides a wonderful playground for cornhole, badminton, ladder ball, frisbee ring toss, lawn bowling, lawn pong, croquet, or just lounging in a hammock. This equipment, along with beach chairs, a new Weber BBQ and several adult bicycles (with helmets & locks), are all available for your use. Our guests are also welcome to use our sporting equipment (i.e., tennis rackets & balls, volleyball, and basketball ) at the Bristol Town Beach & Sports Complex which is just steps away.

And for those with small kids, I traveled with an eight-month-old, a two-year-old, and a four-year-old, and we felt right at home. The kiddos were also thrilled to have a playground and a gorgeous park within a five-minute walk from the home. My only regret is that we were not able to stay longer. We only stayed for five nights but a month would truly be incredible. Thank you for making this vacation truly unforgettable.”

We loved staying in Byron & Robin’s bayfront home in Bristol. It was beautiful inside and out, had everything needed. 5 Star home! Byron was super helpful, sending us so much information about the area, things to do, grocery stores, pharmacies etc. before our stay, he also kept in touch with us while we were there. He even brought us a bottle of wine on arrival day. We highly recommend this home for vacation and has plenty of room for families. Hope to be there again

Beautiful Place

Property is on the water beautiful view. Great communication with owners. Everything was great I would just suggest if you have kids under 3 to bring a pack and play with you also need a high chair.

Amazing house and amazing vacation!!

My family and I stayed at this property over the Fourth of July and I can't say enough great things about it! The house has absolutely everything you could possibly need, the views are unbeatable, and we had the most amazing time! The owner was extremely responsive and went out of their way to let us know events happening for the holiday as well as made sure that we had everything we needed. We will definitely be staying again!!

Fabulous Girls Getaway in Bristol

This cottage is FABULOUS! It is absolutely beautiful, comfortable, well appointed —and has a gorgeous view of the Naragannsett Bay. There is plenty of room but offers an intimacy that makes a get together with dear friends perfect. The owners were a delight to communicate with and very helpful in making some local recommendations. We would love to return and use as a home-base for exploring more of the area.

Beautiful cottage, great location

We had a very relaxing time at our cottage on the Bay - the owner was very helpful and informative, the cottage well equipped and tastefully decorated and the location was one of the best ever, We ate out a few times, got takeout to eat on the fabulous deck and had a few picnics. I’m in love with Bristol RI and this home has the best views of Narragansett Bay. The home has everything you need to grill out or cook in. Graduation weekend

Perfect sums up our experience! The house was immaculate, comfortable and beautifully decorated inside and out. No detail was overlooked. Outside the views of the ocean were beautiful. Fantastic!

Another magical week at the picture perfect Bristol cottage! The hosts had done everything to make a fast and smooth transition to relaxation and fun. Swimming, bicycling, walking, shell collecting and delicious restaurants are waiting outside the door. Cozy, Clean Well Equipped Property with a View!

We could not have loved this property more! Checkin and checkout was seamless as well as communication from the owners themselves. I am a VERY clean person who keeps a VERY clean house and I’d give cleanliness a 10/10 here!!! Open views of the ocean were to die for! We even managed to get a light snowfall so our Florida boys could enjoy the snow! Will definitely be back!

5 Star Waterfront Property

Wonderful views and a short walk to beach and beautiful Colt State Park. This home is well kept and exceptionally clean. The amentities (bikes, games, kayak, etc) were all in perfect order and easily accessible. My wife and 3 teenage daughters want to come back in the summer. Home confortably sleeps 7 (we had 5) and has 2 baths, only one of which had a shower however. We'd rent again without hesitation. Thanks for making it a special visit to Bristol.

This is a fabulous property in a fabulous location. Located at the water's edge, the beach house affords spectacular sunset views over Narragansett Bay. At low tide you can walk to the adjacent town beach in a few minutes or take a wooded path to the town sports complex with basketball, soccer, tennis, and a whole host of sporting activities. A short walk or drive away is magnificent Colt State Park, the jewel in the crown of Rhode Island oceanside amenities. The park includes biking and walking paths, fishing pier, campsites, and EV charging.Byron and Robin are extremely generous hosts who have designed and furnished the beach house with their guests in mind. They live nearby and promptly respond to questions about the property. Check-in is effortless with a programmed lock on the front door. The house is equipped with all the linens, towels, kitchen utensils, appliances, sporting and beach equipment, board games, and streaming services that you and your children might wish for.The view from the large master bedroom is spectacular and solid curtains block out the early morning light.The hosts have compiled an amazing binder full of recommendations for dining and adventuring in historic Bristol and nearby Newport, Providence, and New Bedford. Wonderful restaurants abound in Bristol, among them the Lobster Pot, with live music on the weekends, and the epicurean DeWolf Tavern. The beach house is a perfect vacation home!

Wedding Weekend

This property my family and I rented for the long weekend for my wedding. Byron & Robin were very welcoming to me not only to the house but to Bristol RI. The house had everything you needed and more. Very clean and spacious. The kitchen had all the appliances with everything you needed down to spices and ziplock bags. The beds we’re comfortable with plenty of towels to go around! The grounds were beautiful and porch overlooking the water was breathtaking. We got to see a beautiful sunset also. Which was a great way to end our wedding weekend. We will be back! Don’t miss out on a wonderful rental property!!

A Fantastic Holiday Vacation

We had the best time. Great location adjacent to state park. Cycling, jogging and walking in the pristine fall air on the waterfront was absolutely invigorating. Then home to a crackling fire. The kitchen layout was perfect for preparing a holiday meal with everyone in the roomy kitchen with two separate ovens and four burners. The fridge was also ample for all of the fixings and leftovers. We were very comfortable in our beds and the heating system worked perfectly. We also enjoyed playing yard games on the back lawn and lounging in the sunshine on the hammock and deck chairs. The "guest book" was also very handy with address and mapped routes to the local stores. All in all we have a great time.

Beautiful beachfront stay

My family had a wonderful stay at Byron’s Beachfront home! The views from the house are breathtaking. Dinner on the deck during sunset is relaxing and beautiful. The lawn is well taken care of and fun to play around on with kids. The house is a very short walk over to the Bristol Town Sports complex, where our 1 and 3 year old kids enjoyed swinging, while we enjoyed the ocean view. The house is well taken care of and very clean. It is very well stocked - the kitchen had everything we needed, and there were a ton of extra blankets, sheets, towels, and paper products all around the house. The beds are very comfortable, and the master bedroom has a gorgeous view of the water. Byron was a pleasure to work with during the entire process. He quickly responds to all of my questions starting prior to booking the rental and continuing all the way until after our checkout. He has put together very detailed guides for the house, activities in the area, and delicious restaurants to try. He even sent them along as PDFs prior to our arrival so we could plan our trip in advance. All the recommendations we had a chance to follow were great! I would highly recommend this property and Byron, and hope to return in the future!

Charming, tidy house with a show-stopping view

The house was very charming and had a view that you just can't beat. We thoroughly enjoyed the sunset all three nights we were there. It was very cold and windy when we were there (mid-November) but the house stayed cozy and warm. We would love to visit again during warmer weather so we can take advantage of the back yard and all of the outdoor amenities. What we loved: *Byron was the most helpful & communicative host we've ever had *the guides to "all things local" were exhaustive, super informative, and also deeply appreciated *very easy check-in and check-out process *the view, the view, the view and again the view *kitchen seemed well-stocked *gift basket with snacks and coffee was over the top awesome *everything was super clean & tidy *we really appreciated the abundance of fluffy towels and having access to a spotless washer & dryer *shower was fantastic *easy to use TV and a cozy sitting area that was good for our family of five *very quiet neighborhood The only minor drawback was the bedroom/bathroom layout. The first floor has a queen bedroom and a full bath (not attached to the bedroom). The second floor has a queen bedroom with an attached half bath (no access except through the bedroom), a queen bedroom with the lovely view of the bay but no bathroom, and the twin sleeping nook. This worked okay for us since we're all one family (kids age 10, 13, and 15) and no one has any issues going up/down stairs in the middle of night, but it might be a challenge for families with younger kids or for mixed friend groups. Overall 5-star experience and a place that we would be honored to stay again. Don't hesitate to book!

Beautiful New England getaway

We just returned home after a wonderful week. This is by far one of the best - if not the best - VRBOs we have stayed at. Originally from Rhode Island, my wife and I got married in Bristol so we love coming back to visit each year. The house is tucked away on a quiet street with direct/private access to the water and has a wonderful backyard. We brought our one year old daughter and loved spending our days outside. We loved eating dinner at night on the patio and watching the incredible sunsets. Inside the house the owners have done a wonderful job decorating. From the decor to the light blue colors - the inside has such New England charm. We also appreciated that the house was childproofed (baby locks on most kitchen cabinets, removable baby gate at bottom of stairs and on patio). When we arrived there was even a welcome basket stocked with local Narragansett beer! It’s also conveniently located from historic downtown and close to the Bristol bike path. Every morning we ran the path into downtown and enjoyed eating breakfast near the harbor (highly recommend the breakfast sandwich at Beehive cafe). When we weren’t grilling we enjoyed getting takeout from local restaurant spots like Roberto’s (we actually had our rehearsal dinner here because it’s so delicious) and the chowder from Blounts in nearby Warren is unmatched. The owners are extremely responsive and were very flexible. Because of COVID we had to adjust our travel plans several times and they were nothing short of accommodating and understanding given the circumstances. Anytime we reached prior to arrival we received a response within hours. We are excited to plan our next vacation and can’t wait to come back. If you’re looking for a quiet and relaxing getaway - this is the place for you.

Perfect New England Oasis

This house is the perfect New England oasis. This was our second time staying at the house and we can't say enough good things about it. My husband and I use VRBO frequently, and this is by far the best listing we've rented. As a native Rhode Islander, this house has become one of my favorite spots in the state. We’ve loved watching our daughter enjoy the beauty of the Ocean State while visiting. Byron and Robin are extremely attentive to the property, and photos simply don't do it justice. The house is decorated beautifully and has tons of natural light. The water view is hard to beat. Each morning we enjoyed sipping our coffee in the Adirondack chairs by the water’s edge. In the afternoons we spent our days playing on the beach with our two-year-old daughter, walking the water and cooking out on the back deck while enjoying breathtaking sunsets in the evening. It’s easy to relax when you’re watching sail boats go by. While the property is perfect, we appreciated some of the additional improvements made by the owners including a new AC unit downstairs, additional child proofing and new landscaping. The kitchen is fully equipped with great appliances, beautiful glassware and all the cooking utensils/tools you could need. The town of Bristol is absolutely charming, and the people are wonderful. My husband and I are avid runners so we love being in walking distance to the East Bay bike path. Morning runs down to Bristol Harbor are one of our favorite things to do when we are in town. We like to make Beehive Café one of our stopping points (try the breakfast burrito and the iced coffee while you’re there!) This property is so charming, and the owners are absolutely lovely. Our only complaint is that we can’t spend every day of the summer here. Thank you for another wonderful stay. We have loved making memories here.

New England Oasis

This house is the perfect New England oasis. This was our second time staying at the house and we can't say enough good things about it. My husband and I use VRBO frequently and this is by far the best listing we've used. As a native Rhode Islander, this house has become one of my favorite spots in the state. We’ve loved watching our daughter enjoy the beauty of the Ocean State while visiting. Byron and Robin are extremely attentive to the property and photos simply don't do it justice. The house is decorated beautifully and has tons of natural light. The water view is hard to beat. Each morning we enjoyed sipping our coffee in the Adirondack chairs by the water’s edge. In the afternoons we spent our days playing on the beach with our two-year-old daughter, walking the water and cooking out on the back deck while enjoying breathtaking sunsets in the evening. It’s easy to relax when you’re watching sail boats go by. While the property is perfect, we appreciated some of the additional improvements made by the owners including a new AC unit downstairs, additional child proofing and new landscaping. The kitchen is fully equipped with great appliances, beautiful glassware and all the cooking utensils/tools you could ever need. The house was perfect. It was a sisters getogther and it was a great fit for the 4 of us. Comfortable areas for playing games and just chatting. Kitchen was very convenient to use and was well equipped.

The place was spotless. The house was well stocked with everything we needed. The owners are very nice and came down to great us and ask if we needed anything. The views are fantastic. The beach is right next door as is the bike/walking trail. We will rent again.

We recently moved to Rhode Island from California! For Robin this is a return to her beloved New England after 30 years; for Byron (California native) this is a retirement adventure after leaving the hustle and bustle of Silicon Valley for the beauty of a coastal life. Even though Robin continues to work part-time as an Executive Coach, we have plenty of time to embrace our new-found freedom spending wonderful time with family and friends, including our two east-coast college students, and to travel, which is our great love. Byron continues to dabble a bit in Consumer Marketing, but mostly indulges his non-vocational passions like photography with endless beautiful surroundings as his subjects.

Why they chose this property

We had already done our homework on the town of Bristol and this particular out-of-the way street, so this property came on the market, we were ready to jump on it! We love the quaintness and historic feel of Bristol—all the charm of Newport and other busier areas, but without the hassles that those spots sometimes include. The house itself is a gambrel-roofed cape cod style with shingles and beautiful decks. The interior is charming and has been updated with ship-lap paneling and beams—so clean, inviting and beautifully livable. It has all the amenities you’ll need including ample room for family dining as well as cozy spots for reading or gathering together.

What makes this property unique

Our lovely property is waterfront with a rolling lawn down to the edge of the Narragansett Bay. There’s room for great backyard living and games (hammock, croquet), and outdoor dining. It has its own lawn deck on the sea wall, and stairs down to an ample beach with private water access for swimming, clamming, and kayaking, or just hunting for shells. The backyard and decks are west-facing, with gorgeous and ever-changing sunsets. There is nothing like toasting the end of the day from the deck on a balmy evening, or sitting with morning coffee and enjoying the fresh and gorgeous water views, sailboats, and bird life! It also has immediate access from our dead-end street to the Bristol Town Beach and Recreation facilities (steps away!) which adults and children alike will revel in: tennis court, basketball court, sand volley ball court, picnic areas, roller hockey court, skate board park. Just beyond the Bristol town facilities is the adjacent and beautiful Colt State Park with hundreds of acres of open space and water vistas including walkways, boat ramp, bike path, fishing pier.
One block away from the water is a pristine bicycle path (bikers and pedestrians). Downtown Bristol is a 5 minute bike ride and includes lovely historic buildings, delicious restaurants of all types, quaint shopping and coffee shops, sailing excursions, and fun summer concerts. As you move out from Bristol, there are more restaurants and historic points of interest than you can count, including Newport beaches, mansions and nightlife, Warren restaurants, and Providence (16 miles away) with all of its culture, concerts, and fabulous food options.
So much to do in proximity to such a beautiful and relaxed setting. It’s our ideal and we hope it will be yours too!
