Cancellation Policy
30 days or more before arrival: Receive a 100% refund of all prepaid amounts, less a $100 cancellation fee.
14–29 days before arrival: Receive a 50% refund of all prepaid amounts, less a $100 cancellation fee.
Less than 14 days before arrival: No refund will be issued unless the property is re-booked for the same dates and under the same rental terms, with no financial loss to the property owner. If the property is successfully re-booked under these conditions, a refund will be issued in accordance with the amount recovered, less the $100 cancellation fee.
Security Deposit: A Credit Card Pre-Authorization of 10% is due 1 day before arrival and released 7 days after departure.
Payment Schedule: 50% due at time of booking. Remaining balance due 30 days before arrival.

North Carolina law requires that all vacation rentals have a signed Vacation Rental Agreement on file. After your reservation is confirmed, you will receive the agreement by email and will have 7 days to complete and return it.
You may sign the agreement electronically using DocuSign, or, if you prefer, simply print the agreement, sign it, and return it to us by email or mail.
If you plan to use the Sapphire Valley Resort amenities, you will also receive a Guest List to complete with the names and ages of everyone in your party. The completed Guest List is required only for guests who wish to obtain Sapphire Valley Resort Amenity Passes.
Please note: Your reservation is not fully confirmed until we receive your signed Vacation Rental Agreement. Reservations that do not return the signed agreement within 7 days are subject to cancellation.

Had a great view of the Smokey mountains from one of 2 decks. Beautiful weather and great day trips: Biltmore, Shopping in Highlands, Cashiers had a lovely cafe, Cornucopia and Zollers was great for shopping and all the cute shops around it. Dinner in Sapphire at The Library and Micas (great entertainment with guitarist.) Dillard, Ga had a wonderful home style restaurant The Cupboard. Lake Glenville had a marina, we rented a pontoon boat for several hours and cruised the gorgous lake. Sapphire Valley Arts & Crafts fair was fun with a wonderful live country band with hamburgers and hotdogs. The community center hosted a Bingo afternoon with rootbear floats. Our only issue was the air conditioner broke the first day. The representative offered to move us but we had already unpacked and settled in and did not want to repack and move. Weather was overall very nice. Great memories, good times. Love this community. We will be back.❤️

We thoroughly enjoyed our stay and time at the Sapphire Valley Resort. However I would not recommend this particular rental or rental company. Firstly, our check in was slightly delayed. We had requested an early check in - aware that this may not be possible. We told that they would let us know when the cleaning company was done. Around 2:30 and I messaged inquiring about the status at that time. I heard back about 3:30 that we could head to the rental and see if the cleaning company was done because they thought the cleaners should be wrapping up. Unfortunately the cleaning company was running behind and honestly did not finish their job before departing at ten after check in. There was laundry running and the dishwasher was full, unsure what other items may have not been completed. This rental did have beautiful views but the space felt a bit cluttered by the owner's personal items and photographs. It was difficult to find space for our own items especially in the kitchen. Finally, I was confused by one of the charges I received, when I contacted Bill an hour after check in on Saturday the phone call became quite hostile. Bill made it clear that he would not assist as I booked with VRBO instead of the management company directly. Additionally he did not appreciate my phone call as he was trying to get his weekend started. Seems best if they would remove their bookings from VRBO if that is not a preferred booking method.
From the moment we stepped into the unit we knew we were going to enjoy our stay. They had everything we needed plus more. Well stocked, like being home. We loved the view of the mountain from the living area and the deck. The unit was clean, modern and updated. The location was exactly where we needed to be and convenient to the grocery store and on 64. We will rent this unit again. The property management company was helpful and answered our questions in a timely manner.
This condo was perfect for our short getaway! Great location and loved that we had aminety access to the resort. The condo is very nice and we enjoyed cooking dinner and relaxing by the fireplace.
My sibling traveled here for my oldest brother’s 80th birthday. We were close to their property where the family gathered. We basically only slept here and had our morning coffee. Otherwise we hung out with family, hiked and ate wonderful food.
