Sunny and bright interior with beachy-western feel, reflecting my Texas heritage. This house is close to HWY 517 which makes for an easy arrival and departure. This property is located in a safe neighborhood in Dickinson. Some neighbors walk in the mornings and evenings, and a gym is around the corner. The lot is a 1/2 acre in size and has lots of shade in the back yard. Plenty of room for out door activities.

This home has a large master bedroom with an on suite master bath including a spa tub and newly renovated shower. Two more bedrooms with queen beds, another full bathroom and half bath, spacious living room, and huge kitchen space. Everything has been sanitized, steamed and thoroughly cleaned after each guest. The carpets get cleaned 2 times per year.
This location gets great cell service for Att and Verizon users. It’s close to Hwy 6, Hwy35 and Interstate 45. The Xfinity WiFi is very fast.

This area has neighbors who walk in the morning and evening, cycling around the neighborhood is easy and safe. I have enjoyed many hours of exercising in this neighborhood. If needed, Uber and Lyft drivers are available. If I’m available and you are without a vehicle, let me know if you need a ride.....Sometimes I can help out. The next door neighbor keeps an eye on the place and keeps to herself.

This neighborhood is very safe. You’ll love this area.

There are occasions when I need to access the warehouse. I will not interrupt your stay and keep to myself. .

We will get along fabulously if you can let me know of any changes to your reservation, ie; any extra services you might need, damages that occur before your check out, guests coming over, etc.) These rules below are due to prior guests breaking Airbnb rules.

Warehouse is NOT INCLUDED in this rental. Park on driveway only, it is 100 feet long. Use the back door to access house.

* NO PARTIES OF ANY KIND. (if you are celebrating an anniversary, birthday, or wedding.....NO CANDLES, GLITTER,BANNERS OR TAPE ON MY WALLS) PLEASE celebrate without these items.

*No additional guests without my prior knowledge. Only 6 adults will fit comfortably in this home. NO extra guests allowed on premises. If you book 5 ppl, then only the 5 are allowed on property. This house can sleep 6 comfortably. For more than 6 people, the fee is 50.00 per person per night. You will need to pay at time of booking. Any extra guests showing up without prior notice will need to either remit $50.00 or leave immediately OR this will result in an instant cancellation of the booking without refund. Each extra guest needs prior approval and to send govt. ID BEFORE entering the home. Let me know and we can work something out. Anyone visiting for the day need prior approval. Immediate cancellation without refund will be executed if necessary. Just let me know and we can work out a solution in any situation. :)

*No animals on the premises without MY PERMISSION PLEASE.
Due my severe allergies I do not allow animals or pets of any kind. If any animal is brought on the property, a fee of $400.00 USD shall be remitted. Any animal is a violation of my “no pet policy”. (Loss of deposit and immediate eviction without refund will occur).

NO SMOKING/VAPING/WEED INSIDE HOME (You will forfeit your deposit $400.00) if you do and be asked to leave without refund. I have an outdoor space for smoking. It is an orange colored planter filled with sand. Please use it during your stay, and clean out before you leave. This is the only area to smoke. There is a $400.00 fee for any evidence of smoking in the home. There is a $25.00 tobacco cleaning fee. Thanks so much.

*No hair dying while staying at home.
*No washing vehicles or towables of any kind
*Rinse off feet and chairs outside after going to the beach
*No wet towels on carpet, beds or furniture.

*No bleach allowed inside home. If you need a cleaning agent, I will be happy to leave you the a hospital grade sanitizer we use. Cleaners are under kitchen sink and bathroom sinks.

*Not suitable for kids under 6 yrs old.

KITCHEN: NO Grease in sink. DO NOT pour hot grease in the trash!!! Wash your dishes before you leave.
If you cook- clean up your mess,
If you spill on floor- clean up carpet with RESOLVE under sink.
If your kids make a mess - clean up after them,
Do not allow small children to eat on the couches.
Please eat only where there is tile in the kitchen area.
No food in bedrooms. Tnx in advance.

**** Both showers have squeegees, please use it on the last shower of the day. The master shower glass esp needs to be squeegeed bc of hard water.

**** If for some reason you do not have hot water:
To turn on the hot water:
In the hallway there are two switches on the left wall. The first is a light switch and the 2nd is for the water heater. Flip up for on and down for off.

**** Spa tub users: please make sure water is above the jet holes before turning on. NO OIL in tub please. Please clean up afterwards by cleaning all rings from the tub, and wiping all top areas for water. ( Tnx)

If you book for more than 1 week, an extra cleaning fee of $ 95.00 / week will apply for each cleaning. This will include change of sheets, washing towels, vacuuming and cleaning all areas of the house. This service needs to be paid at time of booking. We will work out a schedule later. Thanks so much.

*No refunds for power outages.
*No refunds for increment weather.
*No refunds for any bugs or crawling things... this is the south, sometimes critters get into the home through open doors etc.

*Check out time is 11:00 am. If you do not have written permission for any other check out time, you will be considered late. Late fees start at 11:00 and are $50.00 per hour. At 12:00 pm if your items are still in the home, they will be packed up and put aside so our cleaning crew can get inside and clean. Starting at 3pm, if you have not picked up your items by 3:00 pm, you will be charged for that days rental price, plus the additional $50.00/hour fee and $50.00 inconvenience fee. This is a standard Airbnb practice. If you cancel reservation and are still on the property at 11 am, the rate of the day will be charged in addition to late charges. No exceptions.


Other things to note:

Bush International Airport is 50 miles away or about 1 hour in travel time. Hobby is about 30 minutes away .... you can use Uber and Lyft. Tell them to take exit 19 or exit 20.

A Total of 4 tv’s in the home. Roku and Prime sticks are connected to 3 tv’s. Please put them back if you move them. Let me know if you have any trouble hooking them up. There is a $100.00 fee for any stick missing.

A new bbq pit for the 2020 season. It is only available upon request, and cleaning fee of $50.00, if the ashes are not disposed of. Once we arrive to clean the home, we will check the bbq 🍖 . This is not part of the house cleaning fee.

Cameras: there are ring cameras surrounding the home, they record outside the property for your vehicle protection and for my property protection.
