The Village Farmhouse was built in 1814 and sits on 2 and a half acres in the heart of Waterford, a National Historic Landmark. The house was restored in 2016 and has been featured in preservation and Country Living magazines. It has a large eat-in kitchen with a cozy sitting area next to a huge wood-burning fireplace. There is a great commercial stove with ten burners and two ovens. The kitchen is fully stocked and opens to a porch with a dining table and has stairs to the yard, which has a large fire pit and seating. The house backs up to The Phillips Farm, 150 acres of preserved farmland, with walking trails, owned by the Waterford Foundation. There are three main bedrooms, one with a queen bed, one with two twins, and a third floor bedroom with a king bed. The bathroom is located on the second floor and has a tub and hand shower only. All linens and towels are provided. There is radiator heat, and air conditioning in the bedrooms only. The house stays nice and cool in the summer without it. The back porch has an incredible pastoral sunset view, where you can watch the neighbors sheep graze every morning and evening. It's a wonderful retreat in the country and also a step back in time. There is a wonderful outdoor shower, tub and sink for use in the warmer months! We have 8 charming goats, and two barn cats. During the warm months the goats are away on "jobs" eating brush at local farms. They return in late October. There are flower, vegetable and herb gardens on half an acre and a two acre pasture beyond that where the goats live in the fall and winter. The owners may be working in the gardens or tending to the goats, depending on the season, but can coordinate those activities with guest schedules if requested. See more reviews on Airbnb. This is our second visit - for our first we stayed just 5 days but we loved it so much that when we came back we stayed two weeks. Sarah and Matt are terrific hosts, kind and welcoming, and everything was great. Highly recommend to anyone visiting Loudoun County.
Wonderful historic home in the heart of the town of Waterford. Very well kept and so many neat pieces of history. Gardens, goats, chickens and an amazing front porch. Owners were very accommodating. Thank you
Had a great weekend in this charming home!
Could tell that a lot of love went into decorating the place. Beautiful gardens outside as well. Would definitely stay again. Added bonus was seeing the chickens and goats! Thank you Sarah and Matt!
We absolutely enjoyed every minute of this phenomenal home and property. Sarah and Matt are wonderful. The Village is truly a piece of heaven on earth to experience. Unique and wonderful and highly recommended! Thank you so much!
We had such a lovely time in Waterford and staying at Sarah's property was delightful. Everything was perfect and we're already looking forward to returning next year. Thank you Sarah and Matt for your kindness.
This was our second visit, we had a great time. It’s incredible how the stress of the city can melt away after a few days here being around the chickens and goats, walking in the nature preserve in the back, and hanging out in the rustic farmhouse. The owners are fantastic and quick to respond to questions, offer suggestions for activities, or build a fire. We look forward to our next stay!
My wife, two children (ages 5 and 7), and I had a lovely four days here in November 2020. We enjoyed the chickens and goats on the property and the public walking trail that borders the property. The house is charming and cozy, lovingly decorated, and feels very restful to be in. After a couple of days here, I could feel the stress of the city melting away. The owners were very communicative and responsive, and we enjoyed our chats with them.
We took day trips to Harpers Ferry and Balls Bluff and we had some nearby relatives visit us one afternoon. Everyone had a great time and we can't wait to come back for another visit!
It's hard to be believe this place is so
I spent a week at Sarah's beautifully restored farmhouse in late-August and absolutely loved it. It's close enough to DC to access easily, but it feels worlds apart. The flower and vegetable gardens are so pretty that passersby kept stopping to look at them. The back porch is the perfect place to read in the morning or watch the sunset, and the yard leads to a walking path brimming with monarch butterflies. I had a few friends out for the weekend while I was there and they had an absolute blast making friends with the chickens and ducks in the yard. All of them said the same thing: we have to come back! Best of all, Sarah was also a perfect host, easily accessible when I had questions and making us feel right at home. You can tell that this place is a labor of love and that makes it all the more special.
We had a great time at Sarah's farmhouse. The home is charming, the property is beautiful, and the tomatoes from the garden were delicious. Would happily recommend to anyone.
Thank you Sarah!

Cozy, Polished Farmhouse Getaway
We loved every inch of the house. The welcome was really nice with a bottle of wine, a note with all kinds of helpful info, and a great cat who came running as soon as we walked in. The decor was eclectic and beautifully tied together, and the house was surprisingly spacious. It was just my husband and me, but there is space for more with a second guest bedroom with twin beds, and lots of little living area nooks. The kitchen was awesome. Exposed brick, old farmhouse sink, incredible oven/stove range, long farmhouse table, and a great fireplace. The only little thing I would possibly mention as a caution is that the main guest bedroom where we slept - the bed is a double, so a little snug for two people.
Waterford was a charming little town to walk through. It was a quiet January weekend, very grey and drizzly, but despite that, everyone we came across was friendly and welcoming. I took photos of just about everything, and one resident saw me snapping photos of the entry to a courtyard and let me take a few of the inside of the courtyard.
It was a great escape, very close to DC, and easy to get to. It's a great place to stay to check out Leesburg and Purcelville.
