We are a few minutes walk from Acoteias beach, a 10 minutes walk to stunning Falesia Beach, one of the best Blue Flag beaches on the Algarve South Coast.
It's ideal for the whole family, and just 5 minutes’ walk from Acoteias village and the Pine Cliffs Hotel Resort & Golf Course. Acoteias village has numerous restaurants, bars & cafes to choose from.
For the energetic, the local horse riding centre does excursions to the beach and surrounding areas, tennis, football and track training, all just 5 minutes from the village. Local car & bicycle rental available nearby.
The Villa is 10 minutes’ drive from Vilamoura, and the Marina, for water sports and boat trips.
The villa offers a perfect base for your holiday, whether to laze around the large walk in pool, relax and dine at the BBQ terrace, or to head off on all those excursions. The large private roof terrace also perfect for sunbathing, and relaxation.

Infants cots are povided upon request only

The housekeeping service is included once a week, with a change of bedding, towels, and a full clean.
Additional cleaning by arrangement.
A welcome pack is provided free of charge, we can also add other required items, by request.
The villa is registered for online shopping and delivery with Continente, Intermache and Appolina , please enquire, online service must be done in advance in high season.

How to get there:
Faro Airport is a 33 km/20 miles drive to the property, serviced well by Ryanair, Easyjet, British Airways and many other airlines. Taxis, Limousine, bus services, or car hire all readily available from airport, or ask us to arrange your taxi trip for you.
We often use a reputable mini bus company with competitive rates and reliable service.
A car is not essential in our location, but can be obtained locally instead after arrival if you prefer.

Nearby areas:
Acoteias Village, adjacent to Olhos d'Agua Village, boasts a variety of local entertainment: Horse riding Centre on the road to the beach, Tennis courts at the LTU resort, European Training track for athletes, Quinta do Mel Honey Farm & Tea Room. Beautiful Blue flag beaches. The five star Sheraton & Pine Cliffs Resort with the famous golf course overlooking the cliffs at Falesia Beach. Various restaurants to choose from, all in the village. Supermarkets , cafe bars, banks , ATM machines. Taxi rank, bike rental all in the village as well as bus services. Various boutiques, newsagents etc. Approximately a 30 minute cycle or an hours walk to Vilamoura along the beach road and pathways. Local beaches have cafe bars serving food and drinks, often till late at night in the summer. At Vilamoura or Albufeira Marinas a large choice of local boat trips and tours, jet skiing, fishing, para-sailing etc. Local orchards are to be found around the outskirts of the village and the green areas eastwards towards Vilamoura. There are many walking and cycling areas in either direction.

Other things to do:
There is plenty to do in the Algarve, from Cabo St Vincent to Vila Real do S. Antonio. Beautiful scenery is to be found all along the coast and hillside areas. Numerous water parks include the Aqua Show, Slide and Splash, ZooMarine, Feisa (sandcastle festival) Marinas, for boating trips, water sports and tours. Safari Jeep tours, Wine tasting, etc.

Rental Information & Conditions:
Please note: The prices advertised can vary depending on when you stay and how long for. Prices are also subject to change at the advertiser’s discretion.
We can often be flexible with changeover days, please email us for any special requests.
Check in is normally from 16h00, check out by 10h00, however if previous clients have left earlier, and we have finished servicing the villa you may be able to enter sooner. Likewise when vacating the villa.
Such information should be confirmed before your arrival only.
You will be met upon your arrival at the villa, shown around and made familiar with the facilities at the property, and be available during your stay.

We are happy to quote you pro rata if you are not booking whole weeks, when available.
Long Term Winter Rentals are welcome, please email for specific rates. Electrics charged as extra & metered

Free Wi fi with unlimited Internet , subject to providers terms & conditions , throughout the villa is included in the rental.
We also include a Satellite television service.

Child’s cot & highchair are included, but please request at time of reservation.
A €600 security deposit is added on when booking, refunded 1-2 weeks after the property is vacated, less any damages. We will not charge for normal wear and tear.
50% of rental + security deposit is due to confirm the reservation.
Balance 50% due one month before arrival.
If reservation is made less than 1 month before arrival, then all fees are due

We have a strictly No Smoking policy on the property, including the garden areas, or a cleaning charge may be deducted from the Security deposit. Please note. Portugal is extremely vulnerable to fires and it is illegal to smoke in the entire property, as we are designated a non smoking rental property.

Upon making reservation, we need all passport information in advance, as per Portuguese law. If you are unable to provide these details, your booking will be cancelled, this is a legal requirement for all rental properties in Portugal, and we do not have any deviation from this.
