Lovely apartment in the perfect location within the block to enjoy fabulous views with a wraparound balcony that enjoys lovely morning sun and afternoon shade at the perfect time of day. The apartment was spacious, modern, well equipped and a pleasure to stay in. The facilities are well maintained and clean. The location was perfect for us to enjoy everything within walking distance. The host was extremely helpful with offering tourist information and tips prior to arrival, we had a lovely holiday staying in this property.

Lovely apartment in a great location

The apartment was great with a lovely view from the big balcony. It was clean, comfortable and well equipped. There were plenty of restaurants and bars nearby with the nice beach a short walk away. The only downside was that we only booked for one week and wished we had booked for longer. Thank you.

Great apartment

Pictures don't to it justice, it's a really nice, comfortable apartment, with a big terrace and great location. Only thing we missed was a fan for the living room, as only the bedroom has A/C. The owners are really nice and were quick to answer any queries, and the property management company were equally efficient and very accommodating and helpful. Overall it was a great stay, would certainly use it again if I go back to that area!

Apartment was very clean and comfortable. equipped with everything you could need for self catering holiday we have been holidaying in the village for many years so we are familiar with the amenities the area has the apartment has a nice sea view and was nice sat out at night looking over the village people watching . Our holiday was completely ruined by a severe bed bug infestation at this property. We were bitten, our children suffered allergic reactions, and we had to leave and find alternative accommodation at our own expense.What makes it worse is that the owner and management were already aware of the bed bug problem (we even received an email confirming pest control had been done before our stay), yet the property was still rented out. Despite the seriousness of the issue, no refund was offered.If you value your health, your holiday, and don’t want to risk bringing bed bugs back home with your luggage, I strongly advise you to avoid this property.

Lovely Olhos de Agua

The apartment and pool were perfect for us- clean and quiet but short walking distance to restaurants and beach. Our only complaint about the apartment was that there were no basic provisions whatsoever other than a few tea bags and a few dishwater tabs. No hand soap, no cleaning clothes or cleaning material and not even salt! But it’s a good area for young families and older people.

Recent Stay - November 2023

A very nice apartment with a wraparound balcony which got the sun all day. 100 yards from the bus and taxi stand and close to many good restaurants. Unfortunately the tv/dvd systems were not working for the 10 days we were there which did spoil our evening entertainment. The management company and owner were made aware of this when we arrived. Thankfully the weather was really nice so we were able to spend time outdoors during the day. However, we did miss our movies at night.

Feb- march stay

Property itself is lovely with a great location. We have stayed in this building before in a different unit. Communication with owner was non existent. Several emails went unanswered which at a minimum is rude. Property is loosely managed by lusoliving but they can not do anything unless owner agrees. The fact that outside manager was involved was no transparent on the listing. Had problems getting TV to work and was told that a technician would come around to fix. 3 weeks and no one showed nor was there any communication about the issue. The beds are not very comfortable. Very thin mattresses and sheets that do not fit well as they are not fitted. Suggest looking for another unit in same complex.

Lovely bright apartment in great location

Unlike some of the other apartments this apartment has a wraparound balcony and gets the sun on it nearly all day. It is on the first floor and you can see the sea in the distance and fabulous sunrises. The apartment is spacious and well equipped. I did have a couple of access problems with key codes which I don’t believe where passed onto me but the owner was extremely helpful and passed on the necessary info straight away. I also ordered a return taxi from a form that was sent to me with a price on it. It would appear it’s not the actual price but just an indication. A couple of days before I left home I was advised that I needed to pay the taxi driver for both ways… but the price had increased by 13 Euros. I cancelled it! I got an Uber. Never used them before but it was extremely easy and a lot cheaper than a taxi. You don’t even need to book it. Register on the app beforehand and then when you need one they can be with you in minutes. I would definitely book the apartment again, it was perfect for me.

The Bad and the Good.

Unfortunately, our stay, and our impression of the property as a whole, was tainted by the fact that towels and bed linens were only provided for two, even though I had clearly stated that there would be three of us staying. As a result, our daughter was forced to use the one beach towel we were able to find as her only bedding for the sofa bed, for two nights. It took some time for the property owner to respond to my questions about the missing items and when they finally did, they suggested that I contact the property management company (Lusoliving) directly, and they would resolve the issue for us. I did this, and Lusoliving responded that they had only received the property booking forms the day of our arrival (they were only provided for us to fill out the day before that) and were unaware that there would be three of us staying. They did offer to drop off an extra set of linens and towels to the apartment while we were out sightseeing for the day, but they never followed through with this, which only added to our frustration. Having said all of this, the property is located in a good area: lots of restaurants and stores nearby and only a short walk to the beach (and more restaurants and stores). The pool/hot tub area was very busy, but appeared to be clean. Overall, had there only been two of us staying, our impression of the property would likely have been more positive.

Sehr schönes Appartment

Wir haben hier 4 fabelhafte Wochen über Weihnachten und Silvester verbracht. Das Appartment ist sehr schön eingerichtet, man kann sich dort sehr wohl fühlen. Olhos de Agua ist ein ruhiger Ort, nicht so quirlig wie Albufeira. Aber uns hat es dort sehr gut gefallen. Einziger Minuspunkt war der Check-In. Obwohl wir unsere Ankunftszeit angegeben hatten, war niemand zur Schlüsselübergabe da. In der Agentur war auch niemand erreichbar, da sie am Wochenende geschlossen ist. Nur zufällig haben wir jemand von der Agentur getroffen, die uns die Codes für den Zugang geben konnte. Der Parkplatz ist in der Tiefgarage, die Fernbedienung dafür hatten wir leider nicht, aber es waren genügend Parkplätze draussen frei. Alles in Allem aber ein sehr schöner und angenehmer Aufenthalt, wir würden jederzeit wieder buchen.

I and my wife are related to the medical profession in UK. We purchased this property to spend our holidays since the weather here is very pleasant throughout the year compared to that in UK.

Why they chose this property

We were always keen to buy a property in Algarve due to the fantastic weather. Not to forget lovely beaches and Golf courses. We both are also keen on Formula one and there is a Formula One track nearby which is a bonus. The location is fantastic with beach views from the apartment and also be in the centre of a beautiful Portuguese village.Olhos de Agua, (Eyes of the the Water), is a small fishing village with good beach and fantastic restaurants and friendly bars. Closeness to Albufeira and Vilamoura make it ideal location.

What makes this property unique

The development is a modern building complex and has a tennis court and swimming pool. There is private parking and accessible by lift. Ours is a one bedroom apartment but we have a sofa bed which can sleep 2 more, so 4 people can stay. The best point is view from the balcony which is larger than most other apartments in the complex with beach views. It is also sheltered so if it is a bit breezy in the cooler months, you will still feel the benefit of the warm sunshine. The views of Olhos beach and Falesia beach are breathtaking, we also overlook the pool which does not get crowded, even in high season. More than half of our bookings this year have been from previous years clients which is pretty good considering we have only been open from last April! We offer discount to second time visitors.
