Tucked away down a twitten in the famous Lanes, this glamorous Alice in Wonderland themed cottage is superbly situated in the heart of the city within the most fashionable shopping and dining district and right by the beach. Ideal for small groups, discerning hen parties or families who want instant access to the best that Brighton has to offer! Brighton is a vibrant city and the area has potential for noise on the weekends. We have acoustic glazing and supply ear plugs for light sleepers.

Had the most wonderful weekend, the property was beautiful and spotlessly clean and great communication with the owner. Thankyou for the chocolates and wine it was very much appreciated after our 6 hour journey from the midlands.
A really fun place to stay and right in the middle of things. Very happy with the place. My only complaint is that one of the rooms (the one with the larger bed) is very tight with the bed literally filling the room from edge-to-edge. So if you're over five foot ten or so, and you're sharing with someone, it'll be tight. This was not an issue for our group.
It also got pretty hot in the top rooms, but opening the windows really did the trick. I was worried the location would be too loud, but it was very reasonable. We had a truly fabulous time there and would 100% stay there again.

Charming old cottage oozing with character.
We made ourselves at home very quickly taking it in turns to do the Costa run and revelling in being in The Lanes themselves. It’s down one of this tiny passages luring you into their mysteries and history of old fishing village days. The outside area at the back of the cottage is delightful. Fairy lights add to its charm and teeny weeny working bathroom with little sink. Upstairs we adored the luxury walk in shower and three bedrooms with hairdryers provided. The telly is modern and geared up for Netflix (hurrah). The fridge and toaster and stove were part of the open plan but cosy and warm ground floor but hardly used due to the incredible choice of restaurants in The Lanes and on the equally nearby seafront. We stayed over a weekend so we were close to the revellers and music from the nearby pub. None of this was too loud and the Black Lion itself did a wonderful early supper for us. Lovely staff and fantastic music from the Aretha era. Some of the young people walking down the alley past the front door knocked out door but we just ignored and realised they were just being silly but if you were staying there alone that could be scary as there is no peephole but we slept feeling safe there. Would recommend to all and the main lady who we spoke to on booking was amazing. She answered promptly when I called regarding arrival time, knew who I was instantly and made it very clear in a very friendly way she would be there to ring any time at all. Enjoy if you go. I know you will.
Very disapointed on entering the property to find how small it was and tbere was a distinct smell of smoke even though its supposed to be non smoking. The owners of this property suggest that it sleeps up to 8 people however there is not enough room downstairs for more than 4 people to sit. Everything in the cottage is cute & quirky but it is very tired and grubby. The sofa beds are so uncomfortable that you can hardly sit let alone sleep on them. The bed linen that was provided all had stains and looked very unsanitary and barely fit for use. On a possitive note the cottage is in a fantastic location for access to the best parts of the town however this does make it very noisy. The pubs either side do not switch their music off until gone midnight and then are making more noise by 5am by shifting bins and emptying bottles. We love Brighton but will not be returning to this accomodation.

Sadly this review has been written in spite. The customer was initially delighted with the property which is always professionally cleaned by a fantastic local company and all the linens are hired from a professional service and are not owned by me. Any stained sheets would be rejected by the housekeeping company before a guest saw them. This guest did not follow the house rules and a feature lamp was broken. When asked to pay for the cost of replacing the lamp she refused and threatened me with 6 unfavourable reviews. Not a nice person.
The cottage is indeed non smoking but smokers carry smells on their bodies and clothes even if they do not break the rules by smoking in the property. In the busy summer season with same day changeovers it is impossible to completely remove the smell if the previous guests were smokers, despite doing our best.
The property is a 500 year old fisherman’s cottage so of petite proportions with seating in the lounge for 8 guests, perhaps these guests were especially large?
This property is so loved and well maintained by myself and my housekeeping team AND IT SHOWS that we care. The above review can only be written in spite which has saddened me very much. I hope it will not put off other guests.
The looking glass cottage is very unique and the theme is carefully thought out throughout the house.
The location is great, close to the beach and pier and close to the lanes, restaurants and shops.
The bedrooms are comfortable and the rest of the house is homely.
We had a lovely stay here.

Why they chose this property
I LOVE this 16th century cottage and it's amazing location, right by the sea, shops and bars. You can't beat it for a crashed in town! My husband and I walked past it many times and heard about it's heritage in one of the many Brighton guided tours, never dreaming we would one day own it. When the opportunity presented itself we grabbed it and I have thoroughly enjoyed renovating it to create this sophisticated Wonderland boutique accommodation.
What makes this property unique
You won't need to worry about budgeting for taxi fares as this property is slap bang in the middle of all the action whilst still being tucked away. You can roll out of bed and onto the beach in minutes. The luxury finishings mean you get a boutique experience with the exclusivity of your own place.
