Our beautiful spacious villa is on Hampton Lakes, a prestigious community located off Highway 27 halfway between Interstate 4 and Highway 192. There are 4 bedrooms - 2 master bedrooms, 2 twin rooms, 2.5 bathrooms, 2 separate lounges, fully equipped kitchen and a private pool.
The pool area enjoys sunshine from morning to night and a lake view. After a busy day at the theme parks or golfing, it is the perfect place to relax and dine al fresco and watch the spectacular Floridian sunsets.

Our bright and spacious villa has been tastefully refurbished to the highest standard and almost everything has been replaced. There is a large family room with a large TV offering a full package including Premiership football and golf, DVD, perfect for a family movie night whilst the formal lounge offers peace and quiet for anyone wishing to relax with a book from the good selection available.

There is free Wi-Fi, DVD player with selection of DVDs and a well equipped Games Room with pool table, table tennis, darts, tennis racquets and golf clubs.

T V's are in most bedrooms but a relaxing quiet lounge is there for peaceful relaxation.

There is a gas fired Barbecue is available for out door dining next to the secluded pool deck.

The villa alarm system although easy to operate is of a very high standard and is 24 hour monitored.The villa is ideally located for Disney theme parks, golf courses, shops and restaurants and is only minutes from Interstate 4. On Hampton Lakes there is enhanced CCTV security in the public areas and vehicle number recognition cameras in operation in order to maintain a high security for residents and guests. The estate has children's play areas, floodlit tennis courts, basketball and beach volleyball courts for residents' and visitors' use.

Fantastic property

Great place to stay with everything you could need and amazing hosts, would definitely stay here again. It’s close to all parks. Pool is great and we are near the various amenities needed for a 2 week break.

Stunning villa

Reference to the parks make sure you arrive early and schedule your time for each ride.

Very nice house

Very well equip house with a private pool and games in the garage. The location is great with 30-45 minutes drives to the parks and outlets. The owner follows up very closely. We will absolutely recommend this house.

Orlando Oasis

Our family greatly enjoyed our time at this home away from home during our summer vacation to the Orlando area. Highlights: extremely clean, well stocked kitchen for cooking, and a refreshing pool. The kids loved having their own pool. The location is great. It was about a 20 minute drive from Disney, a pleasant oasis from the intense crowds and heat within those parks. We all look forward to going back and staying at this house again soon.

Great location for Disney parks

We stayed in this villa for two weeks as a group of four adults. The villa was very well equipped and spacious. The location meant we were about 20 mins from the Disney parks which we visited most days so it was really good for us. There are lots of restaurants and fast food outlets nearby too, so a stop off on the way home from the parks was easy. The information provided by the owners was accurate, not only about the villa but also regarding the directions plus other bits about nearby places to eat and for shopping.

Great Vacation

We had a wonderful time staying in the villa for the month of February, great weather and we escaped all of the snow Ohio got while we were there! Richard called us when we got there to see if everything was okay and had everything printed out for us telling about local attractions and directions how to get there. Very close and convenient to everything we needed. Nice neighborhood with sidewalks which made it easy to walk every day. We would recommend this property to anyone!

Fantastic Villa

The villa was exactly as displayed in the photos and everything we needed was there. Pool area was great and plentiful supply of pool towels and a few toys. Games room was fantastic for evenings after park days. Location was great and easy to get to the 192 or i4. Richard contacted us a few days into our stay to check how we were getting on. This was a great touch. We will definitely look to rebook on our next visit to Florida.

Excellent accommodations- perfectly located!

We were a group of 4 golfers that went there to play- This property was perfectly located for our trip. close enough to many golf courses to choose from- The house was very clean and well kept- and the pool area was awesome- we had a small issue with a Coffee machine not working but it was resolved and replaced with a New one as soon as we brought it to Richards attention. Definitely recommend this property for your stay in the Davenport area. We will surely return in the future!

We stayed at Pat and Richard’s villa for the month of February 2020. It was our first time booking through VRBO. The pictures are a true representation of the villa. Communication was prompt with a pre-arrival email package that was the BEST (all the details for directions, airports, restaurants, etc,). We loved the pool and having a washer and dryer was so much appreciated. The location is central to so many restaurants and family attractions. We walked the neighbourhood daily. We were happy with the accommodations and highly recommend others to stay.

Loved the villa! Owners were super! We had great communication with owners Pat and Richard! Very clean and spacious home. Lots of extras. Handicap equipment (wheel chair, crutches). Excelent Vacation!

The house was very nice, the house is fully equipped with everything from towels and silverware to basic essencials. It was very clean, my kids loved the house, lots of Space for relaxing and playing. The pool was very clean although my kids didnt enjoy it that much because of the cold weather it was still nice. I reserved the house for 8 People but then ended up Being only 5. I recommend this house 100% and consider coming back to this villa when coming back to Florida.

Not far from Disney and well placed for heading off to the west coast beaches. The villa is exactly as the owners describe it, a cool haven after a hot day out at the theme parks. Texas, Applebee, and Crackerbarrel were our favourite restaurants, all within a short drive. Mount Dora is a lovely place to visit and take a boat ride or walk around the lake, and the whole place has a comfortable fifties America feel about it. Siesta beach on the west coast is regarded as one of the best in the world. We had a great day out there, with vast shallow areas to paddle and splash in, great for small children.

Excellent Family Getaway

Our family of 4, with two young children, thoroughly enjoyed the space with room to spread out. We invited extended family to stay with us and found we had plenty of room. The location was perfect for day trips to Disney and Legoland. The kitchen was very well equipped with all the dishes, pots and pans, and serving ware for a full turkey dinner. The pool area was clean and comfortable. The pool heater made swimming a lot more comfortable, we very much appreciated it. The owners were very courteous and easy to deal with. They made sure we had all the information we needed and were quick to answer any questions. We felt very welcomed and would recommend to any families or couples looking for a place in the area.

Another superb holiday in this villa.

We stayed with friends in this villa 2 years ago and when we decided to return to Florida this year, had no hesitation in booking it again. Just as last time this spacious villa is spotlessly clean and the decor and furniture of the highest standard. It is ideally placed for visits to the Theme Parks, outlets, shops, supermarkets and restaurants as well as the excellent golf courses. Pat and Richard were very helpful in all ways especially suggesting places to visit within easy driving distances, many of which we visited and found to be as good as they said. At the end of our day it was lovely to come back and have a swim in the pool and enjoy the quiet of the area, or even have a game of pool in the games room before preparing our meal in the well equipped kitchen. We have no hesitation in recommending this perfect villa, hopefully we will be back for yet another visit. Thank you Pat and Richard for a wonderful home from home holiday in your home. Jackie G

Fantastic Villa, Great Place to Stay!!

Just got back last week. We had a great 8 night's stay at Richard and Pat's Beautiful Villa. The Villa is in a great location in the Hampton Lakes Estate on the US27, very close to I4, and the 192 and close to all the Supermarkets like Walmart, Publix or Aldi in Haines City. It is also close enough to Champions Gate ($9) or Berry Town Center ($6) to enable you to get an Uber to there if you wanted to take a break away form the Driving for a night. The Villa is beautifully decorated inside and kept very clean by Steve and Jude. There was only the 2 of us so we never really ventured to the upstairs as the Master Bedroom was downstairs, but I can imagine that 2 families could stay there comfortably without getting in each others way. The kitchen is very well equipped with everything you need, including all unbreakable dinnerware and glassware for around the Pool. The ice-maker in the fridge is very useful and we used this all of the time. We also made good use of the Washing Machine and the dryer so we didn't have to take home a load of dirty clothes to the UK. The pool area was great, the addition of the lower privacy screens was a great idea and made the pool a lot more private. Richard and Pat were great hosts, responding to any queries or questions we had very quickly and also gave us some great suggestions for days out or for dining out. I would have no hesitation in booking this Villa again if we decided to back to Florida again. Rob and Debbie

Brilliant Family Holiday

We have just returned from a fantastic family holiday at this villa. The villa is ideally located for all parks and shopping outlets. It was within easy travelling distance of Mount Dora where we spent a great afternoon on the lake and canal system followed by a lovely meal on the verandah of the Lakeside Inn. Clearwater/St Petersburg is also accessible in under 2 hours. The villa itself was extremely comfortable and well appointed. All rooms were large and airy and the air conditioning kept everywhere cool without being intrusive. There was a good supply of towels, bedding, pillows etc and all areas were clean. The beds were comfortable and there was plenty of hanging and drawer space in the bedrooms. We all enjoyed the pool and our 3 teenagers enjoyed the games room set up in the garage, particularly the pool table. They also made use of the tennis courts which were just around the corner (tennis racquets were provided in the games room). The sofas in the 2 living rooms were extremely comfortable at the end of the day after returning from the parks! There is a large TV however we did not even switch this on as there was too much to do elsewhere! The booking process was very easy and Pat and Richard were extremely helpful throughout - they even provided telephone cards free of charge for use in the villa and a bottle of wine and welcome card on arrival. Hampton Lakes itself is a nicely maintained and quiet development. If you are going to rent a villa in this area I would highly recommend Pat & Richards'. We would definitely go back - we just have to recover from this holiday first!!

Great vacation in this home away from home!

If you are searching for somewhere to stay, I highly recommend you stay here. This villa is lovely & the owners have gone above and beyond in making our booking experience and vacation as wonderful as possible! Richard and Pat were wonderful to deal with right from the beginning. They were prompt in their responses, very helpful when I had questions, and understanding when we had a family health emergency that looked like it might change our travel plans. Thankfully everything turned out to be ok and we were still able to make the trip! The villa is just as described in the listing – clean, comfortable and set up to make your trip as relaxing as possible! There were 4 adults and 2 children in our party and the villa was well suited for our group. The villa is located in a clean, quiet neighbourhood that felt very welcoming. Having a grocery store minutes away was convenient, and the proximity to the Disney and Universal parks was a big selling feature for us. The kitchen had everything we needed to prepare our meals which was great after spending long days at theme parks with the kids. It was so nice to be able to come home to relax and cook our own dinner, rather than returning to a cramped hotel room and having to eat nothing but take out for 10 days. We all loved the villa’s private pool. It was clean and the temperature was perfect. We spent a few days just relaxing by the pool and enjoying the sunny escape from our Canadian winter! The games room was a lot fun and a nice break from the sunshine when needed, and the front room offered a quiet retreat for reading and for the kids to keep up with their homework. The alarm system took a little getting used to, but it was good to know the kids couldn’t sneak out to the pool while we had our backs turned! Thank you again for letting us stay in your home, Pat and Richard. We hope to be back some day!

Great Rental

Overall, a great stay! Clean, lots of dishes/amenities in the kitchen. Pool was great! Had lots of room, loved that the master bedroom was downstairs and the other three upstairs. Pool/ping pong table was nice to have. Location is not bad for parks, take the roads thru disney (western way) and it will save you time and lots less traffic. Neighborhood was quiet and peaceful.

Excellent property

Overall, the house met all of our expectations it was clean, comfortable, and spacious. As advertised, it was located close to Disney, highways, stores etc. The neighborhood was quiet. The pool was a perfect size for the kids. The owner checked in regularly, but no issues were reported.

We are Pat and Richard Burton, we live in the North East of England and have been holidaying on Hampton Lakes for many years. When we decided to buy our own villa we looked at lots of different ones in various locations but in our view none of communities were as nice as Hampton Lakes.
We enjoy our sunshine breaks in Florida, and there is so much to do. We love the golf courses, beautiful beaches on either the Gulf or Atlantic coast, as well as Disney, Universal, or visiting lovely little towns and walking by a lake and having a coffee.

Why they chose this property

As soon as we saw our villa we loved the light, airy and sunny atmosphere inside as well as outside. The pool area which is very private has a view of the lake and retains a secluded and tranquil ambience. It is in a safe and friendly neighbourhood that is ideal for morning walks or cycling. It is well maintained and there are tennis and volley ball courts as well as children's play areas.

What makes this property unique

We continually refresh / refurbish our villa and maintain it to a high standard. It is situated in a quiet location and has a very private pool area west facing to watch the beautiful Floridian sunsets.

The Villa is well located within easy reach of the theme parks, restaurants, numerous golf courses and shopping malls. It is big enough to accommodate two families and yet still cosy enough for smaller groups. It is light and spacious in a quiet peaceful neighbourhood.

We love the private pool which has optional heating and the deck has a lake view where we can enjoy the beautiful Floridian sunsets in privacy while watching the lake fountain play. We like to spend a lot of time outdoors and enjoy breakfast just listening to the birds. The local Sand cranes and Ibis are regular morning visitors

We have a well equipped kitchen so don't feel the need to eat out every evening.

We have cable TV, a pool table, table tennis, darts as well as a selection of books and films for all tastes.
