About this property

Fields & Pond Views - Minutes To Long Point Beach

Deep Bottom Pond rental with lots of space and pond view. House sits in a lovely setting on a cul de sac. Beautiful open kitchen with breakfast nook. Large living room with bright dining area off to the side. Sit on the back deck and take in the views across the pond to the horse paddocks, watch the evening light play across the field or see the morning mist give way to a bright blue Vineyard sky.

House offers four generous bedrooms, one down and three up. Association’s small dock access for launching into Deep Bottom. Take one of our kayaks or bring your own kayak, canoe or other hand-ported craft and explore the tidal pools or paddle to the ocean. Great proximity to Long Point Beach, enjoy the south side surf or relax by the great pond’s quiet pools. The beach accommodates sun bathers, surfers, sand castle builders as well as pond swimmers looking for calmer and warmer water.

Chefs will find everything needed in the fully equipped kitchen which includes dishwasher, range, cook tops and large refrigerator with ample counter space. The grill is on the kitchen deck ready and waiting. Cupboards are filled with dishware, wine and beverage glasses, cookware and everything needed for casual as well as serious dining.

In addition, to stools for a quick bite at the counter, breakfast nook, dining room and outdoor rear deck umbrella shaded table seating can readily accommodate small and larger groups.

Rear deck overlooks sixteen acre field and paddock which includes a large pond. Sit on the deck or on the Adirondack chairs on the lawn or by the fire pit to unwind. If you're feeling sleepy, climb into the shaded hammock with a good book and beverage.

For exercise, play tennis on either of the two Association hard courts, take a bike for a spin in the nearby State Park bike paths; take a one of the two single or the double kayaks out on West Tisbury Great Pond and on to the barrier ocean side beach; pick up one of the Vineyard trail books and go for a hike; take a fishing pole and try your luck surf casting or simply head out to the beach to tan and swim

Nearby surf side beaches include Long Point, Aquinnah and South Beach. For smaller children try the pond at Long Point or Lambert's Cover, Menemsha or State Beach. No need to worry about beach chairs as we have them ready for your use.

Arriving back at the house, the enclosed outdoor shower is an excellent choice to wash away the beach sand and get ready for the evening.

The house has everything needed for a great vacation, including: three flat screen TVs, cable, free WiFi, radio with CD player and docking station. Games and puzzles are available for rainy or lazy days.

When it's time to retire, enjoy one of the two master bedrooms equipped with king size beds or get settled into one of the two bedrooms each with two twin beds. Need more sleeping space, unfold the sofa in the master for a double bed or unfurl the cot in the master closet. The masters feature adjoining bathrooms, while the twin bedrooms share a middle hall full bath.

Fishing Trip
This house was great as a home base for our fishing trip with 5 guys. Bill was efficient to work with through the booking process and the house lived up to expectations. The large yard was a highlight - w/ space for games, a large fire pit and a great view. It was also conveniently located for trips to Menemsha or Edgartown. We would book again.

Great Family Place
Attentive owner and spacious and comfortable home in a central location offering easy access to kayaking, biking and tennis. Owner-supplied kayaks, bikes and racquets are a big plus, as are the tranquility and pastoral surroundings, away from the crowded town centers.

Very family friendly residence. You truly feel as though someone has opened their home to you. The setting is beautiful and peaceful and a short drive from anything you need. The bike paths are very accessible and morning walks around the pond are unforgettable.

The Poutasse, Carpenter and Kepner families share ownership of 22 Pond Lane. We live in Western Massachusetts and Philadelphia.

Among our family members, we have physician, nursing, health care executive, banking, legal, sports writing and rock music professional backgrounds.

Why they chose this property

Welcome to our vacation home. This house was built over 20 years ago, the first one in the development. Pictures of its construction are in the desk drawer in the main entryway.

We love the home, its environs, the grazing horses and, of course, the sunsets. Enjoy the morning sun with a cup of coffee on the front porch and a glass of wine watching the sunset over the field and pond from the rear porch

We have left the house for you just the way we use it.

What makes this property unique

The house is open and airy. The whether vane in the living room, fire place, wrap around furnished porches, spacious yard and great location make the house perfect for all seasons.
