About this property

Historic country villa, contemporary interiors. Infinity pool. Air conditioning

Modern, luxury interiors. Air conditioning. Infinity pool. Private location among olive yeards, walking distance from the lovely town of Trevi with restaurants, shops, monuments, events. Casale Condotti, an old Roman watchtower, offers privacy and ultimate comfort in the heartland of vibrant Umbria. The perfect combination of history and modernity, luxury and rusticness. Distinctively different from traditional holiday homes. You can here truly experience Umbria’s landscape and nature. Cooking service available, tasting tours, nature walks, bike rental and much more, please enquiry.

Casale Condotti is surrounded by Trevi’s famous olive groves, with many 200-year-old olive trees lining the private access road. The location of the casale ensures full privacy while offering easy access to all the amenities of the historic centre of Trevi - shopping, food, art and culture. 1.8 km away, 30 minutes on foot.
Trevi is known for the excellence of its olive oil, one of the most exquisite in Italy. On the other side of the valley there is the wine district of Umbria, hills covered by miles of vineyards around the town of Montefalco.
Casale Condotti is 5 minutes driving distance from the motorway (SS3), nearby sights and other Umbrian towns and cities like Spello, Assisi and Campello sul Clitunno (UNESCO world sites), Spoleto, Perugia, Todi, Gubbio, Bevagna, Montefalco, Trasimeno lake and the national parks.

DESCRIPTION OF THE PROPERTY
The oldest part of Casale Condotti dates back to 1180 when it served as a watchtower for the nearby aqueduct. The tower was subsequently renovated in 1714 before an Italian architect added two modern buildings, including a striking glass-and-metal structure that artfully blends in with the casale’s ancient stonework.
The stunning infinity pool and outdoor living space provide the perfect environment to enjoy what arguably is one of Umbria’s best views. All rooms in the main house and the guest house (serra) offer panoramic views over the Umbrian Valley. As the sun rises over Monte Serano to the east it changes the colours of the casale as the day progresses, unlocking deep warm tones as it sets on the other side of the valley.
The traditional stone house has been recently and carefully restored creating very contemporary and stylish interiors that are perfectly combined with the ancient architecture of the building.
The result is a stylish and functional house with a luxurious feeling.
Casale Condotti is ideal for families or groups of friends holidaying together, everyone with privacy and comfort.
The main house is on 3 levels. The guest house is a separate building with a glass-and-metal structure that offers extra privacy for visitors or staff. Guest house is air conditioned.
The ground floor of the main house features a spacious arched living room with a fireplace. A french door permits a direct access to the outdoor area and pool.
On the same floor there is a perfectly equipped kitchen in modern style, with a large dining table for wining and dining with friends. The kitchen also has direct access to the outside dining area.
This floor has a service bathroom and a utility room with laundry area.
The sleeping area of the main house is on the first and second floor. It is composed of 3 bedrooms, one master bedroom with walk in wardrobe, a duplex triple bedroom on the first floor and a twin bedroom on the second floor of the main house. On the first floor there is also a nice sitting room that give access to the bedrooms. The fourth, double, bedroom is located in the guest house (serra).
4 en-suite bathrooms: 3 in the main house with walk in showers, the bathroom of the master bedroom also has bathtub. 1 bathroom in the guest house with spacious walk in shower, one outdoor shower by the pool.
Please note that the bathrooms of the triple duplex and twin bedrooms are nice but small, whereas the bathroom of the master bedroom and the one in the guest house are larger.
One of the smaller bathrooms has a cute tiny window inside the shower box, from where you can enjoy one of the best views of the entire property, towards the village of Trevi and the countryside.
The first and second floor of the main house are air-conditioned, the ground floor is fresher, due to the thick stone walls and no direct sunlight. The guest house is air conditioned.

GARDEN AND POOL
Casale Condotti features a large terraced garden of 150 square metres. The garden is embellished with Mediterranean plants, we find olive trees, aromatic herbs, lavender, large pots of lemons and mandarins. 8 loungers complete the outdoor furniture and cloth sails provide shaded areas in front of the hosue and by the pool. 1 hectare of private fenced garden surrounds the house.
The portico between the main house and the guest house is probably the most enjoyable area of the entire property, with very large table seating 12, gas barbecue, direct access to the kitchen and a smaller table with marble top that is ideal to prepare food.
Infinity pool: 4 X 11 metres, 1,50 max deep, with night lighting.

LOCATION
Umbria delights its guests with its stunning natural beauty and rich cultural heritage. Local truffles, olive oil, asparagus, funghi porcini, and famous Sangiovese wines will ensure food lovers will be in for a treat when visiting one of the region’s many excellent restaurants.
Some of Umbria’s most famous sites are literally in sight of the casale. To the south you can see Spoleto with its Basilica di San Salvatore, which is on the UNESCO World Heritage list. Across the valley are the vineyards and hilltop city of Montefalco, with Bevagna and Santa Maria Dell’Angeli with its famous dome below. On a clear day Perugia’s hilltop profile reveals itself while further north the imposing Monte Subasio provides an enchanting backdrop to nearby Trevi, which was founded in the 1st century BCE.
Even closer to home a hiking trail follows the old aqueduct and winds its way through the hillside all the way to Spoleto, passing the beautiful fortress of Clitunno and the nearby Tempietto del Clitunno, part of another UNESCO World Heritage site.
The Umbrian hills make it easy to immerse yourself in nature with its rich forests, rivers and lakes. Italy’s ‘Green Heart’ invites you to undertake a range of activities including hiking, canyoning, rafting and cycling. Or to simply enjoy a picnic and some of Umbria’s less visited hamlets.
Spending a morning at a the antique market in the nearby village of Pissignano (it is one of the largest antique market in Umbria, the 1st Sunday of each month, with additional dates), visiting Perugia’s or sampling Norcia’s famous truffles or sausages can be easily combined with a lazy afternoon at the pool. Maybe have a barbecue and watch the sun set, or take a short drive to Spello for dinner at one of its lovely piazzas. Rome, Siena and Florence all make for good day-trips, as does the Adriatic coast, now connected to nearby Foligno with a brand new express way.
Casale Condotti is the ideal base for nature and sport lovers: a famous trek path, called "Footpath of the Olive Groves" leading from Assisi to Spoleto, passes at easy walking distance from the property. Panoramic walks toward Trevi to other nearby villages like Pissignano and Campello, passing near old curches, Convents, into the woods, up to the mountains or down to the valley. The path can be done on foot or mountain bike. For city bikes there is an asphalted cycle track in the valley below, running along a river.
In Trevi main square is possible to hire electric bikes to tour the town and the surrounding countryside.

NON PEAK SEASON BOOKINGS
With a lovely fireplace, woodburner, underfloor and central heating Casale Condotti is also a good option in the low season. This is when the cities gets less crowded, temperatures are lower but still hover around 20 degrees Celcius in the afternoon.
Not to mention the winter peirod, with the Christmas and End of the Year celebrations and events, with a layer of snow whitewashing the mountains while guests enjoy the warmth of the fireplace.

Panoramic views, gorgeous pool, and rustic chic home
We had an amazing 2 week stay at this property. It has an ideal location near the town of Trevi, very remote, with a breathtaking view of Umbria. The property is on the hillside, literally surrounded by groves and groves of olive trees, with a narrow gravel road about 1 mile through the trees. The house is wonderful, a charming mix of historic (1,000 year old Roman watchtower) and rustic with modern and stylish portions of the expansive house (modern kitchen, amazing pool, etc). It has everything you need to cook in the modern kitchen and enjoy the beautiful outdoor space. For example, floating on a raft in the infinity pool while gazing out of the valley next to Trevi is about as amazing as a vacation can get! There are lots of rooms and spaces to relax. Now, to be clear, this is not a brand new modern fancy house but that’s part of its charm. We had issues with one of the AC units and the Wi-Fi while we were there, for example. But, everyone worked really hard to help us get things fixed as soon as was possible, which we appreciated. And, the charm of the place is that is isn’t new and perfect but is exactly what an Umbrian country house experience should be, so it’s important to go with the flow! And the people who run this property were so very nice in trying to help us. My family got sick during our stay and everybody went out of their way to help us, offering all kinds of assistance if we needed it. So, overall, we truly loved this property and are so glad we found it! It’s a magical place in Umbria, and is a total bargain compared to more touristy places in Tuscany, which would cost 2-3 times more. If you are looking for a local experience with unforgettable surroundings and wonderful people, this is the place for you.

Lovely house in the Umbrian countryside
Interesting, relaxing house near Trevi. Great infinity swimming pool with lovely views to Trevi and the surrounding countryside. Outside dining area with barbecue. Quite a rough, steep track from the main road, but manageable (we found) even in a large car. Large kitchen. Living areas very attractively furnished. A good place to relax, and as a base for visits to Spoleto, Assisi etc…

Amazing Villa
We had such a wonderful time at the villa. As architects, we appreciated the historic exterior and contemporary interior. We spent a lot of time around the pool on the pool deck. We want to go back when the weather is warmer so we can get in the pool. The host was extremely helpful in finding a chef to come and cook for us. Be sure and try the restaurant recommendations - they were delicious. We don't have anything negative to say about the property. You will love it!

Umbrian Paradise!
We stayed at Casale Condotti for two weeks and found it to be a wonderful place to stay. The building has been beautifully refurbished and the pool is the perfect place to enjoy the breathtaking view. The kitchen is well equipped and the bbq is fantastic making it easy to cook both inside and out, whilst the air conditioning provides cool relief if it gets too hot. The hosts were welcoming and easy to contact, and even provided a local chef to cook dinner for us one night. We simply cannot recommend it enough!
