ARMADILLO is a high spec luxury villa with a soaring contemporary open plan design. A large great room combining the kitchen and dining area. There are 3 large bedrooms & a separate den with 3 bathrooms, the house sleeps 6 guests. All rooms in the house are stylish yet very comfortable and welcoming.
The large oversize deck is flooded with sunshine, the big pool & spa has solar & electric heating, electric heating is an additional charge. On the deck there are loungers & chairs, with a covered dining area and a gas BBQ grill. The deck faces SW and backs onto the fairway of the golf course. Privacy is retained with a strip of scrub land between the golf course and a fence which screens the pool and deck from the neighbouring property on one side and there is our own vacant lot on the other.

Inside the house, the designer created great room has cathedral ceilings, a tile floor and a wall of glass sliders which can be opened to the deck outside. There are comfy sofas and chairs and a 46in cable TV, formal dining for six and a separate relaxing nook area, perfect for coffee and a good book! The room is finished with original artwork and impressive decorative touches.
High speed WiFi is included and there is always selection of books, music and games for guests to enjoy. There is a separate den or study with a desk and sofa, and cable TV.
The modern kitchen is separated from the great room by a long breakfast bar with seating for six people. It has all quality stainless steel appliances, a fridge with chilled water and ice maker, dishwasher, microwave and cooker, plus electric kettle, filter coffee maker and even a bread maker. There are plentiful cooking utensils and classic white tableware, plus pool crockery and glasses.
The separate laundry room has a front loading washing machine and tumble dryer, iron and ironing board.

Two of the bedrooms are en-suite both with pool access, the large master suite has a king size bed (UK super king) jacuzzi bath & walk in shower, a twin vanity and walk in closet. The second guest suite a queen size bed (UK king) lots of build in closet space and an en-suite with twin vanity and large shower. The big third bedroom has cathedral ceilings, a built in closet, two singles beds and use of the family bathroom which can also be accessed from the deck area. All bedrooms have TVs with cable.
All the rooms have been beautifully finished with original paintings, prints, photography, unusual decorative pieces and artistic finishing touches.

The garage is remote opening.
Provided for guest use are 4 adult bikes, tennis rackets, golf clubs, pool toys, beach coolers, sun umbrella, beach chairs & beach towels.

ROTONDA WEST - Our home is in the newer Pine Valley division of 'the circle', this is a peaceful residential deed restricted community with bird sanctuaries and preserves built to a unique design copying the points of the compass with canals and natural habitats runnung throughout. At its heart is a 30 acre Community Park with free tennis courts, playground and bike trails through the nature reserve. Within 'the circle' there is also the large and beautiful Broadmoor park with lakes, walking trails, a picnic area and rest rooms. There is abundant wildlife on Rotonda including bobcats, tortoises, armadillos, alligators, eagles and so much more.
Golf enthusiasts are spoilt for choice with 5 golf courses on Rotonda alone, the nearest is just 5 minutes away and the house backs onto the fairway of the newest course.
As this is a residential Deed Restricted community it does have rules, for example relating to noise disturbance especially after 10pm, parking being restricted to the property driveway, dogs being leashed when out and not disturbing wildlife. more information can be found on the Rotonda West HOA website or in their offices at 646 Rotonda Circle.

This special area is only a few minutes drive from barrier islands and miles of quiet gulf coast beaches.
Fishing is wonderfully varied, from the local canals, lakes and creeks to fishing from the many public beach and river piers. You can also hire a boat or book a backwater or sport fishing trip, this area is known for its world class Tarpon fishing.

Dining and shopping possibilities are plentiful including local supermarkets and restaurants only five minutes drive away. There are malls and major restaurant chains at Port Charlotte 15-20 minutes away and a choice of big outlet malls and up market shopping around an hour and a half away.

Rotonda is approximately one hours easy drive from the cultural city of Sarasota, one and a half from Tampa and Busch Gardens and two and a half hours from Orlando for Disney and the other parks.
