Villa Jolie is a stunning luxury new built property in modern luxury style, located in Dubrovnik most elite and private residental neighborhood in 12 minutes walking distance from the historic old city of Dubrovnik and just 40 meters away from the popular Pogačići Beach.
Villa interior is a combination of the highest standard of comfort and luxury. With 5 stylish bedrooms and 3 bathrooms it is comfortable for up to 10 persons. On the ground floor is large fully equipped kitchen, dining room where guest will enjoy traditional food, two bedrooms, one bathroom, living room with access to a terrace with a dining table for 10 people and a swing for rest. First floor has spacious Master bedroom with a large mirrored closet and En-suite bathroom, two bedrooms and one bathroom with jacuzzi tub. Each bedroom has access to a terrace with lounge area with outdoor furniture suitable for 12 persons. This stunning terace overlooking the Adriatic sea, beautiful island Lokrum and historic old city walls will impress all romantic souls. In front of the villa there are private swimming pool with jacuzzi, sun loungers and lounge area with outdoor furniture suitable for 10 persons.

Wonderful villa in a great location

The Villa is beautiful, large and in a great location. The beach is nearby. The fabulous Rixos hotel and beautiful parish church are opposite. The pool and sun bed’s provided hours of relaxation and fun. The stunning Dubrovnik walled city is a 20/30 minute walk away and there are lots of local restaurants. What more could you want?

Without a doubt, the most gracious and responsive Host (Antonela) I have ever rented from! The Villa was beautiful both inside and out. We spent a week at the Villa and it was beyond our expectations. Antonela thought of everything we could possibly need or want … and even more! Amazing Experience

The property is spacious and gorgeous and has every amenity that you could hope for. Nina and Antonela are gracious, responsive and wonderful to work with. I would whole heartedly recommend this property to anyone who wants a great experience in Dubrovnik. Close enough to old town, but also away from the hustle and bustle to allow for some peace and relaxation away from the crowds. Amazing time!

We stayed here for 4 nights in June 2025. We could not have found a better property and the host. It was. A 20 minute walk to pile gate or Euro 7 in Uber. The host was always available to take care of every little need and provide help when needed. She took care of the things that I have never experienced anyother host at other properties taking care of. Highly recommended for location and the host.

Amazing stay in Dubrovnik

The property was perfectly located with amazing views of the Adriatic, and walking distance to the old town in 20 minutes. It was large enough to accommodate two families and our grandmother. The outdoor sitting area was perfect to take in the views and there were sea views from 4 of the 5 bedrooms. The kitchen and bathrooms were clean and functional. Overall the property was modern, clean, spacious and functional - close enough to everything you want in Dubrovnik, but also in a serene area where you can relax and unwind and feel seperate from the crowds. Nina, Antonella and Ivo were always helpful and responsive and made our stay as smooth and easy as they could - they were an absolute pleasure to deal with. We highly recommend Villa Jolie.

Enjoyed our 11 night stay at Villa Jolie. Antonela and Nina were absolutely amazing. Great place, great location. Immaculate condition. Only negative was a neighbor on our last evening at 7 PM opened her window and asked us (three people over age 70 and two over 50) to "please be quiet" while we were simply chatting on the patio. We were puzzled but we lowered our volume. I guess we weren't quiet enough so she played Heavy Metal music at a high volume for 5 hours. Overall enjoyed the Villa.

Perfect House for Dubrovnik

House is absolutely beautiful. Great location by the best beach (Bellevue). Everything you need nearby - vespas, grocer, quick bites, etc. Old Town a short ride or 20 minute walk away. The host Antonela is great - super helpful and communicative. Would recommend to anyone looking for a great house near the city but with plenty of room inside and outside.

A five star experience

Brand new property in perfect condition. One minute walk to a beautiful beach or use the villa pool. Host Antonella was always available, responsive and helpful and fun! She arranged an unbelievable private chef for us, such a treat. We decided to hire daily maid service which was extremely reasonable and really helped. The Rixos hotel is next door, less than one minute walk, and was convenient for bar, restaurant, rental car hire, hooka and cigar lounge! Old town is an easy 15 minute walk, the new port is a 25 minute walk. Loved the area, loved the villa, I travel a lot and stay at 5-star places all the time. Hard to imagine anyone not falling in love with this spot!

We graduated on the Faculty of Education -Masters of preschool education.Our home is the island of Koločep.Kolocep is one of the Elafiti Islands which lie just off the Dubrovnik Riviera and which are well known locally for their beautiful bays and mill-pond water, perfect for swimming and kayaking. It boasts a car free environment, so if you’re after peace and tranquillity, in a quintessentially Croatian location, this is the place for you!Whoever visited it once, fell in love with Koločep, and they constantly return, especially if they have a good host, so we are trying to provide to our guests everything they need for a comfortable and memorable stay. We are communicative and together we speak 3 foreign languages.We feel this is a great way to meet new people and cultures and also show them all the beauties of our island.
Also from the season 2017 we have built brand new luxury Villa Jolie suitable for 10 peoples which is located in mainland Dubrovnik. Overlooking the Adriatic sea,beautiful island Lokrum and historic walls of old city.
