As your drive up to The Red Rooster Retreat, you will see the red house on the hill, the amazing outdoor space, with swing encircled fire pit, and the excitement begins, the vacation you have wanted and needed has arrived.
As you enter the front door to the main level, you are greeted by warm inviting professionally decorated interiors, and rear french glass doors that show off the view, it's okay go ahead and stare. The Red Rooster is positioned to have an amazing mountain view from all rooms and areas of the home, both on the main and lower floors, and jaw dropping from the decks!
Our home is two stories and perfect for family and friends that enjoy vacationing together. The downstairs is connected with outside stairs off the top deck to the bottom deck, there are no inside stairs.
The main floor has, a primary suite with a king bed and an ensuite bathroom, a double sink vanity, large soaker tub and separate shower area. Along with an electric fireplace for ambiance, and a gorgeous mountain view that you can see from both bedroom and bathroom. The second bedroom is a bunk room with two twins and two fulls, the bunk room also has an attached bathroom that is also the main bathroom for the upstairs with a Jack and Jill entry from both bedroom and kitchen hallway, with a tub/shower combination. The upper main floor has 2 bedrooms, 2 bathrooms, a kitchen, game area with combination game table, standing arcade game, living room, coffee bar and gym with spin bike, treadmill and sauna. In addition a large deck with comfortable seating, swings, propane BBQ grill & a large fire center dining table.
Downstairs has its own kitchen, bathroom, dining room with large table for 12, board and card games, living room with reclining leather sectional sofa, fireplace & two additional bedrooms, 1 queen bedroom, and one king bedroom and laundry area. Sliding glass doors also lead out to a large deck on this level with views, picnic table dining (covered), fire pit and BRAND NEW HOT TUB!
Both floors have large porches and fully stocked kitchens with stunning views. The two story deck has a Hot Tub, BBQ grill for use, along with a new and improved outdoor fire pit area for fireside chats, cool evening entertainment and making s'mores, the fire pit is spacious with plenty of seating.
The deck areas have swings, rocking chairs, a hammock and plenty of seating for all. A new 7 person HOT TUB w/6 hydrotherapy seats, and one cool down seat, 51 jets including foot jets, LED lights and Waterfall. The bottom deck also has outdoor covered picnic dining area. The home is cozy, comfortable and completely equipped for families, couples, friends traveling together, and groups looking for a week in the mountains or a weekend get away. Amazing views from the decks; each space had coffee bars with full kitchens. The family had a wonderful time visiting the surrounding areas. Our two little dogs had a great time too. A major plus was the hot tub!
Property was as described, Tiffany was very responsive, enjoyed our Stay.Note: once on Sunny Ln, it is all non-paved steep roads with pot holes, would take a car which is taller like an SUV.
We thoroughly enjoyed our stay here. The weather was beautiful and it was so enjoyable to sit on the deck and enjoy the view. Very peaceful and quiet cabin at end of the road. The weather became chilly during the latter part of our stay at which time we were able to make use of the wonderful fire pit area (wood was furnished). Kitchen was well stocked and the beds were super comfy. We did have a few problems at the beginning of our stay which Tiffany was on top of and they were resolved very quickly. She was easy to get in touch with and responded very quickly. We definitely would stay here again. A little info for future renters-- there is no ice maker or ice trays on either floor so we did have to make several trips back down the mountain for ice, wish we had know before we arrived. Thankfully, Dollar General was nearby. All in all we had a delightful time and would love to return again one day. Thanks so much, Tiffany.
We stayed the last week of June. I absolutely loved the view! My older boys enjoyed having an apartment to themselves. The owner is quick to respond, a major plus! We would definitely stay again!

The property is just enough out of the way and still close to shopping and tourist activities. The rooms were spacious, clean and beautifully decorated. The beds were comfortable. The view is amazing! I have been more pleased with this house than any other I have rented.

Tiffany was the best property manager ever. Anything and everything we could’ve wanted with the property was there. She was clear with her expectations. The property was beautiful. The view was awesome and serene. Breathtaking views.
This was our second stay, and we loved it! The house has everything we could ever need—the hot tub, firepit and fire table were all enjoyed! It’s awesome to have 2 kitchens, and we prepared several big meals with ease! We will be back!

The House, property and amenities are wonderful. The welcome snack all -especially the teens and kids loved. Complimentary coffee super nice touch! Views spectacular! Had a hard time starting a fire - but the table with fire was a huge hit to sit around and talk - and feel cozy! Checking out was easy. We all thoroughly enjoyed ourselves. Thank you.
Clean, full of thoughtful details, the kitchens were well equipped, the bathrooms had very nice towels.
The basement spot is more like a separate apartment, you have to go outside and down the stairs to get to the other living space.
We used the upstairs as the primary meeting spot.
I loved the master bath … SO nice.
Caution - the hills around the house are steep, we stayed on the roomy and well equipped porches and had lots of family time around the fire pit. This is a great place.

we had a great time at RRR. The property owner was very responsive to our communications. The negatives are based on the need for updating the property. the sleeping arrangements were good .the view was fantastic and plenty of seating outdoors. Indoor seating form12 people were in adequate fortunately we were able to spend most of our time outdoors and with adventures outside the property. I would give the experience a 4 star

Thank you for your review, although there was nothing specifically even mentioned in regards to why it would be a 4 star stay. As far as dining arrangements for 12 there is a massive table with 12 chairs plus a bar downstairs, that is brand new and has received rave reviews. I’m glad you enjoyed the outdoor space and the amazing views.

Visited for a week with my aunt and four year old daughter. Absolutely breathtaking view! The cabin itself is gorgeous and very comfortable. Great kitchen set up with everything you need to prepare a meal in. The beds were comfortable, my daughter loved the giant soaking tub to bathe in, and the outdoor living space was amazing! Plenty of room both indoors and out, even for a large group. We enjoyed the outdoor fire pit several nights, roasting marshmallows and making s’mores- my daughter states that was the highlight of the entire stay. The host was also so sweet to include a toy area where littles can take a toy home with them. The only thing I will say is that the final turn to cabin is a little butt clenching. On the days it was raining I was glad we had four-wheeled drive… though an all wheeled drive vehicle would probably handle the turn fine. We are already planning to come back next year with the entire family for a longer stay!

Amazing mountain views!
The highlight of this home was the view of the mountains from the decks - just amazing and ever changing! The house was very clean and beautifully decorated. Cabinets were adequately stocked with utensils, plates & mugs, and pots and pans. Location to town and nearby attractions was convenient. We went to Cherokee one day, and we went to see 4 waterfalls between Franklin and Highlands another day. We also did a couple of walks along the Little Tennessee River Greenway and visited FROG Headquarters which was a quaint, friendly coffee shop. Minor issues: internet was very weak, there is no kitchen table & chair set on the lower level which would be useful, the 2 bedrooms on the upper level are tandem which means you have to walk through one to get to the other, and having to take our trash and recycling to the recyling center was an inconvenience - it would be nice if that could be done by the cleaning team. Overall impression was very good and we would recommend to others.

Thank you for your review. The kitchen table for dining is located upstairs and is spacious for all to enjoy. Downstairs is where the games and fun are had with some barstool seating at the counter and a large grand deck with dining as well. Most guests enjoy the many different options. And yes there is no trash pickup in the mountains, the drop off is free and just around the corner from the home. Thanks for staying with us.
I cannot say enough about our stay at this lovely mountain house. Everything was perfect. We traveled with our daughter and son-in-law and our son and a friend. My son and his friend stayed downstairs and we stayed upstairs with our daughter and her husband. It was perfect because there was a separate area downstairs for the “young folks” to gather later in the evening. We also had our pups with us and that worked our very well.
Despite the stairs to downstairs being exterior, it was never a problem. The road up the mountain, once you turn on to Sunny Lane, was a bit hairy but none of us had a 4 wheel drive and all made it up just fine. It is only wide enough for one car so we were grateful that we never met another car going up or down.
I love watching birds and the deck did not disappoint. Scarlet Tanagers, Pileated Woodpeckers, Red Bellied Woodpeckers, Carolina Wrens, White Eyed Vireos, Tufted Titmice and more! There is also a Hummingbird feeder, which I cleaned and filled, and a Ruby Throated hummingbird was a constant visitor. I was quite sad to have to leave. I would recommend bringing binoculars if you like bird watching.

The house was perfect for our family. It was very clean and they provided all the necessities. They also provided many extra snacks, which the kids were very happy about. When we needed them, they were very quick to respond. We really enjoyed our stay!
The property was nice, comfortable and clean. The views were amazing. The host was very helpful and accommodating.
The upstairs and downstairs are accessible from the outside entrances only so we decided that our children would all stay in the same upstairs bunk room. Made it cozy.
The snacks, downstairs video games, and hot tub were a hit with the kids!
We met up with 2 other couples and needed a big place to stay to accommodate our party. We were all very comfortable and appreciate Tiffany as a host as she left snacks and loaded the coffee bar to make us feel very welcomed. The view was amazing and the hot tub was an added plus. The cons would be no one liked the one-lane road going up the twisted mountain top. The nightmare is backing up when there is another car coming or driving down it at night is very scary. Also, the internet is intermittent and operates on TKIP encryption. I suggest upgrading to WPA2 protocol for better security. In other words, I wouldn’t log into any personal accounts via this encryption. Overall, we enjoyed our stay.
Fantastic Stay with Tons of Amenities, Great for Kids!
We had a great time at the Red Rooster. There are tons of toys for kids, including giant Connect 4. The beds were comfortable and clean and there were tons of snacks for our kids to pig out on. They even had stuff for s'mores!
We spent a BEAUTIFUL weekend in this cabin. It was perfectly stocked, clean, and has amazing views. We had 6 little girls and they had a blast. The owners have put so much thought into making this a great space for families. Thank you! We can't wait to come back.
My entire family loved The Red Rooster!
7 adults and an 18 month old. It fit all of our needs. We are city folks so the ride up Sunny Lane was exciting!! The drive up the mountain is mostly unpaved and winding. The home was clean, stocked with incidentals and decorated exactly the way a cabin should be! The view was amazing with gorgeous sunrises and sunsets over the mountains. The trees turning colors were spectacular. We rented in late November. We spent an evening outside around the fire roasting marshmallows and drinking hot cider. The place was well insulated and we were very comfortable through the cold evenings.
Our bed was so comfortable I took a picture of the label to purchase one. The internet was better than we expected.
Everything worked (except the guitar hero- my young adults wanted to relive their youth.) . Make sure you follow the directions provided by Tiffany, the owner. Our GPS took us a different way and our car could not make the climb up the mountain.
We loved having an apartment down the outside stairs. You must be bundled up because the stairway is outside. The upstairs bedrooms are positioned a little oddly, you must walk through one to get to the other. It did not detract from our experience at all. We walked through the town of Franklin, don’t blink! It is one adorable street. It was decorated for the Holiday season and many family pictures were taken. The Ingles grocery store is close and very nice. Tiffany was very nice and accommodating and quick to answer any questions before and during our stay. Overall, it was a great family vacation and hope to be back to the Red Rooster!

It is a nice place with beautiful views of the mountains. Really enjoyed the stay. Comfortable beds, well stocked with amenities that make you feel at home. Only draw back is that the only way to access the lower level is from the outside. Not much can be done about that.
Few things that might need to be addressed.
The upper level french door does not open easily. Might need to be addressed.
The upper level master bath pocket door gets stuck in closed position. Might need handle to grab open with ease.
The fan over the hammock is very loud.
Some of game consoles were not working.
Master bedroom stays very cold. Not enough ventilation to that room.
Living room table lamp is missing a bulb.
Barring these few things, the place is divine.

Red Rooster Retreat has plenty of parking, both in front of the house on the main entry level (room for 2 cars, maybe 3, and in the lower driveway (room for another 2).
Getting around in the Western North Carolina Mountains, is always a treat, every corner has something beautiful to see or an adventure awaiting. The Red Rooster is located in the small town of Franklin, in Macon County. We are known for our gems, forests, mountains and waterfalls. Downtown Franklin is a quaint Main Street with antique stores, local favorites, boutiques, restaurants, coffee shops, seasonal events, breweries and that small town feel. We are also within 35 minutes of Dillsboro, with its famous train, Smoky Mountain National Forest, The Blue Ridge Parkway, Macon Counties Mountain Top town Highlands home of some amazing Waterfalls, shopping and delicious restaurants. Within an hour are Sylva, Waynesville and Asheville (home of the famous Biltmore Estate). Brand New Hot Tub with amazing view!

What makes this property unique
There are sleeping arrangements for 12.
All linens are provided with each bed having soft high thread count sheets, season appropriate bedding, and extra pillows. Towels, wash clothes & hand towels are also provided, some hung on the rack the remaining for use are located in the vanity cabinets. A welcome basket is provided upon check in with goodies to share and snack on. Paper towel and toilet paper starters are provided depending on length of stay and number of guests will determine how long it will last, two rolls of Paper Towels, and two rolls of toilet paper per bathroom. Shampoo, conditioner and soap is also provided in each shower, along with laundry detergent, dish and dishwasher detergent. We want you to feel at home and ready for mountain vacation retreat.
Accessibility to the lower level is via stairs off the back top deck.
A kuerig is provided on both floors and is fully stocked for all of our guests.
