This OCEANFRONT condo has a wonderful covered deck to enjoy the beach with your cup of Coffee....Great views from 2nd-floor to watch the wildlife or sunsets... cable TV and Wifi included... fully equipped kitchen.... neat and clean unit with laminate floors...1 bedroom with a double bed, bunk beds in the hallway, 1 bath .. .. no pets are allowed due to HOA regulations.. a week looking at the ocean from your private covered deck is the best way to relax and get away from stress !!!!! ..
My unit is Ocean FRONT…clean, comfortable, and reasonably priced. at HIGH TIDE the waves are up to sandbags but at low tide, you have plenty of beaches to sunbathe. And it's never crowded...LOOK AT PICTURES..... during summer, the hightide usually comes in the late afternoon. I have included pictures of the high and low tides...Washer and dryer in a small building between condo buildings. The bedroom is a double bed but comfortable. We rent only for a full week.

This location is one of the best on North Topsail beach. You can’t beat the view. It was perfect for a couple to unwind. Dot was very sweet and attentive when we needed to reach out. Strongly recommend the Tiki bar across the street.
We loved every second of our time there. The location and view were perfect. The easy access to the beach was great, especially with a 6 year old! The property had everything we needed. We feel in love with Topsail. Definitely recommend and will be back.
We had the unfortunate luck of a hurricane hitting the area just before our arrival. The owner was amazing to work with and kept us updated on the weather conditions as well as when it would be safe for us to come. When we arrived it was clean, had all the things that we could need at the beach and in the kitchen. This is our second time staying here and the owner, Dot, is very responsive and very amazing to work with. The beach does go underwater at certain points of the day, but we love this part of the beach as it is substantially less crowded than further closer to Topsail Island Beach. We thoroughly enjoyed our time. Thank you again!

Great location, not so great space
The previous reviews are spot on. The musty/moldy smell is still there, we bought candles which made it better. The cleanliness is not great overall, but we wiped down the surfaces with Clorox wipes. Full sized bed was not ideal and it seems due for an update. The stove did not get hot enough to boil water. Just seems like there are a few easy upgrades to be made here that would make this place great, but you get what you pay for and being right on the beach was exactly what I was looking for.
Over all had a great vacation. Communication with Dot was easy. Being right on the beach was perfect. The cleanliness wasn’t the greatest. Past reviews were spot on. A lot of Used left behind food was left in refrigerator. The mold smell is still a thing. I brought candles and air fresheners which helped a lot.
There is a food lion, dollar store and gift shops about 12-15mins away.
The Tiki bar across the street was fun it’s not fancy but we had a good time there.
Ricks sports bar and grill is about 12-15 mins away. This place had great food and Great staff. We happen to be there on trivia night. Had alot of fun. It’s never a bad day at the beach!
Also, bring quarters or have to download app to do laundry.

Way too many things in the condo.
We couldn't put our things we brought anywhere. There were decorative pillows upon pillows. There's not a trundle bed, it was a mattress on the floor. The kitchen cabinets were Jam packed with things we had to keep erything in boxes we traveled with we kept hitting our hands on fan in kitchen because the only open space was on top of the fridge. The condo was missing the second key. Thankfully we checked them before separating family that would have had no way in. The dvd player didn't work quite frustrating and WiFi very poor...The condo was very hot. The location was awesome tho. The Deck was very nice. Overall cleaning was ok. I would recommend losing the rocking chair and lots of decorative pillows and stuffed animals also removing toys etc from bunks and cleaning cabinets in kitchen and bath out!
The location of this condo is AMAZING! We loved having the beach right outside - we never even put shoes on to stay on the beach! Dot was really quick to respond if we had any issues - there were tiny ants in the condo when we got there, and the next morning someone brought us ant traps that worked very quickly.
A few things to be aware of - with myself, my husband, and our 7-year-old we felt quite cramped. It’s a small condo, which we knew going in (we’ve stayed in others in this same building in the past) but there were a few things that made us less comfortable. The bed is only a full bed - our queen sized sheets were much too big for the mattress. Because of the bed size we were quite uncomfortable every morning - I took ibuprofen pretty much every day. There was also a lot of stuff in the condo - food, beach toys, etc. which sounds nice but we had nowhere to put our stuff!! Our food just had to sit out on the counters, which might not have helped the ant problem. We also found that the stove didn’t work well - we tried boiling water for coffee (we use French press) multiple times on different burners, and it never got hot enough to actually boil. Thankfully my parents were staying at a duplex nearby, so we did our cooking at their place.
Overall I’m not sorry that we stayed, mostly because sitting outside on the balcony is so lovely. But we were hot, uncaffeinated, and tired (we never slept well any of the nights because of the bed and inadequate AC) and likely won’t stay again.
Wonderful, can't get any closer to the beach. Owner very quick to respond.

We wanted to like it, but we couldn't.
We were excited we had saved up to stay here for a whole week. I do not expect a 4 star resort at this price point, as it was an affordable stay, however i do expect a rental to be clean. At first glance, the place was neat and tidy and was the perfect size for two. When we first checked in, we were there for about 15 minutes and realized it was hot and there was a bad smell. Like a musty-oily smell, very overwhelming. When we went back outside to get our things from the vehicle, a lady (very nice) met us at the door and asked us to leave for an hour because she had not cleaned yet (check-in was at 2:00 and this was at 2:30). We obliged and decided to go to the grocery store and get a late lunch. When we came back a couple hours later, the only thing that had changed was the bedspread. The cabinets were very grimy and dinghy on the outside, there was open food inside some of the cabinets, the countertops and other surfaces were sandy, dusty, and in some areas sticky. The majority of the smell comes from the kitchen area and upon further inspection it seems that the smell comes from remnants of german roaches- black and brown specks like coffee grounds in the corners of all the cabinets, as well as a german roach egg casing in one of them, and bug parts on floor. We did not see any live roaches (thankfully) but it is very obvious that this property previously had them (if not currently). I expressed my concerns with the landlord (who responded very quickly) but she disagreed that there was a german roach issue. Unfortunately, I have worked in pest control for over 10 years and I know the signs. This home is in DIRE need of a deep clean to remove the feces and the awful smell. On top of this, the home is extremely hot due to two portable units working the best they can, but putting out more hot air from the rear vent. She did offer to send someone for the AC, but we preferred not to spend any more of our vacation waiting for repairs. There is good water pressure in the shower, but there is no ventilation in the bathroom. Lastly, the bed is not queen-sized, as described, but rather a full-size. This was not a big deal but the fact that the mattress padding smelled like cat urine was very frustrating. We could not get our money back for this stay, and it was a lot of money to us, so we made the most of this trip and did not stay inside the home very much. We did our best and left it cleaner than we found it, but it needs much more.
Condo was very clean and had most everything you would need. Dot was very responsive to questions. 3 of us were supposed to go but only I ended up going. Had lots of room and loved sitting on the front porch watching the ocean!
Quiet, peaceful beach trip, wonderful owner to work with
So full disclosure, I cannot rate the room attached to this listing. Why? I'm not sure exactly what happened, but the unit last minute became unavailable. I would imagine most owners would give you a refund and a hearty "good luck" but Mrs. Dawson took it upon herself to make sure we had not only another unit, but one that was in a better location within the same complex. She went above and beyond to work with us on the reservation the whole way through. So I won't be reviewing the unit because it won't apply to this particular listing, but I will try to write a helpful review for anyone considering this location, as the unit we did stay in was in the same building as the one on this listing, so many components of our trip would have remained the same.
Geographic Location-
-Extremely residential, maybe 3-4 businesses total on that end of the island. Very peaceful, very low traffic. Great for keeping away from crowds
The complex itself-
-The only way to get closer to the ocean is being on a yacht. Best oceanview I've ever seen. From what I researched most if not all units in Topsail Reef are the same size.
The beach-
90-120 minutes on either side of high tide, you won't be able to sit on the beach. The bottom 3 steps of the walkway are underwater Aside from that, sand stays well packed, occasionally the tide washes in a ton of shells, but most days its clean soft sand.
The property owner-
-Couldn't be happier, worked with us as much as anyone I've rented through, and have done this 5 times for trips.
Who the unit is ideal for
-Couples of any age, older ages may want bottom floor units. Small families.
-People who value a vacation with little traffic, no loud parties, no cat-cruisers, no "bike week"... just a simple beach trip.
Who the condos may not be as good for-
-If your "aspect ratio" is darned near 1:1/you are a "well-rounded" individual you may find that the hallways and doorways in the units are too tight for your liking.
-If you have 3 or 4 kids, make sure you get a unit with a convertible couch like this one
-If your kids are tall or..."wide" the bunks will not work well. They are a little smaller than a twin size mattress.
-If you are looking to get rowdy, not here
-If you're hoping to walk to restaurants and bars, not it.
-If you want to show off your awesome bike or your rice-fueled buzz bomb car, this isn't the place.
Why rent THIS unit-
Can't ask for a more helpful owner than this.
This property is the perfect getaway. You are right on the water , a bar across the street, quiet. So if you like pina coladas , sand on the cape book this property and enjoy your escape
We stayed here with our family of 5 and it was just the perfect size. All of the needed things for cooking meals was there as well as chairs, beach toys, beach umbrellas, and boogie boards. This is literally 3 flights of stairs to the beach and even at high tide you can still find a place nearby to hang out and enjoy the ocean and beach. We had a great time here and loved the place! Even with the hurricane damage to the property and other properties, it was a great place to stay, was very clean and nice. She was 100% up front what damage was still present, and it was hardly noticeable. It was quiet and not crowded and easy to get to. It is about 15-30 minutes to a grocery store, so plan ahead, but other than that, it was a great place to just get away and enjoy the coast. The online VRBO system has some glitches, but working with Dot was amazing and she was super responsive and easy to communicate and work with. We hope to come back again later!
We had so much fun, the room was right on the beach. Very nice place...the only complaint I have is there was alot of construction in the place below us and it woke us up early everyday. But other than that we enjoyed our stay
Condo was great! Beach was beautiful and clean! Weather was fantastic!
From check in to check out our experience was excellent. Handle on rinse hose was broke, I contacted Dot and I was fix the next day. It is a wonderful community with a lot of locals that care about their slice of heaven.
The location of the condo is awesome! You can't get any closer to the beach. Dot was great to work with and answered all of questions. My family had a great time!

My family stayed a week here. It was very nice and had whatever pot you needed to cook with plus dishes and utensils. The high tide came to the steps it was beautiful. Not crowded at all and very clean. The air conditioner went out the 3rd day we was there and was fixed by the 4th! Thank you Dot for letting us stay in your place.

Great getaway right on the ocean
I rented this little condo for a week as a spiritual retreat. Overall, it fit my needs. It is right on the beach---literally. At high tide, the water comes right up to the sandbags lined up straight below the balcony of the first floor (this is second floor). During high tide, there is no beach in front of the building or north up the beach. However, just a few paces to the south there remained enough to stake out a place. The balcony was a perfect little spot for me to sit and watch the waves, seagulls, people walking on the beach, and even dolphins went by one day. Being on the second floor means that there is a great view of the beach both directions. Sunrises from the balcony were stunning, as were moon rises. Walk one flight down to get to the beach steps---no need to even put shoes on. There is a convenient area to wash off your feet and toys, but not to shower off.
The furnishings in the condo are dated, though the flooring looks pretty new. The sofa-bed (which I did not open) is vinyl, which I accommodated by sitting on a large beach towel to keep my legs from sticking. However, the queen bed in the bedroom felt like it was probably fairly new. Very comfortable. The kitchen is tiny but functional. I found all the pots, pans, tableware, etc. I needed in the cabinets. The fridge was very nice and definitely on the newer side. The bathroom was pretty old but everything worked well and the hot water is almost immediate! Laundry facilities are in a little building right next door and was very clean, bright, and state-of-the-art. Wifi was good. Cable TV is functional, though the picture quality was not great (not HD) (not sure if it's the TV or the cable). A/C was provided very effectively by a window unit in the bedroom and a nice free-standing unit in the living room. It was a bit damp when I arrived (and musty smelling) but after a day or so of running the a/c, it dried out well. The bunk beds in the hallway were interesting. I had never seen that before. Kind of a neat use of space.
It is important to understand that this condo is at the far north end of North Topsail. It is 15-20 min from a real grocery store, though there are a couple restaurants that are closer. Not a big deal if you plan accordingly. There is a tiki bar/convenience store right across the road but I never went in. It's kinda seedy looking for a single woman to venture into alone, but that's just me. I recommend this little place.

Wonderful!
What a great week we had. Time to rest and relax with family. Dot's place had everything we needed. Not much beach at high tide but plenty of beach each day to enjoy (and awesome shells). Hope to return again soon!
