Great Villa on a quiet area of the island. Villa was beautiful and a good set up for the 6 of us. Kitchen amenities could use some upgrades.

Pre Wedding Trip

We had a great stay at LBC, a beautiful home, clean, and comfortable. All 4 couples enjoyed the space and privacy of their own luxury suite. The pool/deck area was awesome. Best of all, we enjoyed beautiful sunsets with a few cocktails from the crows nest deck each night. Awesome place!

Great Trip

We had a great trip to St. John. Vista is amazing. Only thing we would recommend that they have beach umbrellas. Other than that it was perfect.

Lovely

Beautiful home, pool and views! We enjoyed cooking in the kitchen and eating breakfast on the patio listening to the fountain. Such a lovely, comfortable interior and upscale amenities. We gathered each night and watched movies, and loved reading the books about St. John. Morning coffee on the balcony, evening drinks and sunset in the lookout. Large soaking tub for relaxation. Location is great for groceries. Street and neighboring residences are very nice- home is not gated. Each guest bedroom is in own unit, the lower unit has a strong earthy smell and needs ventilation, stronger dehumidifier and an air purifier. We had an absolutely wonderful time at Las Brisas.

Fantastic Week and Beautiful Home

The house was fantastic for our group of 8. Great rooms and beds, wonderful views, great lap pool, nice to have personal bathrooms for each bedroom. Kitchen was beautiful. Could use a few more cooking utensils, silverware, bowls, and platters for doing meals for 8 at home but we managed. The grill was too small and is too little to functionally make dinner for the size of group for house. If you were two people fine but we were group of. 8. Tommy the property manager was very responsive. We had issues with water pressure a couple of times but he was there in moments and had it fixed. Overall great week in St. John and wonderful house close to town but also quiet enough to feel away.

Holidays in paradise ✨️

We had a fun-filled week at Las Brisas over the holidays this year. Tommy met us at the dock and led the way to our villa then showed us around the property. Photos of this property are a perfect representation of what we found. Main building is spacious and comfortable for our party of 6. All bedrooms are a short walk outside. Grounds are immaculate and lush and feature crabs, lizards and a very friendly iguana! My only minus is that you can't see the water from the pool deck or patio because the vegetation is so prolific. A trip up to the crow's nest gives you a great view of sunset, however, and we spent many evenings up there. Villa is a convenient 10-15 minute drive to Cruz Bay. Overall, had a wonderful time and would highly recommend this villa as a great getaway for groups and families with older children.

Beautiful home with lots of space and separation

We rented this home BECAUSE it is for sale and we are looking for property. The home is beautiful and the location to town and grocery is great. The bedrooms are all large and the furnishings comfortable. The house manager Tommy is great and responsive. We were hearing more than normal air coming from the plumbing and contacted him. He came immediately and checked the cisterns and switched them over. The pool is very private because of all the grown in vegetation. Because if the growth and the position on the island there is no view from the pool level. The views from the main floor level are peek-a-boo shots of the water, few and far between. The views from the upper level bedrooms is better, but the crows nest view is AMAZING! Sunsets here are a must. The huge downside to this property, due to no fault of the owners, is the huge monstrosity of construction going on less than 100 yards in front of the property. Beginning some mornings as early as 6.40am, there were jackhammers, bull dozers raking and loading the broken rocks into dump trucks and the trucks pulling in and out. The noise was constant until about 5pm. So unless you plan on leaving every day but Sunday, and being out all day, it is headache inducing. The conversations, sight instructions, and music that goes on with a construction sight was also loud. I feel for the owners with this issue. Before you rent this porperty, check with the reviews of this property and others near it, to see if the construction is done. But the house is beautiful.

Construction across the street has been completed. Owners were constructing a waterfall which, unfortunately took place during your visit. We welcome you back.

Making Memories

FINALLY getting to travel again and making our first family vacation to St. John was simply AMAZING!!! We are a group of 8 adults and 1 5 year old and the house was just perfect for hanging out, cooking together, playing games as night and watching an amazing sunset every evening. We did have problems daily with no water, no gas, no propane and sewer backups/smells. Not sure what or where the problems stemmed from BUT the management was very responsive and took care of everything everytime. The drive to town was only about 10 minutes and a grocery store very well stocked only 5 minutes away. The house had everything we could want for.and was very clean and well kept. The air conditioning worked amazing!!!! We will be back!!!

Beautiful place in Paradise

Every detail including a beautifully equipped kitchen and separated guest cottages provided an amazing stay for our adult family. The views were incredible and the responsiveness of the management company was superb! Be prepared to drive a bit out of Cruz bay through some winding roads. It’s worth it!

The most perfect villa for sun, fun, and sunset views

A group of 8 of us (family and friends) stayed there over the 2020 Christmas holiday for 8 nights. I could not recommend this villa more. Robert referred us to a concierge who stocked the fridge for us beforehand and who we used to book a day of sailing / snorkeling. Upon arrival, we were met by the property manager, Tommy, who gave us a tour and overview of the villa. Tommy was incredibly welcoming and responsive during the whole trip. The villa is absolutely beautiful. There are 3 separate buildings so everyone had their privacy if they wanted. The views are unbelievable - we loved the Crows Nest at the top and it was a bonus this villa is situated on the sunset side of St. John. Every night was filled with happy hour drinks and food overlooking the beautiful sunset. The kitchen is fully stocked with all the supplies you could need - with COVID we were trying to be cautious and only ate out once. The pool is was great to cool off, especially since the yard gets a lot of sun during the day! Great for tanning, and if you don't want to tan there are plenty of places with shade. It is perfect for everyone. Great set up and amazing vacation. I would stay here again in a heartbeat - no one wanted to leave!

Better Than The Pictures

My wife and I and two other couples escaped an East coast blizzard to spend a magical 10 days at las Brisis Caribe. The villa is stunning. Pictures do not do it justice. Built of stucco and stone, the villa is beautifully designed with many architectural details. Each of our bedrooms was in a separate building so there was plenty of privacy. Each couple had their own covered balcony with a ceiling fan and comfortable seating. We enjoyed preparing meals on the Viking stove in the large fully equipped kitchen; even the pot and pans were top quality. The climate is perfect for outdoor dining so though the dining room is lovely, we ate most of our meals at the round table on the veranda. The villa is ideally sited to take advantage of the gentle ocean breeze. And how to choose where to relax and enjoy the matchless weather? We had our choice of the cushioned chairs on the covered veranda, the fully adjustable lounge chairs beside the pool, or the 3rd story crows nest which is the perfect spot to watch the sun set over the water. The villa was immaculate. The landscaping and the pool are beautiful. The beds are comfortable and we had an ample supply of towels. The outdoor showers are a delight. There are beach towels, beach chairs, and coolers to take on expeditions to the beach. The villa surpassed our expectations in every way. We could not have been happier.

A Week in Paradise

We had an absolutely wonderful vacation with friends and family at Las Brisas Caribe in mid-January. The villa is spacious and beautifully laid out - a great spot to enjoy Caribbean days and nights. During the day we visited the lovely beaches, sailed, snorkeled and explored the island. Then we came back to our luxurious accomodations. We swam in the pool and had 'happy hours' in the Crow's Nest looking out on Cruz Bay at the magnificent sunsets. We cooked dinner on the grill or went to one of the many first-rate restaurants on the island. We called it 'paradise'...a super week.

Beware--Construction Site and Bad Smells

We just stayed here and you should be forewarned that there is a huge house immediately in front of the villa that is under construction and the work starts at 6:30 am and goes all day long including Saturday--you can't sleep in and forget the afternoon nap. Also, the house smells terrible --like a combination of raw sewage and moth balls.

We are Tom and Cheryl , the owners of Las Brisas Caribe. We appreciate your feedback and are sorry that your experience at our villa did not meet your expectations. In conjunction with Suite St. John (our rental agency), we have been renting Las Brisas Caribe for over 10 years, serving hundreds of guests, and striving to provide them with the best possible St. John experience in a comfortable, well-maintained luxury villa. We, too, do not enjoy the construction across the street, but we recognize that our Maria Bluff neighborhood is very desirable for other luxury homes and that the construction of those homes is beyond our control. We and many of our returning guests deal with the noise by going to the beautiful beaches or enjoying other St. John activities during construction hours, and returning for the quiet sunsets from the Crow's Nest and dinners under the stars on the veranda. We also take great care of and perform meticulous and proactive maintenance on our villa, with bi-annual maintenance on the A/C and septic systems and weekly landscaping and site inspections. In fact, all our systems passed inspection with flying colors just four weeks prior to your visit. Upon receipt of your comments, we had our on-island manager and house systems manager reinspect the property for any issues, and this week the owner of Suite St. John will also inspect the property. And to be honest, in all our weeks of staying at Las Brisas Caribe over 10 years of ownership, we have never had your experiences. We and Suite St. John are serious about excellent and responsive customer service and maintaining Las Brisas Caribe as one of the premier villas on St. John. We invite you to contact us through Suite St. John to discuss your concerns and how we address them. Sincerely, Tom and Cheryl
