Elegant and light filled, this fantastic two bedroom barn conversion sits in a peaceful spot which is just perfect for relaxing your inner self.

Style, sophistication and plenty of comfort
Beautifully presented with all mod cons and underfloor heating to the main living space, a stay at the Byre offers style, sophistication and plenty of comfort. Set high on the hillside above the picturesque villages of Gattonside and Melrose, guests here can simply relax and enjoy the changing light across the rolling Borders landscape, or head outdoors for wonderful sightseeing and outdoor pursuits.

Set out over one floor, the open plan configuration is a sociable space for couples or families to relax and enjoy those special together moments, perhaps savouring a freshly brewed coffee planning the day ahead, or a candlelit supper into the wee small hours.

The sitting room is enhanced by high quality furnishings with ample seating space, including a dash of contemporary art which gives a very endearing nod to the barn’s past life. Large bi-folding doors open out to the fully enclosed garden for lazy summer days and that wonderful al fresco feeling. The sleek, contemporary lines of the kitchen will be a cook’s delight, and the two luxurious bedrooms (one en-suite) are the perfect finishing touch.

GROUND FLOOR
Access leading into a large boot room/utility room with bench seating and plenty of space and for outdoor gear and dogs. There is a washing machine with dryer.

Open-plan sitting room/dining kitchen. The sitting room features elegant furnishings with two large sofas and two leather chairs providing ample seating space, including a writing desk with chair for work or computer use. Technology includes a wall mounted flat screen TV with Freeview and DVD player. Books, board games and a selection of DVDs are provided.

Kitchen is fully equipped with electric oven, ceramic hob, large integrated fridge/freezer, integrated dishwasher and microwave. Dining space with seating for four.

Please note there is a step half way along the hallway before accessing the bedrooms.

Bedroom one with zip and link beds which can be set up as a super king or twin as preferred. Side table, console, and storage cupboard with hanging space.

En-suite with large shower unit, heated towel rail, basin and WC.

OUTSIDE
There is a private lawned garden which can be accessed through large bi-folding doors from the living space. This area includes a decked patio with garden furniture and seating for four. The garden is enclosed for the safety of children and dogs.

A charcoal barbecue is available for guest use. A £20 deposit must be paid to the owners – this will be refunded if the barbecue is returned in the same clean condition in which it was provided.

PARKING
There is private parking for two cars.

BABIES & CHILDREN
A travel cot and highchair are available on request.

DOGS & OTHER PETS
Two well-behaved dogs are welcome, but they must be kept to the uncarpeted areas of the property and are not permitted in the bedrooms. There is a charge of £20 per dog. It is essential that owners clean up after their pets and respect the access requirements of the estate. The area surrounding the barn is farmland and dogs must be kept under control at all times, and particularly when there is livestock in the adjacent fields.

Grazing and stabling are available for guests wishing to bring their own horse or pony. A field next to Smiddy can be made available on request, or there are paddocks and stables available just a 10 minute walk from the property. There is a charge of £25 per horse for stays up to seven nights. Please enquire for a price for longer stays. The location of Smiddy on seven hundred acres of unspoilt estate land means that it is perfectly placed for exploring, and horseback guided tours of the local area can be arranged upon request.

GUEST AMENITIES
The beds are made up with high quality Egyptian Cotton bed linen, and a hairdryer is supplied in each bedroom. Luxurious bath sheets and hand towels are provided for guests along with hand soaps and toiletries.

WI-FI & MOBILE COVERAGE
Wi-Fi is available. There is good mobile coverage on most networks.

HEATING
Bioethanol fire with living flame to the sitting room. Initial supply of fuel provided, thereafter nominal charge will apply. Heating throughout the property, with underfloor heating in the main living area.

FISHING ON SITE
Fishing is available on the Middle Pavilion beat on the River Tweed. There are eight named pools and a boat. The beat has picturesque views of the Eildons and the beautiful surrounding countryside. The riverbanks are regularly maintained to ensure ease of access and casting. Please email us for more details.

GUEST PRIVACY
Byre is a semi-detached property and sits within a small, peaceful development of three other converted properties which belong to the same owner and are also available for holiday let. There are open fields to the front and rear of the development.
