About this property

Tun House, Letheringsett, Norfolk

A luxury Grade II listed barn conversion, forming part of the prestigious Maltings development; one of North Norfolk's landmark historic buildings. Situated just outside the lovely Georgian town of Holt, and only a short drive away from the coast at Blakeney and Cley-next-the-Sea, this is a perfect all year round holiday hideaway.

Walk through the double glazed entrance door and the spectacular full-height entrance hall with its tiled floor and stunning feature glazed staircase welcomes you to this fabulous property, and you immediately realise you have a real treat in store. The barn has been fitted out from top to bottom with quality fixtures and fittings and the whole ambience is one of space and light with a definite nod to luxury living. The open tread stairway leads to the first floor and its fabulous, comfortable and relaxing open-plan living space encased by glazed panels overlooking the entrance hall below. At the far end of the room a door takes you through to the master bedroom with an en-suite and dressing room. Just outside of this room, a ladder takes you up to a further mezzanine area. Although this is currently unfurnished it is available to be used for whatever takes your fancy - though do please take care, you need a head for heights and the ascent and descent is not for the faint hearted!

Back down to the ground floor, and off to the left of the entrance hall is the open-plan kitchen with dining area. This modern fitted kitchen has full height windows and double doors that fill the space with light. Quality black gloss units with white quartz worktops add a touch of glamour. Integrated appliances and well-equipped cupboards ensure you have everything you need if you like to cook and and enjoy 'dining-in'. There's a choice of seating with a breakfast bar and stools or there's a dining table that everyone can fit around and enjoy a sociable meal together. If you feel the need of a more comfy seat to relax into, there is a sofa here too. At the far end of the entrance hall you will find two more bedrooms (a double and twin) and a bathroom.

Tun House is a rather special place and is just perfect for couples and friends, but ideal for families too. One dog is very welcome to stay but 'house rules‘ for dogs must be respected and dogs kept under control within communal areas (the garden is enclosed but not dog proof).

Additional Information
Two well-behaved dog's welcome (small additional charge).
Please note: there is a nearby road and you may be aware of passing traffic.

Great location, clean & comfortable
Great location, pub close by, 5 mins in car to Holt, 10 - 15mins to Blakeney. Good parking. Clean, spacious & comfortable house with everything you need. Nice complex of buildings. Had a great stay and would stay again.

Quirky!
This is a very attractive and lovely looking house, with a Wow factor - but not there were some areas that we felt were not thought out well. For example, there was no plug near the mirror for hairdrying in the main bedroom and the mirror in main ensuite is too small and too high. There is a very small fridge and a separate freezer with no shelves. The ground floor has a white tiled floor which is great until a speck of mud or a crumb lands! The house is open plan so therefore noisy throughout especially as it has creaky floorboards. That being said the beds and sofas are very comfortable, it is very well placed for the excellent pub next door and neighbouring Holt or beaches. There is a small fenced in garden so safe for dogs or children. The house was lovely and warm and was well equipped with a good sound system, televisions and X-Box (or similar). We had a lovely break at Tun House and would recommend it - even though there were some negatives!

6/10 Okay

Lovely place, bad location.
A lovely, clean, well-kept, modern property - which makes it a shame to leave a poor review because of issues with both noise and smells. To be fair it stated in the listing that it was on a road, but the main road next to the house wasn't the main problem - the bigger problem was that the windows of the downstairs bedrooms face onto a gravel track that leads to houses and a pub which could be surprisingly noisy both late at night and early in the morning. As for the smells, we couldn't work out if the sewage smell came from what could have been septic tanks in the car park area next to the garden or from Holt sewage works. The smell was never an issue in the house, but we rarely sat in the garden because of it.
