Comfortably furnished it offers open-plan accommodation with a fitted farmhouse-style kitchen, and has two separate staircases (one either end of the house) giving access to the first floor. An indoor heated swimming pool further enhances the appeal of this property, where there is also a seating area with French doors leading to the garden. The pool is open all day, every day, accessed internally and is for the exclusive use of guests.
Centrally located in rural Norfolk, the property is well-placed for exploring both the coastline and Norfolk Broads (25 miles). The North Norfolk coastline offers excellent sandy beaches, Royal Society for the Protection of Birds, nature and bird reserves and a scenic coastal path for good walking. Daily boat hire is available at Wroxham, the ‘capital’ of the Broads, where there is also a fine choice of waterside cafés and inns in which to pause and enjoy some light refreshment.
Theatre, shops, inns and further cafés are to be found at the medieval town of Kings Lynn, 16 miles away, and the beautiful city of Norwich (18 miles) additionally has a castle and museum. Also worth a visit is Colman’s Mustard Museum where many varieties that are not generally available are sold here while the countless yellow fields which surround Norwich are tell-tale signs that the mustard trade is still thriving today. The market towns of Swaffham (5 minutes), East Dereham (15 minutes) and Fakenham (30 minutes) are close by, whilst Thetford Forest Park (15 miles) covers several thousand acres with marked forest walks, wildlife hides and cycle trails. Nearby places of interest include Oxburgh Hall, the Royal Sandringham Estate, and Castle Acre Priory and castle ruins. Fly fishing and coarse fishing at Narborough trout and coarse fishing lakes, 10 miles, with golf, walking and cycling locally. Shop, pub, restaurant ¾ mile.

Fantastic pool, comfortable holiday barn with everything you need to enjoy a relaxing holiday whether for a family or a couple this wonderful holiday home caters for all. The owners work hard to make your stay an enjoyable one. They are so welcoming and are on hand if you need them. Gary has good local knowledge of some great places to visit to make the most of your holiday. We have been coming here for a few years now and will continue to do so. It’s a great location with excellent amenities within easy reach. This year you even have the luxury of a Costa and a small Coop only a short walk away. So you can have a lovely walk around the village and reward yourself with a lovely coffee on your way back.

Great location and amenities close by too. Cottage could do with a good clean in places especially this time of year with all the cobwebs evident and dead flys. Description of the property said 3 bathrooms but one appears to be locked off so only 2 were available and there was no shaving point in either of these.

What an amazing place to stay! Over the last 14 years we have always had a private pool holiday - St Andrew's Barn was the best pool holiday we have had during this time. The property was wonderful, plenty of space for two adults and two older teenage boys. I was clean and had lovely plush carpet throughout, having the extra tv/sofa area in the kitchen was great. The main bathroom had recently been refitted and it was nice that the shower cubicle was a double sized one not a tiny one like many properties offer. The grounds were wonderful, the back garden was nice and secluded with plenty of sunshine and space and the front was just as good - great for a game of badminton! The pool was a fantastic size and the seating area at one end was a welcome addition as well as the second bathroom near the pool. Three lots of french doors took you outside to the back garden - you could also access the garden and the pool from the side of the house. The kitchen was well equipped (DW/WD etc) and there were plenty of utensils/plates etc. Plenty of parking space and even though you were secluded there is a CO-OP two minutes down the road and you are only about a 10 minute drive from the usual retail parks and larger supermarkets.
The owners were wonderful, the table had been laid out beautifully (wine & pop-children were catered for) we were welcomed warmly and later received a very tasty homemade loaf of bread.
All in all we had an amazing, relaxing time and didn't go out much as the property was so good and we didn't want to leave at the end of the week. Thank you for having us for the week - it was truly wonderful!

We had a great break, Friday to Monday, plenty of room for 6 adults a 5 year old and an 18 month old toddler. We received a very warm welcome from Gary. The table was laid ready for us, attention was paid to our group dynamics as not only were there bottles of wine but a soft drink for our 5 year old. The kitchen was well equipped. Although the weather was cold and wet, on Saturday it rained and hailed, we had a great day spent the day in and by the fantastic swimming pool. We would recommend this holiday whole heartedly.
