Willow Cottage at Hamptons Farmhouse is located in the beautifully rural area between the villages of Plaxtol and West Peckham, close to Sevenoaks and Tonbridge in Kent, the Garden of England. Amazingly quiet and peaceful, set in 9 acres of land, all that can be seen is rolling countryside, yet we are just 32 miles from the centre of London with all its theatres, tourist attractions, shopping and cultural activities.
The four holiday lets include Stable Cottage , Willow Cottage Dairy Cottage and Little Apple Barn all of which are beautiful conversions, finished to a very high standard and all benefit from the outstanding location and facilities of Hamptons Farmhouse.
On our 9 Acre site there is so much to do: past the cottages unfolds the beautiful gardens with duck pond on which you can paddle around on the row boat. Or play open air table tennis under the shelter of the barn; take afternoon tea on the lawns or if you feel more energetic play croquet or even tennis in the all weather courts.
The Hamptons Farmhouse site is very child-friendly, it is safe and secure (including the water areas) but is filled with adventure and excitement. The ‘Fort’ is a camouflaged climbing frame with swings, monkey bars, climbing wall and 40m zip wire. By the giant redwood tree, on which swings and trapeze hang, is the massive 17’ x 12’ super bouncy Jump King trampoline. The genuine gypsy caravan is a cosy place to chill out for children and adults alike. Secret dens, seven dwarf s woodland playhouse, climbing trees, treehouse in the woods, sandpits, toddler areas and playground and farmhouse animals add to the overall blissful experience.
For adults, there are so many areas of the gardens and land where you can sit and read; listen to birdsong or simply wander around. Local walks abound, one passes by the edge of our land and leads you through orchards to wonderful local pubs such as the Kentish Rifleman or 20 mins rural walk in the other direction to the Swan on the Green pub restaurant with its own microbrewery for those who like to try local ales. WiFi is super fast as we have a fibre line into the property. You should get speeds of 20-200Mbs.
The four holiday homes, Stable Cottage, Willow Cottage, Dairy Cottage and the Little Apple Barn at Hamptons Farmhouse are the perfect retreat from the hustle and bustle of our busy lives but an easy journey to London just over an hour away and only 35 mins from Sevenoaks to Charring Cross. From there the London Eye, Theatre land, Covent Garden, Leicester Sq and West End and other tourist attractions are in easy striking distance for an evening or day out.

If you have young children then this is a perfect place to stay. So much to keep them entertained and a lovely environment. Lots of quiet places to sit and really easy to keep an eye on them. Excellent hosts and we had a perfect time away.

This is a delightful property in a beautiful setting. It is well appointed with everything you need for a pleasant stay. Our only small concern was the shower over the bath that lacked holding rails and effective anti skid. We really appreciated the welcome pack which included a bottle of wine, chocolates and biscuits that were enjoyed.
We visited this cottage for the second time: and again it was lovely... friendly people, beautiful surroundings & close to London (with public transport). We would certainly reccommend it for families with (small) children!

We loved our time at Willow cottage. The accommodation had everything we needed and our 2 and 5 year old had so much fun spending hours exploring the grounds. The zip line, playhouse, sandpit and trampolines were their favourites. Such a fun, family-friendly stay in a beautiful part of the Kent countryside, we highly recommend it.

Willow Cottage was all you could want for a two person, restful break. The setting is wonderful if what you want is natural surroundings and wonderful gardens. Very relaxing holiday in beautiful, peaceful surroundings
We couldn’t have enjoyed our week in Willow Cottage more! The cottage was clean and well maintained with a very well equipped kitchen including a small dishwasher. The bed was very comfy too! The grounds are absolutely gorgeous with lots of activities for children.
This was my first visit to Kent and to say that I was impressed would definitely be an understatement. We visited castles and gardens and ate out a couple of evenings at local pubs/restaurants.
Katie and Andy are lovely hosts and very welcoming. What more could you want!?

The cottage was great, all facilities needed were supplied, there even were some products as welcome. The farm is really quite, with some animals and lots of facilities to enjoy your stay (tennis court, table tennis, and lots of playground equipment). Tonbridge is a nice city within a 10-15 minutes drive. Visiting London is ideal from here, driving for 15 minutes to a train station and taking the train of 30 minutes and you are in the middle of the city centre. We would definitely come back in a few years.

Another wonderful stay!
Willow cottage is a beautiful, charming and cosy cottage. It has everything we need and more for a happy holiday. We have 2 children aged 6 and 10 who excitedly dash out the front door of the cottage each day, eager to explore the grounds and have fun on the zip wire. The views across the countryside are stunning and make us want to sell up and escape to the country every time we visit! There is plenty to see and do in the surrounding areas and we always receive a very warm welcome from the Tanswell family. This is our fourth time at the Hamptons farmhouse simply because it is what it is, a child friendly holiday! Our children ask us each year if were coming back and its a no brainer, we absolutely love it.

It is lovely to know you enjoy your holidays at Hamptons Farmhouse. It is a real pleasure to host you and to see your kids grow and thrive more and more each year.
The cottage is a super little house with a well kitted out kitchen. We thoroughly enjoyed our stay, as did our daughter. We had a nice welcome from our host and a nice welcome pack on arrival. There are plenty of climbing frames and a couple of trampolines in the field across the road which was great (one caveat here is that they are all aging a bit and I wouldn’t have trusted climbing on them my self, but my 4 year old loved it!). The other slight negative was the power of the shower, I would recommend installing a pump here as when the head was put up to deal with my height, it was quite weak. With these two exceptions though, we thoroughly enjoyed our stay and would definitely recommend the cottage!

We stayed at willow cottage for 2 months whilst having our house renovated and it worked very well for us as a base with out 2 children. The kitchen is very well equipped and access to the washing machine and tumble dryer in the shared utility room was extremely useful. The cottage was very warm, cosy and comfortable and in very peaceful surroundings. The sofa bed was reasonably comfortable although we did take our own mattress topper. The cottage was a little on the snug side for a family of 4 to stay for a long period but we managed and the outside space was amazing. Our children loved playing out in the field on all the play equipment, there is a zip wire, lots of climbing frames and playhouses and 2 big trampolines. We also did a few walks direct from the cottage and the surrounding area is beautiful. Andy and Katie were really welcoming and helpful if we needed anything (particularly during Storm Eunice and the powercut!) Overall would highly recommend a stay at Willow cottage

We stayed 19 days at Willow Cottage with our two year old daughter. The weather end of March was very wet, but in April it was better. Our daughter could use the facilities at the play area. Do not forget rubber boots and mud trousers. For those who expect quietness and country life, you will love it. For those who expect closeness for example to a supermarket or a swimming pool, you won‘t reach it without driving. And for all German people, the roads in England are not as good as we are used to have in Germany, there are a lot of very tight country roads. Our Cottage was very good arranged with everything we needed. Katie and Andy were very friendly and helpful. Thank you for having us and for the lovely decoration with sweets, fruits, flowers, and much more in our Cottage. We‘d love to come back.

We spent a week here and it has been extremely pleasant and very relaxing. The host has been helpful and friendly, the property accommodating and spacious. The location sublime on the farm with many animals and many activities for kids, from trampoline to zip wire and playground. For adults a tennis court full size well equipped and access to bikes for kids. Safe and beautiful green gardens with pond and beautiful setting up a hill with great views.
We had everything we needed and more and its been a very pleasant stay.
We would highly recommend as it is such a great place and close to National Trust Ightham Mote, Bodiam Castle and others NT locations. Also close to the seaside and Hastings. Nice drive on country lanes, surrounded by green fields and lovely rural villages.
The owners are super friendly and have been super good making sure we have everything we need and providing ample support with surroundings and in general very good attitude towards guests.
Also close to Fishing Farms and Leeds Castle.
The property itself is beautiful and clean, with wooden floors and fully fitted kitchen, there s a Sainsburys close by and a number of pubs and restaurants.
We will come and stay here again. We had such a great time here.
Dream like location and super pleasant atmosphere.

Lovely area of Kent
It was ok. Bit precarious getting in and out of shower, need a grab rail, bath very narrow. No hot water when we arrived, no info on how to use the system, found the box in the cupboard and just guessed and hoped it came out hot. There were no tea plates in the property and no info on how to use oven or microwave. No fire alarm either. There was a carbon monoxide alarm in kitchen, wondered why as no gas in cottage. The sofa was uncomfortable and the single chair with the punk stripes was very grubby. There were no bin liners in the small bins but there was one in the kitchen bin. Also the info that was in the property regarding waste said to put everything in the grey bin, so we did, only to find the dustbins had separate ones for bottles/tins. The property was dusty and not very clean. It seemed like there was no attention to detail which was such a shame as i expected better.Although it is very quiet it was too rural for us, couldn't find a small shop unless we drove a few miles. Country lanes are lovely but not when other cars do not give way sometimes. This cottage is ideal if you have young children as they would love it as there is lots for them to do without leaving the grounds.We left a day early because we ran out of bread and milk and a bit of food as were unable to find a local small shop without driving down the scary lanes.Unfortunately we will not be returning.

What makes this property unique

You really don’t have to leave our site but Tunbridge Wells and Sevenoaks are 15 mins drive away, with Tonbridge closer still, and each have shopping, swimming pools and an abundance of restaurants.
Larkfield swimming leisure centre has wave machines water cannons water slides, whirlpool with plug plunge and a 25m pool for swimmers as well as animal themed toddler pools is 9 miles away.
Hop Farm Family Park, with Giant Jumping Pillows, Magic Castle, Funfair rides, Animal Village, Indoor Soft Play, Outdoor adventure play area and ‘4D’ cinema is just 7 miles away.
Kent Life is a 28 acre, premier heritage farm attraction that encompasses a wonderful farmyard with a family of friendly animals ranging from donkeys, horses and ferrets to piglets, goats and lambs, many of whom are reared on site. 13 miles.
Bewl Water is a fabulous outdoor centre and lake with aqua orb hydro balls, kids fishing , model boats, mini golf, cycling, sailing, regattas, dragon boat races, food and craft festivals and much more throughout the year.17 miles
Kent has 42 beaches of its own but the closest ones to Hamptons Farmhouse are in East Sussex at Hastings, Pevensey, Camber Sands, Bexhill and Eastbourne which are about an hour or so away depending on where you end up.36 miles
For those who like shopping there is Bluewater, one of the largest shopping arenas in Europe with over 330 stores and restaurants plus three leisure villages
