Avoca Beach Shack a 3br freestanding beach home that offers some obstructed ocean views from the balcony (and some beach) from the open plan living/kitchen, balcony and upstairs bedrooms. It offers a Kitchen and 1 x Bathroom upstairs and downstairs there are two single bunks and one double/single bunk. The upstairs and downstairs are separate entries and an outdoor balony.

Walking up the steps from the road and then the stairs up to the balcony you will instantly be taken by the beautiful Avoca Beach views and the smell of the beach.

Walking into the open plan living space you will be greeted with a feeling of relaxation and being on holidays. The open plan kitchen/living area is inviting and easy to move around.

There are two bedrooms upstairs with the main bedroom offering sliding doors opening onto the spacious balcony.

The bunk room downstairs offers 1 x single bunk and 1 x single and double bunk plus a bathroom and separate entrance. A perfect space for the kids/teenage retreat. It is important to note that the Bunk room has a separate entrance and not linked to the main house and may not be suitable for young children or children that require supervision. Please note that the bunk room and the upstairs have different entrances and the stairs are outdoor stairs.

Enjoy those lazy afternoons on the balcony with a BBQ or snack and in the morning it is the ideal setting for a yummy breakfast all the while taking in a obstructed beach view.


Just a short walk to the main Avoca Village (from the street level) and a 400m stroll to the Surf Club. It is also a short stroll to the famous Avoca Picture Theatre. Across the road is the path that leads straight to the beach.

Avoca Beach Shack is a beautiful, light soaked home situated in the highly sought after lifestyle holiday destination Avoca Beach. Just the ideal getaway for families or 2 families wanting to holiday together, or a girls or friends weekend getaway. (Not teenage groups)

IMPORTANT
The garage is not in use.
There are a lot of stairs to access the home from the street two lots and then some up to the balcony.
We do not accept Schoolies, Bucks or Hens.
We do not accept Parties,
There is No Smoking anywhere if detected loss of bond will apply.
Damages, breakages and stained linen will incur a extra cost.
If BBQ not cleaned a cost of $50 extra is charged.
There is a Home Manual in the house.

Where to hire beach equipment
Mobile massage and/or facial
In House dining for special occasions

With advance notice. These are offered by external companies and may require payment direct.

All in all Avoca Beach Shack is just the perfect place to getaway and enjoy all that the Central Coast has to offer.

Please note the following:-
There are a lot of stairs to come up tot he home and a couple a bit shaky so please be careful.

We do ask that the BBQ be thoroughly cleaned including under the grills and the drip tray please. If not an additional $50 will be charged.

Please do not leave the outside lights on at night.

There are noise restrictions after 10pm and we ask that you respect that so please do not entertain on the balcony.

We have a strict No Party Policy and No Smoking. If detected there may be extra costs.

We do not expect you to professionally clean the home on check out but do ask please that the rubbish is taken out and no dirty dishes left in the dishwasher or sink.

Any stained or damaged items will maybe incur extra costs.

We ask that you please do not move furniture around.

If you are checking in or out on a Public Holiday or Sunday there may be an loading on your cleaning fee which will be deducted from your Bond.

MAINTENANCE Understand that we are at the mercy of the property management maintenance team for most general “fix-it” requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the appropriate staff member, but it is dependent on the maintenance team’s schedule. Examples: blinds, curtains, and lightbulbs fall under the “non-emergency” maintenance category and won’t be completed until they’ve addressed any emergency requests around the property first.
