Genuinely dog-friendly and ideal for guests holidaying with dogs of all sizes, including large and reactive dogs, this private three-acre coastal property offers space, privacy and boutique comfort, with a huge fully fenced yard, private pool, firepit, unique stone open fireplace, and easy access to 24/7 dog-friendly Diamond Beach. Free on-site EV charging is provided exclusively for guests, with horse-friendly facilities also available.

THE HOUSE & PROPERTY:
During your stay, you’ll have exclusive use of the entire Sea Horse Diamond Beach property, including the sunny coastal country home, tropical pool, firepit, open fireplace and spacious grounds set across three private acres.

The home is fully self-contained, very well equipped, and comfortably accommodates up to 9 guests across 4 bedrooms and 3 bathrooms. Living areas and verandahs are relaxed and spacious, with an easy indoor-outdoor flow designed for an easy, comfortable beachside stay.

Whether you’re planning a relaxed beach escape for two, a special milestone birthday, or a meet-in-the-middle gathering with friends or family, Sea Horse Diamond Beach offers the space, privacy and flexibility to make it feel easy.

The home is just as comfortable for two guests with their dogs wanting room to spread out as it is for larger groups of up to 9.

AIR CONDITIONING & HEATING:
For year-round comfort, the house catches the cool summer breezes plus guests enjoy air conditioning in the main living area, ceiling fans in most rooms, gas heating, and an open fireplace with a supply of chopped firewood provided for the cooler months.

DOG FRIENDLY:
Dog-friendly is a genuine focus here, not an afterthought.
Dogs big and small - up to 4 dogs - are welcome by prior arrangement and are welcome inside and out with their owners. The huge fully fenced and gated house yard is ideal for doggy zoomies, play, sniffing and relaxed outdoor time.

Dogs are well catered for with thoughtful extras including raised food bowls, large dog bean bags and the secure Doggy Day Pen if you’d like to head out 'alone' for a while during your stay.
The property is also particularly well suited to reactive dogs, as there are no other dogs on the property during your stay.

With 24/7 dog-friendly Diamond Beach close by, guests can enjoy the best of both worlds — secure dog friendly space at home and the simple pleasures of time on the beach with their dogs.

EV CHARGING:
For guests travelling with electric vehicles, free on-site EV charging is a standout feature.
Charging options include a Tesla Destination Charger and a universal Type 2 charger on a dedicated 15-amp circuit. Guests can arrive, plug in, recharge overnight, and head out again with ease.

PARKING & VEHICLE ACCESS:
Off-street parking is available for up to 8 vehicles, including 6 at the rear and 2 at the front. Drive-through paddock access accommodates horse floats, trailers, boats and jet skis, with easy manoeuvring and turning space.

HORSE FRIENDLY:
Horse-friendly facilities are available by prior arrangement (additional fees apply), including a lush paddock and 3 open stables behind the house, drive-through paddock parking for horse floats, and easy riding access straight from the property to the nearby dog-friendly and horse-friendly beach.

NATURAL ENVIRONMENT:
The property also includes a private rainforest creek area, offering a peaceful natural space to explore. This is a wild environment, home to native wildlife and a wide variety of birdlife. Guests often comment on the constant birdsong and the sense of being immersed in nature.
From the front veranda, humpback whales can sometimes be seen offshore during the migration season, adding another memorable coastal experience.

GUEST ACCESS:
Guests — both 2 and 4 legged — have exclusive use of the entire ocean-view property, including the spacious home, tropical pool, firepit, huge 1-acre fenced house yard and gardens, and the adjoining 2-acre paddock with rainforest creek area to explore.

Guests holidaying with their dogs have exclusive use of the huge secure fenced house yard, ideal for safe play, relaxation, and plenty of doggy zoomies, as well as the Doggy Day Pen if heading out without them.

Guests travelling with horses have access to the paddock and stables, with off-street drive-through horse float parking provided.

EASY CHECK IN & ARRIVAL:
Self check-in is available via an electronic door lock on the back door, from 3pm.
If arriving after dark, please let us know so lights can be switched on for you in the house or stables, or in winter the open fire prepared for your arrival.

Guests bringing horses will be met on arrival. Please text when passing Bulahdelah so we know when to meet you and can assist with unloading, float parking, settling horses, and showing access to the beach.

INTERACTION WITH GUESTS:
Property owners Dianne and Chris live close by and are readily contactable by text for any guest questions, practical help, or local recommendations. We’re available if needed while still giving our guests their space and privacy.

OTHER DETAILS TO NOTE:

- UP TO 4 DOGS are welcome by prior arrangement, with no additional pet cleaning fee.
- Dogs are welcome inside and out with their owners but must not be left unattended inside the home.
- The secure Doggy Day Pen is available for times when guests head out without their dogs.
- The property is particularly well suited to reactive dogs, as your dogs are the only dogs on the property.
- Dogs must be kept under control at all times and not bark excessively or disturb wildlife.

- FREE ONSITE EV CHARGING is provided exclusively for guests. Please bring your own
connector as required for your vehicle.

- FREE NBN Wi-Fi is provided.
- Guests will need to use their own streaming accounts.

- HORSE STAYS are available by prior arrangement and must be pre-approved before booking. A horse fee of $65 per horse per stay applies, and additional waivers are required.

- AIR CONDITIONING is provided in the main living area.
- Please keep doors and windows closed while it is in use and switch it off when leaving the property.
- Ceiling fans are fitted in most rooms.
- Gas heating is also available in the living rooms
- A supply of chopped firewood is provided for the open fireplace and firepit.

- POOL HOURS are until 10pm.
- Dogs are not permitted in the pool.
- Children must be supervised in the pool area at all times.
- No glass in the pool or pool area

- THIS IS A WILDLIFE AREA, and native animals including echidnas, wallabies, antechinus, possums and diamond pythons may occasionally be seen.
- Guests must ensure their dogs do not chase or disturb wildlife or birds.

- MOBILE RECEPTION is generally strong for Telstra and Optus.
- Vodafone and some smaller carriers may be less reliable.

- CHILDREN must be supervised at all times around the pool and when exploring paddock and creek areas.
- Only guests included on the booking may stay.
- No parties, schoolies, bucks or hens groups are permitted.
- Camping, caravans and motorhomes are not permitted on the property.

- Two external security cameras are in use on the property.
